The Kauai real estate market continues to be hot, especially in the central area of Lihue.  Resort areas are primarily the North and South regions which have somewhat more inventory but overall it's a healthy market.  The "Troublesome" North Shore residential absorption rate of 10.1 months is new and not necessarily a trend.  Three months ago it was in the "OK" yellow band.

Absorption rate (how many months of active inventory) is a market health indicator where 6 months is typically viewed as a balanced market.  Current Kauai data shows a sluggish market in the South Shore and North Side areas while the Central area (Lihue) is quite a hot market.  The residential (and remote) West Side is also sluggish while the East Side is OK for homes while somewhat problematic for condos.  
 
My interpretation of this data is that the resort areas are troublesome while the residential areas are hot.  That's because the North and South areas are big resort areas on Kauai while … (1 comments)

The Kauai real estate market continues to be a paradox with some areas a balanced market trending to a seller's market and others firmly entrenched in the red, buyer market region.  South Shore condos are especially troublesome for sellers with a 19+ month supply.  Yet in Kauai's central Lihue area, supply is down to 5.2 months for both homes and condos.  All regions are a huge improvement over that a few years back which is shown for comparison.

For the year 2013, Kauai realized some whopping increases in median sales prices. There were some decreases as well but they were relatively small by comparison.  I'm not making a projection for 2014 but I understand a local economist is predicting continued increases (but maybe not on this scale).

Compared to the same period last year, overall Kauai sales price percentage increases for the first 11 months of 2013 are up double-digits for residential homes & land and modestly up for condos.  Results vary by zone as is illustrated in the table below.  Median sales prices reflect what has sold and not necessarily a change in valuations.  Tight inventory in some parts of the island is putting upward pressure on prices.

There is little change in the supply of Kauai homes & condos as we begin the month of December.  Lihue condos remain a problem for those wanting to buy one with only a 3.8 month supply.  The rest of Kauai is near a balanced market except for residential homes on the North and South Shores which are still in oversupply having over a year of inventory.  Earlier absorption rate charts are shown for comparison.

There is little change in the supply of Kauai homes as we begin the month of October.  Lihue condos remain a problem for those wanting to buy one with only a 2.2 month supply.  The rest of Kauai is near a balanced market except for residential homes on the North and South Shores which are still in oversupply with over a year of inventory.  For comparision, absorption rate charts are shown for Octuber 2 and for September 1, 2013.

kauai real estate market: Kauai 2nd Quarter 2013 Real Estate Sales - 07/11/13 11:38 PM
The 2nd quarter of 2013 is already behind us and overall it's been a hot period for Kauai real estate sales.  Second quarter sales statistics are shown below for the entire island as well as our 5 regions.  Residential sales have passed the half million point as measured by median sales price.  This represents a whopping 23.1% increase in prices over the same period last year.  Vacant land and condo prices have seen healthy gains as well.  Caution, this represents the median of what is selling and is not necessarily a reflection of price gains for individual properties.

As most in-the-trenches real estate agents will tell you, Kauai inventory is down and it's getting harder and harder for buyers to find their dream home.  The corellary is that it continues to be a hot market for sellers.  There is already a significant difference in Kauai absorption rates from those published at the end of March. It was a bit of a surprise to see that Kauai real estate absorption rates have increased since my end-of-year update.  In-the-trenches people I talk with complain about a lack of inventory and having moved from a Buyers Market to a Sellers Market.  However, all Kauai regions are now back above the 6-month classical definition of a Seller's Market.  This is evident when comparing the March 31 chart below with the December 30 chart below that one.

kauai real estate market: Kauai Real Estate Sales Update - 09/07/12 11:02 AM
It is surprising that Kauai median sales prices are generally down compared to this time last year given that the number os sales are way up for all regions & all categories except West Side Residential.  It's difficult to image our higher sales and decrease in inventory not resulting in higher prices sooner rather than later.

The Kauai real estate market is undergoing a major shift with many instances of multiple buyers competing for the same property.  This has become frequent on Kauai's East Side where the residential absorption rate is now well below 6 months. Kauai central region (Lihue) condos are also just about at the 6-month point in a hot market.  Charts from late May and also back in 2009 are included for comparison.

The inventory picture continues to improve on Kauai.  At one time all areas of the island had a supply of homes well into the undesirable "red" zones, now there are many that are approaching a balanced market.  The Central/Lihue market continues to be the best performing.  Big improvements are still needed in the Poipu and Kapaa area resort condos.

Kauai Absorption Rates Show A More Balanced Market Kauai absorption rates continue to move toward a more balanced market.  The Lihue area leads the way with a supply of homes and condo well below 12 months. The South Shore, once a very troubled area, has also seen a dramatic recovery and now has the least supply of all of Kauai's resort areas (Princeville, Kapaa, Poipu).

The horizontal color bands in the chart indicate market health from a seller's perspective (red is ugly).  Foir more information, see the color code definitions to the right of the chart.

Our Kauai real estate absorption rate continues to move toward a balanced market although we're not there yet except for the Lihue condo market.  There has been a huge improvement compared to a little over 2 years ago (see 2nd chart).  Of course that is from a seller's perspective; for buyers it's time to act while there is still a significant tilt toward a buyer's market.

 
Back in 2009 practically the entire chart was red (awful for sellers but wonderful for buyers)
