***FOR SALE!!!***FOR SALE!!!***FOR SALE!!!***
This is a new listing I want to share with you.  This is the OLD TIVY HOTEL.  It was built in 1935 and is located in the downtown area of Kerrville.  It has a rich history and was once used in a movie.  Today it is divided into 6 apartments.  Four of them are 1 bedroom, 1 bath units and two are 2 bedroom, 1 bath units.  All are tenant occupied and vacancies are not a problem.  People love the fact they can walk to stores, schools, and churches.  It is only a block from the wonderful Cailloux … (18 comments)

kerrville real estate: A new designation for me! - 11/16/10 02:12 PM
I received my ABR (Accredited Buyer Representative) designation today.  I know I should have had it a long time ago since I've been in the business for such a long time.  Years ago, it was not easy to get the training we can get today especially when you lived outside of large cities.  It also was never considered that important years ago in my circle to obtain designations and certifications.
Today it is different.  The public is much more knowledgeable about real estate and every other subject.  With technology and the pace we live our lives, continued education is not … (29 comments)

kerrville real estate: Is This Too Much To Ask? - 11/14/10 04:10 AM
Is it too much to ask the listing agent to bring the keys with them to closing or to drop them off at the title company if they are not going to be there?  I just closed a home in San Antonio, which is not my normal area of doing business.  When I asked for the keys, the closer told me the listing agent had not brought them by and that was the normal way of doing business in San Antonio.
Being used to better service in Kerrville, I was shocked to hear this.  Most of the REALTORS® in Kerrville try to cooperate … (22 comments)

kerrville real estate: Pumpkin Cookies from a Cookie Lover - 11/06/10 02:34 PM
I just made up a new recipe that I want to share with my friends.  Not all of you will want to bake a pumpkin and mash it to get the goodness out of it but that is what I did.  If that is too hard, use canned pumpkin.

Start with 1/2 cup shortening.
Add 1/2 cup brown sugar and
1 cup sugar  Cream together.
Add 1 egg and mix.
Add 1 teaspoon vanilla
1  1/2 teaspoons cinnamon, 1/2 teaspoon ginger, 1/4 teaspoon cloves and 1 teaspoon salt, mix.
Now add 1/2 cup mashed cooked pumpkin and mix well.
Next comes … (16 comments)

kerrville real estate: Interruptions all day long, "How can I get anything done?" - 11/06/10 05:07 AM
"What is the most important ability I need to possess to be successful in real estate?"  I get asked this question regulary because I accept and train "newbie" agents.  I love training new agents because of their excitement to be in the business.  It's like working with first time homebuyers, the excitement they have at buying their first home.  It's a great feeling helping people achieve their dream.
With "Newbie" agents it is the same way.  Helping agents become the successful people they want to be is the greatest reward.  So, what is the most important ability one must have to … (11 comments)

kerrville real estate: Word of Mouth Advertising - 11/01/10 04:11 PM
Word of Mouth Advertising, how good is it really?
Word of Mouth Advertising, how much can that do?
Word of Mouth Advertising, how far can that go?
How good is it?  Word of mouth advertising is one of your clients telling their friends about the fabulous service you gave them.  It is them giving their word to their friends that they also will be pleased with you.  It is their recommendation. It is their backing.  It is their experience.
So, how good is that?     It's the best advertising you can have!
How much can that do?   Word of mouth advertising can … (17 comments)

kerrville real estate: What's For Dinner? - 10/31/10 07:50 AM
Lynn Crosby wants to know what's for dinner?
Well, Lynn, I looked in the refrigerator and just used what I had handy.  An easy, inexpensive meal is what this day is about.  So we will start with some boneless pork ribs.  Add a little salt, pepper, garlic powder of course, and my favorite sauce.  Woody's Cooking Sauce is a phenomenal flavor.  If you have never tried it, go get some.  On pork, it is awesome!

Cook these on the grill until done.  Pork needs to be cooked through thoroughly.  Test often so you do not overcook though or they … (4 comments)

kerrville real estate: I made it, now why do I feel so blue? - 10/26/10 01:17 AM
We have so much to Be Thankful for.  A completed task, a realized goal and now...
When our plans work out just like they were planned, sometimes we get a little blue.  It is like being on the mountaintop and then dropping back down in the valley.  Life is nothing but ups and downs, hills and valleys.  We need to get used to it.  Yes, we are very thankful for the mountaintop experiences but the higher the hill, the deeper the valley can be.
So after you have successfully completed a goal or task, understand that the valley comes now.  Keep … (43 comments)

kerrville real estate: What Did I Miss in this Book? - 10/23/10 01:14 PM
I spent an hour and a half today reading a very good book.  I got thru about 5 pages.  It is a real estate training book and has some very good ideas and tips in it.  I started to read a sentence or two and would stop and evaluate each word and each thought and try to understand the whole meaning of what was being said.
I would begin to read again and I could not go past two to three sentences without examining the complete idea and processes that were being discussed.  I tried to relate how this would pertain … (10 comments)

