hawaii: Kauai real estate sales report for February 2010 - 03/04/10 12:10 PM
Kauai home sales statistics are in for the month of February 2010.  The figures are island-wide comparisons of current sales versus year ago periods.  Monthly figures fluctuate widely and year-to-date data only includes 2 months so there is not yet much history for 2010.  Nevertheless, it's impossible to overlook the pronounced increase in the number of sales with residential being up a whopping 143% over the same period last year.  Overall, prices appear to be relatively flat so far this year.
Sales of investor condos in resort areas still lag the rest of the market but that could soon change.

hawaii: Superferry Redux? - 02/23/10 09:57 AM
It was back in 2007 that I first posted an article on the Hawaii Superferry which was trying to establish inter-island ferry service amid battles with protesters which included the Sierra Club.  A lot has happened in the interim and after limited service, the Sierra Club prevailed, the courts ruled against the Superferry, and they went bankrupt.
Now the Stars and Stripes has published an Associated Press article stating that the military may purchase 12 Superferry-type vessels for high-speed transport of troops and equipment.  One of multiple ports is said to be Honolulu.  The Sierra Club is once again reported to be in … (4 comments)

hawaii: Kauai bans handheld cell phones while driving - 02/04/10 05:06 AM
Kauai has joined the island of Oahu by passing an ordinance banning use of handheld electronics while driving.  The Oahu ordinance is already in effect and Kauai's will begin on May 3.  The Kauai mayor has promised to sign the bill when it arrives at his desk.
It's not yet clear what steps the county will take to notify arriving tourists which make up a significant number of our drivers.  That may not be a big issue since bans are being enacted in many areas of the mainland and the car rental companies should notify it's drivers.
Come visit and drive safe!
Aloha!

hawaii: Kauai Properties Days On Market - 01/23/10 06:28 PM
Days on Market continued to climb in 2009 as shown in the charts below.  So far in 2010, the overall numbers are similar to 2009 but variation within property types is huge.  Once there is sufficient data for meaningful results, I'll update the charts to include 2010.

hawaii: Kauai November Sales - 12/05/09 03:25 AM
Kauai home sales statistics have been released for the month of November 2009. The figures are island-wide comparisons of current sales versus year ago periods. Monthly values fluctuate widely and I've always preferred to use year-to-date data to average out the fluctuations. Nevertheless, it's hard to overlook the huge improvement in recent sales.
It's important to keep in mind that the data reflects what is actually selling and not necessarily a change in value of a particular property. In my experience investor purchases tend to be in higher-priced resort areas whereas owner-occupant purchases tend to be more focused in value-priced areas. … (1 comments)

hawaii: Sea Water Air Conditioning - 10/11/09 04:25 PM
A new type of air conditioning system is planned for downtown Honolulu that will be a major energy saver.  A local company has plans to install underground pipes running from the ocean into downtown Honolulu so that sea water can be used for cooling instead of refrigeration systems.  The system is slated to be operational by 2011 with savings of around 75% on the electric bill.  With Hawaii's cost of electricity being 3 times the national average, this is a very big deal.
Some challenges remain such as getting past potential public opposition which is always a possibility when change is happening.  The Environmental Impact … (2 comments)

hawaii: Kauai & Maui Marketing Times - 08/30/09 09:41 AM
As part of taking a fresh look at the Hawaii real estate markets, I've updated my charts for days on market for Kauai & Maui residential sales.  Kauai residential sales continue to average just under 6 months of marketing time.  By definition, this is for homes that actually sold and while I've not looked to see time on market for those that haven't sold, I'd guess that some are way out there.  Maui residential sales time has taken a sharp increase in 2009 and is now averaging well over 6 months.  Both markets continue to deal with a large number of … (3 comments)

hawaii: Kauai Real Estate Inventory Has Peaked - 08/30/09 07:51 AM
Data is increasingly convincing that Kauai's real estate inventory has peaked.  It's rarely possible to discern trends until sufficient time has elapsed to look back and see where we have been.  For Kauai, the inventory buildup began in the Fall of 2005 and continued to build for 3 years.  Now the number of active listings has been decreasing for a full year.  This is a good sign for sellers and may be a signal for buyers to act now while inventory remains high with negotiable pricing and low interest rates.
For techies, the smooth yellow curve superimposed on the chart is an Excel 3rd-order … (0 comments)
