It's Friday, and this week you have received a huge gift.  The Federal Government gave you a winning lottery ticket.  You were given $128,000 with one condition.  You have to give it away.  You have to give it away in $8,000 segments to first time Buyers. You have until the end of the year. 
It gets better.   That amount, $128,000 is $8,000 times 16 people.   When you have sold 16 first time Buyer's homes and used that first lottery win... the Federal Government will a lot you another win for as many more as you can accomplish.

I was on a coaching call today with a very successful Agent and we were talking about the importance of pricing correctly in this soft market. He shared with me a sentence that says it all. It is in the pricing conversation with the seller at the listing presentation.  When you he is asked about price, particularly when the seller has a higher price in mind, he says the following.
"It would be so much easier for me to tell you that your house is worth more, but it's not."

I consistently give you the impression that focusing on calling your business base is the key to your success.  It's true that doing that is going to increase your success, possibly by a large margin. 
But a coaching sessions yesterday set me straight on an even higher priority.  That is tracking your numbers in a way that gives you greater control over your business and your life; tracking your business in a way that tells you what other strengths and weaknesses are in your business.

If you do not have a direct mail campaign, January is the perfect time to start. SOI mailings are always more profitable so start with that. Conducting first time home Buyer's seminars can create a handful or more of prequalified Buyers.  
The best time to conduct first time home Buyer's seminars is from early January until the spring market occurs (mid March).  However, I am wondering if an early late fall event might work because of all the positive factors lining up to make this one of the best ever times for first time home Buyers.

I was recently on a Mastermind call that completely overwhelmed and excited me. Mastermind is an exclusive group of Real Estate speakers on various topics. We meet once a month to share ideas and exchange information. This month we spoke with Fran from Trulia about the importance of having an online presence and how to go about it. I took about 10 pages of notes in the 45 minute call, I then handed them off to my assistant to sort through the information. She recently added me to Digg, Trulia, Facebook, LinkedIn and Twitter. In a recent blog I talked about ways of creating business in this soft market.
The first and the simplest is to make contact with 5 to 15 past clients or people in your Spheres of influence per day.
In most cases do not ask for business.  That's right, DO NOT ASK FOR BUSINESS.  In most cases this makes the people you are calling uncomfortable.  More importantly it makes you uncomfortable which means you are less likely to make these calls.

On a recent coaching call we were strategizing over ways to get business in this market. Quite a few good ideas were tossed around. I am going to share the top four then discuss them in upcoming blogs.
1. Contact 5 to 15 Past Clients or people in your spheres of influence per day and doing this in a way that is completely comfortable for you and for them.
2. Conduct a Seminar or Speaking Event where you can help people make sense of how all this mortgage stuff affects or doesn't affect your market and their property or moving decisions.
