Here's a nice use of seller's concessions.....use a seller's concession to prepay PMI....  One of our investors has a great program utilizing this theory.  Very nice tidbit for many investors...  I just thought about this one as I was going over notes from a conversation that I had last week.
I'm heading to Leominster today...Long drive, but great referral from a financial advisor that I used to work for.  I find that clients of financial advisors prefer to meet in person.  Having a 10 year history as an advisor, I prefer it as well.  Have a great day!

I worked all week in the office, sorting out a handful of loans that I was working on and thinking about the relationship between the realtor, home buyer, and loan officer...
Many times, before we are even brought in to work on the loan, the customer is in the process of putting an offer on the house.  Part of this offer is "seller concessions"...  My thought was the conversation that should take place before signing the P+S...
I see it on my end...the customer decides to put down 10%....then they start the financing process.  We get back info together, IRA statements, … (0 comments)

mortgages: Do we "Live to work" or "work to live"? - 04/12/13 12:32 AM
This should be something that we think about.  It's Friday and I'm in my office thinking about life.  Do I "live to work"?  Like most of us, I HAVE to work in order to make money, provide for my family, etc. If I were independently wealthy, I wouldn't be blogging right now.  Well, maybe not about mortgages.  So, I "WORK TO LIVE".  It's the other side of the coin.
The reality, though, is that I really like what I do. I've tailored my work life to coincide as much with my "Life" life as much as I can.  I spent ten … (3 comments)

mortgages: Would you believe the underwriter asked for this? - 04/08/13 11:51 PM
I believe everything now.  I mean, the final balance on the savings account listed $79,454.  I think that needing $16,900 to close...that they had plenty of reserves.  Sure, they did have plenty of reserves, but "could you please explain the $340.00 deposit on 2-6-13?"  Really?  You need that deposit explained before you will sign off on their loan?  
My lesson for today.. Be ready to get a "LOX=Letter of Explanation" ready for just about everything.  I help with those things; it's just more work for me and a few extra signatures for you, but this the world we live in … (3 comments)
