The inventory picture continues to improve on Kauai.  At one time all areas of the island had a supply of homes well into the undesirable "red" zones, now there are many that are approaching a balanced market.  The Central/Lihue market continues to be the best performing.  Big improvements are still needed in the Poipu and Kapaa area resort condos.

Kauai Absorption Rates Show A More Balanced Market Kauai absorption rates continue to move toward a more balanced market.  The Lihue area leads the way with a supply of homes and condo well below 12 months. The South Shore, once a very troubled area, has also seen a dramatic recovery and now has the least supply of all of Kauai's resort areas (Princeville, Kapaa, Poipu).

The horizontal color bands in the chart indicate market health from a seller's perspective (red is ugly).  Foir more information, see the color code definitions to the right of the chart.

The fine community of Puako is located on the southwestern edge of Lihue, close to all the conveniences that offers yet sufficiently removed to have the feel of a private setting bordered by the 18-hole Puakea golf course, the Ha'upu Mountains, and the blue Pacific Ocean.  Homesites were originally developed by Grove Farms as a master planned community.  Homes are clustered around side streets and cul-de-sacs connecting to Halehaka Road which enters agricultural lands as soon as it exits Puako in the Western side.  On the east side, the community borders Nuhou Road which begins at Puako and connects to Lihue's … (2 comments)

lihue: News Flash--Kauai Lagoons construction halted! - 11/21/08 03:06 AM
The lead paragraph in today's Pacific Business News (PBN) article on the Marriott Kauai Lagoons resort reads "Marriott has halted construction at its $1.4 billion Kauai Lagoons resort project..."  According to PBN, all vertical construction is on hold but infrastructure work will continue.  In the past, one might well have assumed that work stoppage was due to permitting problems.  But in today's world, the big gorilla in the room is the economy and that is reported to be the issue in this and other stoppages around the island and indeed the state.

The Garden Island newspaper published a lengthy article today on a proposed commercial center in the Lihue area that will include a new Safeway store plus numerous other businesses and offices.  Currently, Kauai is served by multiple local grocery chains plus one Safeway located in Kapaa.  This would be the 2nd Safeway and it would be located near the islands center of commerce, Lihue. 
The planning Commission held a public hearing yesterday where residents had a chance to voice concerns over impact to the neighborhood.  The parcel to be developed is about 23 acres adjacent to large commercial outlets of Kukui Grove … (5 comments)

What are the "hot" home sales areas on Kauai?
Kauai residential home sales inventory is over twice what it was just 2 years ago.  But the island has 5 very distinct regions and inventory varies greatly among them.  Where are the "hot" areas (relatively speaking)?  Well it's Kauai's busy South Shore area (Poipu, Koloa, Kalaheo, etc) and the central Lihue area.  In those two areas, the residential absorption is just over a 1 year supply.  This compares with 2 and 3 year supplies elsewhere on Kauai.  Please refer to the July 17, 2006 Business Week article on their view of healthy … (0 comments)

What is this "Absorption Rate" thing anyway and how can I make sense of the data for my clients?  Read on...
