Kauai home sales statistics have been released for the month of November 2009. The figures are island-wide comparisons of current sales versus year ago periods. Monthly values fluctuate widely and I've always preferred to use year-to-date data to average out the fluctuations. Nevertheless, it's hard to overlook the huge improvement in recent sales.
It's important to keep in mind that the data reflects what is actually selling and not necessarily a change in value of a particular property. In my experience investor purchases tend to be in higher-priced resort areas whereas owner-occupant purchases tend to be more focused in value-priced areas. … (1 comments)

April sales statistics are now available for both Maui and Kauai. Both markets have seen sharp declines in both median sales price and number of sales for the current year compared to the same period in 2008. As always, I caution that median sales price is heavily influenced by what price category is selling and does not necessarily represent changes in values of an individual property.

real estate: Kauai Residential Sales Now Focused Below $500K - 03/01/09 05:25 AM
There is a major shift underway in the Kauai residential market and that is toward the sale of lower-priced homes in the $250K to $500K bracket (yes, in Hawaii that is on the lower end of our pricing scale).  As the charts below show, this trend was slight until 2008 when it jumped to over 1/3 of all sales.  And in the first 2 months of this year that segment has nearly doubled to 2/3 of all sales.

Year-end sales statistics from the Kauai & Maui multiple list systems have been released completing the picture for all of 2008.  2008 was a year for buyrs who got some really good deals compared to years past.  Sellers are clearly hoping for an improved 2009.  I'll continue to monitor and report as 2009 statistics are released by the separate Kauai & Maui multiple list systems.

Overall Kauai real estate inventory continues to trend downward which could be a sign of good things to come in 2009.  While it's still a bit early to declare this a trend, it is nevertheless encouraging after enduring a relentless climb that began 2 1/2 years ago.
Unfortunately our resort area of Poipu is not yet improving as mainland buyers continue to stay away.  Poipu has a large inventory of vacation condos which will only begin to sell once our mainland buyers return.  Long term, Poipu's future would seem to be bright as it's within a Vacation Destination Area and thus … (0 comments)

The updated Kauai real estate inventory chart is presented below.  The 3+ year climb may have resumed as shown in the chart.  The dip in early November was hopeful but as I always say "one month does not a trend make".  Nevertheless, we may be starting to flatten out and another few months will give a better picture on that.  Unfortunately, the Koloa/Poipu area on Kauai's south shore continues to climb without a break.  This is likely because of the high concentration of condos in Poipu which normally attract mainland buyers.  Those buyers have been conspicuously absent, both as measure in … (11 comments)

Is Kauai inventory headed back down after climbing for 3 years and peaking in August?  I never take 1 month of data as a trend and am hesitant to call 2 months a trend as well.  But for now anyway, it does appear from our MLS data that inventory is on a downward track.  My own closings have increased substantially in this period which gives me encouragement.  The chart data for all of Kauai follows.

real estate: Kauai Warm & Cold Sales Zones - 11/01/08 04:38 PM
With no blackberry pie in sight (see earlier post HERE), I had to settle for a pie chart for Kauai sales.  This shows which areas of the island are hot (well, warm anyway) and which aren't (the West Side).  Data reflects the number of sales in 2008 through October 31 and includes land, condos, and residential, both fee simple and leasehold.  Timeshare and fractionals/shared ownership are excluded.

Clearly there is not much going on over on the West Side (where I live).  That area includes Hanapepe, Waimea, and Kekaha.  The rest of the island is doing much better.  Although the central … (8 comments)

real estate: Kauai Yearly Sales Comparison (2000-2008) - 10/20/08 08:21 AM
Having generated the data for "seasonal" variations in Kauai sales, I thought I'd take a look at what yearly sales look like for the period 2000 to 2008.  We all know that sales are down nationwide and Kauai is no exception.  The chart below seems a good way to show what is going on based on our historical closing data.  Percentages are relative to the total closings since the new millennium arrived on January 1, 2000.

On the mainland, real estate sales typically perk up in the Spring after being relatively dormant during the Winter months.  National data shows that the busy months for closings is the period of May through August with a peak in the months of June and July.

Century 21 All Islands continues to dominate the Kauai real estate market as shown in the updated chart below.  The brokerage has 3 offices on Kauai plus multiple offices on Oahu, Maui, and the Big Island.  Recent rumors that the company had closed some of it's offices on Kauai are incorrect.  This may have been triggered by the recent move of the Kapaa office from it's old location in the Safeway shopping center to the Kapaa Professional Building.

real estate: Kauai & Maui Real Estate Sales Comparison - 10/12/08 06:53 AM
September sales statistics have now been released for Maui so it's possible to compare the 2 markets of Maui & Kauai (see the table below).  My view of the data is that the two counties are quite similar.  Prices are holding up fairly well (and in some cases are up) although the number of sales have taken a huge hit.  It's interesting that median prices for single family homes is about 6% higher on Kauai than on Maui; Kauai.  I'll work on a chart for a future post of this type of data.

real estate: Tourism Down Sharply in Hawaii - 09/27/08 05:35 PM
Our Kauai newspaper reported today that tourism is down sharply.  August visitor arrivals in August dropped 25% compared to August 2007.  Similar figures were seen on the other islands with August declines of 18% for Oahu, 23% for the Big Island, and 21% for Maui.  The bright spot was Canadian tourist arrivals which was up 8.5 partially offsetting U.S. West Coast declines which is the largest on record.
The article said the decline was due to departure of 2 of 3 NCL cruise ships, rising fuel prices, the economic crisis and declining consumer confidence.  The full article from The Garden Island newspaper … (0 comments)

real estate: Anyone have experience (pro or con) with ProApod financial analysis software? - 09/24/08 06:50 PM
I recently attended a great class on investment real estate financial analysis.  We were provided with some basic spreadsheets to assist in the analysis.  It was suggested that we might want to consider purchasing "ProApod" software which is supposed to be more capable. 
Does anyone have any experience with this software and if so, what did you think of it?  Also, I see on their website that they have several versions with prices ranging from $150 to $280.  Any insight into their versions would be appreciated also.

real estate: How do others do their new listing caravans? - 09/24/08 06:18 PM
I've regularly attended new listing caravans on Kauai for 4 years without seeing much change in procedures.  When I started traveling to Maui I saw that their caravans are handled a bit differently and I liked the change.  Kauai publishes a list of properties and a time frame for agents to stop by.  Somtimes we carpool with friends but often we drive alone.  On Maui, the caravan starts with a meeting for exchange of information where everyone gets a chance to speak (briefly) and then we leave to see the properties.  Carpooling is a snap since we all start at the location … (6 comments)
