I showed a short sale today that only had one picture in the MLS. Not unusual, but since we just scheduled it today, my clients and me were going to get to see it at the same time, the good, the bad, and the ugly.
 
The first level wasn't bad...nothing to write home about, but kind of expected for a short sale. The home was vacant and winterized, so no water or lights.

Every once in awhile I need to be reminded just how glamorous showing houses can be. Yesterday I got a call to show a listing off of my IDX, to a potential new client. Looking at the listing, the price seemed very low, even for a bank foreclosure.Around here, bank foreclosures are never in the 50 cents on a dollar range, and looking at the price on this one, it certainly was. mold: I laughed when they told me I had to sign a release to show a house with mold - THEY WERE RIGHT! - 03/13/10 01:33 PM
Yesterday I wrote a post about having to sign a release before showing a house with mold. Although I thought it a bit odd, I actually did agree with the policy. I liked being able to make a decision based on informed consent.
My clients signed the release too, and still wanted to see the house, despite the mold warning. After all, how bad could it be? Little would I know how much of an understatement that would be.

Most agents, including me, really prefer it when showing a home is as easy as can be. Our lives can tend to get a bit hectic scheduling appointments, and anything that can be done to simplify that is certainly appreciated. Yesterday, I made an appointment to show a foreclosure today and was told I had to go to a website and download a disclosure and release, because the property had mold. My initial reaction was grumbling because it interfered with my scheduling appointments. They were adament though, no signed release, no combo code.