kerrville real estate: Foreclosed Properties on Hold for Now - 10/10/10 07:50 AM
Have you heard the Texas Attorney General sent a demand letter to various mortgage companies demanding them to stop pending foreclosures, delay closing on foreclosures currently under contract, etc.?  Until their procedures can be righted or investigated for possible violations like not reading the information that could have saved the property from foreclosure, this order will stand.
According to information we received, there were 30 companies that received these letters. Hopefully, you are not the victim of this tragedy but hopefully, you are not in the process of trying to buy a foreclosure either.  If so, your transaction may be on hold … (8 comments)

kerrville real estate: The Perfect Grilled Cheese Sandwich - 10/03/10 02:08 PM
If you have a hunger that just won't get satisfied, why not make this great sandwich?  It is quick and easy and sure to please even the pickiest of eaters.
Sure you've probably got the ingredients in your refrigerator already.  Even your children can make this one.
My secret to success is to use the best butter around and cover every little inch of your whole wheat bread.  This will make the toasty part even and that great taste of butter will be throughout the sandwich.  I butter both pieces of the bread and put one on the grill before … (14 comments)

kerrville real estate: What is so great about Kerrville and Kerr County? - 10/02/10 09:29 AM
Kerr County is a great place to live and work.  This is even more indicated by today's jobless report.  We have 1,490 jobless workers.  That is not a good thing for them but the percentages for Kerr County versus the rest of Texas or the nation is quite impressive.
The county rate in August was 6.2 percent
compared with 8.4 percent for Texas
and 9.5 percent for the nation.
Kerrville is a small town with conservative values and Kerr County is a beautiful place located in the Hill Country of Texas.  It is only an hour's drive from … (22 comments)

kerrville real estate: Who Do You Believe? - 09/29/10 02:42 PM
You are no good at sales.  You will never make it selling real estate.   You don't know anything about homes or construction, how could you sell real estate?  You don't like to read, you can't understand contracts or do the huge amount of paperwork needed to sell property.  This profession is just not for you!
Ever hear these words?            Look at the ones I put in bold.  That is what you really heard.  Is it not?
It is time to ask yourself, "Who do you believe?"  Anyone that says things like this to you does not have your best interest at heart.  Should … (28 comments)

kerrville real estate: Real Estate is a good career choice for serious agents. - 09/25/10 10:59 AM
So what is a serious agent?  No, not one that never laughs or smiles or has fun.  Of course, not.
A serious agent is one that is ambitious and motivated and can focus on the job and not be constantly distracted by outside influences.
As a broker, I am always looking for these kind of individuals.  A person that knows they want to succeed and is willing to do whatever it takes legally and ethically to get there.  I love to train these kind of people.  The motivation has to be there.  Everything else can be learned but we must have … (9 comments)

kerrville real estate: Did You Take Your Vitamins Today? - 09/24/10 03:49 PM
I may sound like your Mother today or maybe just a broker that likes to see her agents thrive.
Yes, I want my agents to be the best in the business.  I want my agents to be able to keep a fast pace all day long, to multi-task, to answer a cell phone while walking to the file cabinet getting a file for a different client.  Write notes while talking face to face, think ahead of clients, ahead of other agents, ahead of the clock, and be ahead of the game.
I want contracts and addendums written correctly.  I want … (6 comments)

kerrville real estate: How Safe Are You? - 09/15/10 03:20 PM
September is Realtor Safety month.  We have talked about this topic several times in meetings this month.  There are lots of free handouts on Realtor.org for you to use in sales meetings and training meetings.  Safety is something we should never take for granted.
Make time in your office to develop a program of safety ideas for agents while in the office and when showing property.  Even going to take a listing, requires being careful.  Know who owns the home before you go to meet them.  Pull up the Tax Information, pull MLS data, neighborhood information, go prepared.  You might be … (47 comments)

kerrville real estate: The wonderful benefits of eating Pineapple - 09/12/10 05:35 AM
Pineapple is one of my favorite fruits.  I wanted to share a few of the benefits of eating pineapple with you.  Pineapple is the only edible fruit from the bromeliad family.  Each little segment on the outside of the pineapple is a flower.  The more flowers the sweeter the pineapple.
Pineapples are versatile and can be eaten fresh as a snack or side dish or can be added to many different recipes.  Add some pineapple chunks to your favorite salads.  Just like grapes, pineapple gives everything a fresh, sweet taste.  Or try putting pineapple in casseroles.  Be creative, anything with an … (14 comments)

kerrville real estate: Now is the Time to Make Your Future Brighter - 09/09/10 03:22 PM
Everyone knows that with every downturn in the economy, some people seem to get richer.
Why is it?  What do they know that you don't know?
I've been saying for a long time now, that this is the time to buy.  Interest rates are lower and prices are softer than they have been in years.  It 's not going to get any better than this!  Buy now for your future.
I was so pleased to meet a nice family today that came into look at property.  They were young and had young children.  They own their home already.  They also … (8 comments)
