texas hill country real estate: 953 Main, Kerrville, TX is the place for real estate - 03/16/11 03:16 PM
We are enjoying our new offices very much.  Everyone has plenty of room to stretch out now and a place to put everything.  It is so different from the place we were.  The office is beautiful with wood walls and new carpeting and wood in the entrance and hall.  We worked so hard to get moved earlier than expected and it is a good thing.  We have been so busy with customers and clients.

It's Spring Break and our little town is buzzing with visitors from out of town.  Many of them want to buy homes or … (10 comments)

texas hill country real estate: We Have Moved to 953 Main, Kerrville, TX - 03/10/11 01:22 PM
Yes, we have moved to 953 Main, Kerrville, TX.   It is only a little ways down the street from where we were.  It's the same street, just a different section.  That's right, Hwy 27 that runs through Kerrville east and west, is called Junction Hwy where we were and Main Street where we are now.
Our move was planned to be complete by the end of the month but we finished moving everything today, a lot sooner.  We are all exhausted but it is done.  The computers, the phones are all hooked up.  The files are still a little disorganized but all the desks are in … (17 comments)

texas hill country real estate: Look Before You Leap or Sign that Receipt! - 02/28/11 03:18 PM
I just read Sussie Sutton's blog  "Look Before You Pay" and it reminded me of something that happened today.
Paying attention and studying a situation can save you lots of money.
In Sussie's blog, her friend could have saved himself lots of money if he had researched the property he intended to buy Before he bought it.
Today, I did save myself lots of money because I studied a bid (quote) for carpet I was about to purchase.  The lady at the floor covering store was selling me 700 square feet more than I needed and she knew it too.  Fortunately, I … (11 comments)

texas hill country real estate: This Blog will put me over the Top - 02/27/11 04:34 AM
Say  Congratulations  Ricki!     Congratulations!   This blog will take me to over 200,000 points!
I rarely look at points even though I appreciate them.  I believe blogging is about communicating ideas, sharing information and building relationships.  Points are just a way to see if you are being consistent.
Every milestone needs to be celebrated though.  So I am celebrating this one!
HOORAY FOR ME!   Yippee!   Never thought I'd make it!   WOW!  What a journey!  What great friends I have made along the way!  Looking forward to the next 200,000 points.
Many of you hit this point a long time ago and to … (19 comments)

texas hill country real estate: A Lonely Heart's Letter - 02/26/11 02:48 PM
Guess I'm feeling silly tonight.  I told my husband I couldn't get anyone to email me, so I needed to write a blog post.
So, here it is.  A Lonely Heart's Letter.
There she sat quietly upon the chair looking out the window.  Her gaze was straight ahead, her eyes rarely even blinked.  Her breathing was shallow.  She did not move.
As I tiptoed into the room, I could smell the freshness of her bath.  Her short black hair neatly groomed.  A princess by the window; elegant she was.  Always with such grace she walked and communicated with ease and confidence.
I had … (15 comments)

texas hill country real estate: The Power OF Teamwork - 02/24/11 04:01 PM
The Power of Teamwork can never be emphasized enough in your organization.  The strength of the whole is greater than the sum of its parts.  Individually we can accomplish a lot but when two or more are united, their strength is increased.
The power of unity, the power of teamwork is underestimated today.  Everyone is reaching out to be the best.  Consumed with individuality.
Many businesses fail because there is no common goal.  A common purpose that brings unity to the indiviual agents will bring success.  When several work together to accomplish a like goal, power is unleashed.
If I never … (10 comments)

texas hill country real estate: Ricki, the "enterprising" Crocodile - 02/21/11 01:56 PM
Yes, I am a crocodile according to Stefan Swanepoel's quiz taken from his new book "Surviving Your Serengeti".  I've been called "Tricki Ricki", so I suppose a crocodile is not that far off.  Now, let's explain this!
In business and in life, there are certain traits that help us to survive and to thrive.  Stefan Swanepoel, a leading real estate expert consultant has written this book, Surviving Your Serengeti.  It is the story of a man seeking and finding answers in a place he never dreamed he would find them, the Serengeti plains of Africa.  Using the traits of the animals of the Serengeti, Stefan Swanepoel, makes an … (19 comments)

texas hill country real estate: There's a slow moving flu going round - 02/18/11 01:42 PM
Going round    and going round     and going round     and back around again.
Our office has had someone sick every week this whole fall and winter.
I don't know what it would be like to go a whole week and have everyone well and working.  We have had to substitute agents for showings, for listings, for floor duty, for lunches, etc.   It is almost comical these days.  I want to ask "who is out today?"  when I walk through the door.
First, it started with a younger agent with children, then went from office to office and even my staff have had … (20 comments)

texas hill country real estate: Seven Days Without... - 02/16/11 01:24 PM
Have you heard that old saying "Seven days without _________ makes one weak?"
I can't remember what went in the blank space but I want to say "Seven Days Without Active Rain Makes One Weak!"
You have to keep filling your mind with good thoughts, more information, good ideas, conversing with friends and even reading a joke or two to be the well rounded person and REALTOR® you want to be.  Active Rain is all those things and more.  So, for all you newbies, remember to come back often, everyday if you can.  It is not time wasted but time well spent.
So … (17 comments)

