Last week I was working desk duty and got a call from an agent wanting showing instructions on a house. Normally, we use a showing service and those instructions are in the MLS listing.He claimed they weren’t, so I looked it up in the MLS. Our Regional multiple list service, MRIS, one of the largest in the country, recently issued their list of the top ten compliance notices for its members. If you don't take notice when the email is sent to you, fines are sure to follow. The top 3 compliance notices are: DELINQUENT SETTLEMENT DATE: Like all MLS’s, MRIS requires the listing agent to update the status of a property after settlement. I’m sure you get the same calls as I do periodically, where a customer or client asks about a property they saw on the internet. When you do the research, you find out that the property isn’t available.I’m going to take a stab here and say that people searching for homes on the internet assume that what they see is available for sale. Not knowing what criteria different sites use to display listings on the web, I did a quick test today.Our MLS shows that there are 140 Active listings in Crofton, MD, 21114. Every once in a while I'll test to see how well my website IDX search is serving potential clients.  I currently have two different searches available on my website and some clients prefer one and some prefer the other.  To me, the user interface is important but not the most important factor for an IDX search.  I prefer to think that accurate data is more important to people searching for homes.
Here's some results from a simple search for active listings in one zip code:
