The home picks of the week is a property that I highlight as a special opportunity for buyers.  Picks may be based on features, location, value, or other criteria that I believe makes the property worthy of special consideration.  I do not accept fees for featuring a property.

Maui held it's Central Caravan today with about 20 agents touring 9 new listings.  I always enjoy the opportunity to compare Maui & Kauai inventory (see earlier post for sales statistics) and today was a good one for that.  The Central Maui Caravan is unique in that it is operated in true caravan style with agents carpooling from one property to the next.  Other caravans I have attended are less structured and agents are free to tour properties in any order.  Having experienced both, it's the more structured approach is clearly superior.

Kauai Sales Reports Sept 2008 Kauai Sales Statistics For September 2008 Kauai home sales statistics have been released for the month of September 2008.  A summary for residential and condominium properties is presented below.  The figures are island-wide comparisons of current values versus year ago values.  Today's high-anxiety environment will drive some to look at data for the latest month and draw conclusions which may or may not be correct.  In my experience, monthly values fluctuate widely and I've always preferred to use year-to-date data to average out the fluctuations.  In either case, it is painfully clear that the number of … (0 comments)

homes: Hawaii Slipping Into Recession??? - 09/21/08 12:08 PM
Those of us in Hawaii awoke Friday morning to the following headline from our major newspaper, the Honolulu Advertiser "Hawaii slipping into recession, report says".  Click the link to the left for the full article which references data from the University of Hawaii Economic Research Organization (UHERO).  UHERO has revised their data downward and is forecasting a decline in jobs and income. 
The article explains that much of the downturn is driven by the falloff in tourism.  While this is unfortunate for our local economy and our residents, it could be an opportunity for mainland visitors who can enjoy their visit in a … (0 comments)

Kauai Lagoons Preliminary Information Kauai Absorption Rate Is Improving When I first started preparing absorption rate charts for Kauai in early 2007, there was a mix of the good, the bad, and the ugly.  In early 2008, the chart had deteriorated to mostly ugly.  Today I did another update and what a nice surprise!  The supply of unsold homes in 2 of our 5 zones has improved markedly.  Our central Lihue zone is actually back in the "OK" to "Fine" region (see referenced Business Week article for a description) and the East Side is much improved from 26.2 months to 17.8 … (4 comments)

Kauai Real Estate Inventory Kauai Real Estate Inventory One measure of real estate market activity is inventory.  Here on Kauai a chart of real estate inventory forms the interesting shape shown below.  Clearly the frenzied buying activity ended in August 2005 and inventory began to build at a steady pace.  This buildup was very pronounced until doubling around October 2006.  Inventory buildup since then has been modestly upward.  What does this mean for today's buyers?  Well certainly there is now much more selection with less chance of competing offers from other buyers for the property of their dreams.  Increases in inventory … (2 comments)