texas hill country real estate: How Much Is Too Much? - 02/12/11 11:09 AM
How Much Is Too Much?  I'm talking about real estate information for our potential buyers.  Isn't our advertising enough?  Isn't IDX searches enough?  Aren't our websites doing enough?  Don't you have telephones at the office, in your pocket, in your car, isn't email everywhere?  And texting?
HOW MUCH IS ENOUGH?
I'm not happy about our MLS being able to launch our listings onto our Facebook pages too.  Yes, I have a business page on Facebook.  Will I really need it anymore? After they install the Facebook button on MLS, it will be so easy for every agent to send their listings … (14 comments)

texas hill country real estate: A "Full Circle" Home in Kerrville, Texas - 02/06/11 04:06 PM
I have a cute New Listing that is a 2 bedroom, 1 bath bungalow that has recently been remodeled.
It is a "Full Circle" home.
The original hardwood floors look great and the kitchen and bath have tile.  The tile in the shower was just redone and the bathroom fixtures were all updated.
The utility room is large and has extra storage.  It was added on from the original structure.  The kitchen has modern appliances and the home sits on a large fenced lot.  The garage has a nice workshop and extra room for storage.  A carport is in place for more … (17 comments)

texas hill country real estate: Tired of Ice & Snow, Remember a few months ago in Kerrville, TX - 02/04/11 01:20 PM
I'm tired of seeing ice and snow on TV and in person.  I'm tired of feeling cold winds on my face and blistering my hands.  I don't like the sound of the howling wind.  I don't like holding the door firmly so it doesn't fly out of my hand when I'm coming or going.
I feel sorry for my friends further north that have to shovel snow just to get out of their driveways or take a chance driving on slick streets.
So for all of us who are weary of these scenes, take a moment to relax and imagine the … (19 comments)

texas hill country real estate: One step closer to eminent domain reform! - 02/02/11 04:24 PM
Every Texas Real Estate Agent and Broker should be signing this petition to strengthen Private Property Rights.  This is what we do.  We are leaders in our communities that watch out for the consumers and protect the individual rights of home ownership.  We need to back every bill that will stop the government from taking our lands by eminent domain.  Texas has been tough on this in the past but recent years have seen a weakening of Private property rights in our state.
Please make sure this bill passes by letting your politicians know how you feel.  This is a quick … (7 comments)

texas hill country real estate: You Have More Worth Than You May Know - 01/30/11 01:27 PM
Occassionally I will write a blog that is inspirational in nature rather than about the real estate business.  I know people like to get to know their real estate agents in a personal way, to know what is important to the person that is helping them with their important decisions in buying and selling properties.   So I want to share with you some observations I made today.
I had the privelege of singing with my brother at a church service in a nursing home.  There were only 18 people there.  A very small group with great enthusiasm.  Most of the attendees … (15 comments)

texas hill country real estate: Another Day, Another Dollar - 01/21/11 12:34 PM
Another Day, Another Dollar, that's what my Mom used to say about a day's work being over.  Way back then, I'm sure the purchasing power of a dollar was a lot more than it is today.  I still like that saying.  It feels good to say it when I finally get home from a hard day's work.
To look back at the day and realize the accomplishments I've gained or to count the number of times I prevented disasters from occuring or the number of questions I answered makes me know how hard I worked.  Friday mornings I do training for my agents.  … (12 comments)

texas hill country real estate: When Your Joy Is Gone - 01/16/11 05:45 AM
What do you do "when your joy is gone?"
Ever thought about it?  Joy is what keeps us humming.  Joy is what keeps us getting up in the morning, going after our goals, motivating us to try harder.  Joy is a word we usually associate with Christmas carols but "Joy" is so much more.
Joy comes from deep inside us.  I say "Joy" comes from God living in us.  It is something deep that actually transforms our countenance, our outlook on life, our productivity and even our thoughts.  Joy is the hope that gives us the extra umpff to make it … (9 comments)

texas hill country real estate: Out with the Old and In with the New - 01/13/11 02:46 PM
This is an old saying you have probably heard many times.  "Out with the Old and In with the New"
That describes our office this year.  Out with the old ways of doing things and in with the new.  We are open to learning new things and new ways to do business.  I believe that change is something we all should embrace.  Doctors say it will help you to live longer if you embrace change.  So for our office, we are looking at things that did not work or did not work as well as they should have and we are … (9 comments)

texas hill country real estate: A Good Quote will make you Think and Take Action - 01/08/11 02:25 PM
I love to read "Good Quotes", don't you?  People that I regard as brilliant or witty or just funny can say the most inspiring and engaging things.
There are times I am driving down the highway and see a sign.  I will strain to see the words.  Sometimes, bending and stretching to not miss those words that will give me an ah-ha moment.  Books of quotes are always best sellers in the book stores and people that use a good quote in their blog seem to get more comments than those who do not.
Do you remember quotes?  Sure, you do.  … (10 comments)

With all the hustle and bustle of the holidays, parties, banquets, breakfasts, lunches, gift giving, decorating, volunteering, showing houses, remembering past clients, prospecting, paperwork, shopping, cooking, traveling, planning, arranging, pet sitting, house sitting, making lists and checking them twice; Are you tired yet?
