The inventory picture continues to improve on Kauai. At one time all areas of the island had a supply of homes well into the undesirable "red" zones, now there are many that are approaching a balanced market. The Central/Lihue market continues to be the best performing. Big improvements are still needed in the Poipu and Kapaa area resort condos.

Kauai's South Shore condos include those in Kalaheo, Koloa, and Poipu. Poipu is one of Kauai's premier resort areas and home of world-famous Poipu Beach. While most Kauai properties are fee simple, Kiahuna Plantation is one of the exceptions where price does not include the land which is leased.

Kauai Absorption Rates Show A More Balanced Market Kauai absorption rates continue to move toward a more balanced market. The Lihue area leads the way with a supply of homes and condo well below 12 months. The South Shore, once a very troubled area, has also seen a dramatic recovery and now has the least supply of all of Kauai's resort areas (Princeville, Kapaa, Poipu).
The horizontal color bands in the chart indicate market health from a seller's perspective (red is ugly). Foir more information, see the color code definitions to the right of the chart.

A press release is to be issued today regarding the lucury condominium project in Poipu, Koloa Landing. Koloa Landing will be part of the high-end Wyndham Grand Collection.

Koloa Landing, the new condominium complex under construction in Poipu on Kauai's South Shore, held a Broker's Open House last week for brokers and agents to preview completed and furnished 2 bedroom & 3 bedroom units. Today is the kickoff for a week-long celebration of Koloa Plantation Days. This year's theme is "From Sugar to Statehood". This year is extra special as it's the 50th anniversary of Hawaii statehood.
Some fun events for today include the historic Hapa Trail walk, steer roping at CJM stables, and evening entertainment by Willie Kahaiali‘i at the Sheraton Kauai. The best is coming a week from today with the annual Koloa Days Parade and a full rodeo at CJM stables. On Kauai, much of our entertainment is free and these events are no exception.

It was announced today that the Kukui'ula developers will invest $165M to complete the facilities and recreational amenities that had previously been on hold. Co-developers A&B Properties and DMB Associates are reported to have renegotiated their agreement leading to this infusion of capital. This thousand acre planned residential community is located on Kauai's South Shore just West of the Poipu resort area. This development combined with the Kukui'ula Village retail center will be a huge upgrade for the area. The retail center itself is slated to open for business this Summer.

Poipu Beach Hotel is coming back online as the new Koa Kea Hotel & Resort
Hurricane Iniki wiped out Kauai's South Shore hotels (and most of the rest) in 1992. Most have been rebuilt but two have remained closed. The two are the Poipu Beach Hotel and the Coco Palms remembered by many from Elvis' Blue Hawaii film. The Coco Palms is still an eyesore after developers gave up on renovations after running into issues with permitting. But finally the Poipu Beach Hotel is reopening tomorrow. Overall Kauai real estate inventory continues to trend downward which could be a sign of good things to come in 2009. While it's still a bit early to declare this a trend, it is nevertheless encouraging after enduring a relentless climb that began 2 1/2 years ago.
Unfortunately our resort area of Poipu is not yet improving as mainland buyers continue to stay away. Poipu has a large inventory of vacation condos which will only begin to sell once our mainland buyers return. According to the Kauai Garden Island newspaper, the Western Bypass Road in the Koloa/Poipu area has opened! This 1.5 mile road will offer an alternative to taking busy Poipu Road through Koloa. The Kukui'ula developers built the road, named Ala Kalanikaumaka (whew!), as a requirement for it's huge home/homesite and shopping village project in Poipu. It is reported that ownership has been turned over to the county who will patrol it's 25 mph speed limit.

The decline in median sales prices for Kauai's South Shore condominiums has flattened based on several high-end sales in recent months. What previously looked like a 25% decline from the peak reached in 2006 is now more like a 7.5% decline. What a difference a few months of sales data can make! This data reflects what has sold and is not necessarily indicative of change in value of an individual unit. The chart contains data through the end of the 3rd quarter of 2008.

Since my office is in the Koloa/Poipu area, I track condo sales there very closely. The 2 charts below show a 12-month history and a 24-month history. Each chart shows median sales price and the number of units sold. Data is for fee-simple, full-ownership properties on Kauai's South Shore. The bold lines are trend lines and the dashed lines represent the underlying data.
Data shows the number of sales has continued to decline while median sales prices are relatively flat. Data represents what is selling and not necessarily the value of an individual property.

Kauai residential home sales inventory is over twice what it was just 2 years ago. But the island has 5 very distinct regions and inventory varies greatly among them. Where are the "hot" areas (relatively speaking)? Well it's Kauai's busy South Shore area (Poipu, Koloa, Kalaheo, etc) and the central Lihue area. In those two areas, the residential absorption is just over a 1 year supply. This compares with 2 and 3 year supplies elsewhere on Kauai.
