Each month, I post the OKC & Edmond Real Estate statistics here, in hopes of providing my clients and other agents valuable information about the current state of our market. 2007: Cheyenne Crossing, Edmond, OK - Neighborhood Market Summary 2007 - 12/01/07 02:38 AM
The basic school of thought out there is that this time of year, things slow down in the Edmond Real Estate market. I'm still trying to figure out why people think that. November ended up being a bigger, busier month than October, which was a record month for me. The 4th quarter of this year is shaping up to be the most productive of the year, just like last year's 4th quarter did. Sixteen hours a day just isn't enough time anymore!

I post up the Oklahoma City and Edmond Real Estate Statistics every month, and every month so far I've had some very positive information to share. This month is no different. In fact, we saw a slight increase in activity in October over September. A few months ago, that wouldn't have been anything to point out, because it was the norm, but the past few months we have experienced a minor slow-down; some of it due to a slowing market and some simply due to the time of year.

I've reported month after month on the condition of the Real Estate market in Edmond, Oklahoma and the overall OKC metro area, and fortunately, I still have positive numbers to share, in spite of a slowing market. For the third month in a row I have some slightly declining numbers, yet positive factors in light of a struggling national real estate market.
The following chart shows the monthly Oklahoma City Metropolitan Real Estate statistics for September 2007 as compared to August 2007 and September 2006.

2007: Cedar Pointe Activity Report, October 2007 - 11/07/07 11:53 PM
Being a highly sought-after neighborhood, we always see good activity here in Cedar Pointe, and October was no exception. As of this morning, we have 11 active and 6 pending listings. The average list price of the active listings is $200,008, or $96.72 per square foot.
One Cedar Pointe home closed in October, at 2021 Fair Meadow Lane. It sold (88 days on the market) for $164,900, which equals anywhere from $87.71 to $92.02 per square foot, depending on which square-footage source you trust (county courthouse or appraisal).

The phone's been ringing out of control the past few weeks! I don't know if it's from all the time I've been putting into helping folks who's listings have expired with other agents, or if the man upstairs is looking out for me, but Edmond Real Estate has continued to keep me busy. I have so much activity right now that 16 hours a day just isn't enough! Many of the calls I've been getting are from homeowners in Edmond's beautiful Fenwick addition.

I spent most of this past Saturday driving around Northwest Oklahoma City and Edmond with some delightful clients of mine (who found me here on Active Rain). They're moving here from Maryland in the next couple of months, so our quest has been to find them a new place to call home. While a few markets around the country are seriously struggling and values declining dramatically, the Real Estate market in Edmond, Oklahoma and the overall OKC metro area is still strong. Yes, for the second month in a row I have some slightly declining numbers, however, we're not yet reporting anything to cause alarm.

With each neighborhood market summary I prepare, I get another small glimpse into the strength of the Oklahoma City real estate market (View the latest statistics here) and any coming trends. In spite of all the negative press the national real estate market receives, most of the midwest region is still growing and appreciating at very healthy rates. While a few markets around the country are seriously struggling and values declining, the Real Estate market in Edmond, Oklahoma and the overall OKC metro area is still strong. However, for the first time since I began publishing these monthly reports here, I do have less-optimistic numbers to show you.
The following chart shows the monthly Oklahoma City Metropolitan Real Estate statistics for July 2007 as compared to June 2007 and July 2006.

I recently received a request for information on West Edmond's new Rose Lake development, so I thought I'd compile what information I could find and share it here for anyone interested in this area.

Today we're stepping outside our normal area and exploring a great community that I haven't looked into in a while. I got a call from a homeowner in Willow Creek Estates, located on the SW section of NW 122nd & Council, who is curious why his home hasn't sold.
