I have buyers waiting for the perfect property to come on the market.  Many people have heard stories about the economy being slow in some areas but I do have buyers waiting for properties to come on the market.  This is so exciting!

I usually insist on my agents dressing properly, having their hair kempt, and looking like they are ready for business.
However, there are times when one cannot be prepared as much as at other times.  Such was the case with me today.  I had on very casual clothes, had just taken a dip in the pool and ran to town to get something.  As usual, my weekends are really workends.  The phone rings and one of my agents is in a jam and needs my help.  So, off I go to the office.

Be safe!  Watch out for traffic when traveling on busy highways and watch those fingers when lighting fireworks.

What a great rain we are getting in the beautiful Texas Hill Country.  Hurricane Alex is bringing bands of rain every so often with several hours in between for the rain to absorb into the ground or runoff without flooding.  This is the kind of rain we  love to get.

The Sid Peterson Memorial Hospital in downtown Kerrville is coming down.  The new hospital opened more than a year ago and is conveniently located behind the Post Office on Hill Country Drive.  The old hospital is at the intersection of Sidney Baker (Hwy 16) and Hwy 27.  This is the Major intersection in Kerrville.  Easy to find but also in an area of high traffic.

The beautiful Texas Hill Country is an area of great beauty in the south central part of Texas.  It is surrounded by hills made from volcanos millions of years ago.  There are unusaul formations in different areas of the region and each one needs exploring.

I get up in the morning, have my coffee, pet my cat, talk with my husband, check my email.
Get ready for work, send early morning instructions to the staff at the office before they get there, check messages.  Finish getting ready for work, eat breakfast.  Then I gather all the materials I gathered the night before to take to work.  Run through the ideas I came up with late last night that will improve the office and off I go.

May has proven to be a good month real estate wise for our company.  Many offices in our area of the Texas Hill Country have also had good sales this month.  It is an indication of the economy doing better and also the tax credits that were offered finally working to stimulate the real estate industry.
For our company, it is a record setting month.  I would like to see this happen every month and we will keep working hard to make that happen.  A positive attitude and hard work can accomplish many things.  I tell my agents this every day.

Last December, a few days before Christmas, I started remodeling an older home.  It was in very poor condition and needed an entire facelift.  Some people even told me I just needed to tear it down, haul it off and build something else on the lot.

Passion, a word describing deep felt emotions.  The emotions can be good or bad, full of love or hate, happiness or anger.  Passion comes in many forms.  When it comes though, a story will be birthed, especially if you are a blogger.  One can't wait to describe the feelings to their readership.

Inspections are meant to point out problems with a home being purchased.  Today, I attended an inspection with my buyer like I always do.  There were several things that needed addressing like they always do.  A good inspector will find quite a few issues with any home or the inspector is not doing his job well.  Even a newer home will have some things that need to be corrected.  No home is perfect.

This dessert is both Easy and Delicious.  It also is not terribly bad for you like most desserts.  It is low in calories and fat.  Try it today or any day and thrill your family.  Always a hit!
Start with angel food cake.  Slice into 3 equal parts lengthwise.
Top the first layer with 1/2 can Cherry Pie filling.
Add second layer and top with pineapple filling. (Directions for filling below)
Add third layer and top with remaining cherry pie filling.
Chill in refrigerator.  Slice and add dollop of whipped cream for finish.
Delicious!  Beautiful too!  Presentation is important!

Want to be a good neighbor?  Keep your dogs inside or teach them not to bark constantly or get rid of them.  Your neighbors should not have to endure constant barking!
It is  2:00 AM and here I sit writing a blog post since I was awakened from a very nice sleep because of my neighbors dog.  It is beagle of some sort and howls rather than a normal bark.  In the cold winter night, those howls go right through you like the chilly wind.

If you are new to real estate and have a burning desire to learn how to be effective and start making money quickly, find a mentor that will teach you one on one.  Follow that person around like a puppy dog and listen to all that they say and do.  Be their shadow.  If a picture is worth a thousand words, how much more effective is teaching when it is on the job instead of in the classroom.
