appraiser: Does the Homeowner Get a Copy of the Appraisal? - 04/13/13 10:11 PM
In a refinance situation, does the homeowner get a copy of the appraisal?
I receive this question a lot.  And I hear agents and other appraisers talking about it from time to time.  Their conclusions, however, vary...
Just in case you're one of those people who hates reading blogs and just want to know the answer, I'll spare you the suspense: Yes!  Yes, the homeowner is entitled to a copy of the appraisal.  
Still, it can get tricky...

Douglas Park / New Arlington:
Douglas Park, also spelled Douglass Park, encompasses another neighborhood, "New Arlington."  Built in the 1920s, Douglas Park features many colonial-revival style homes.  Also popular are bungalows and ranchers (ramblers). 
Douglas Park is convenient to Washington, DC, North Arlington, and Interstate 395 / 95 which leads south to other parts of Northern Virginia.
Douglas Park is bounded roughly on the north by Columbia Pike, the east by Glebe Road, and the south and west by Four Mile Run.

appraiser: Springfield Estates - A Neighborhood in Fairfax County, Virginia - 06/19/10 04:30 PM
Springfield Estates sits at the northeastern edge of Springfield, Virginia in Fairfax County.  With Interstate 95 running through the middle of it and Interstate 495 bounding it to the north, Springfield Estates suffers from economic (external) obsolescence caused by the noise from the traffic.  Typical homes here are rambler-style or split-level on modest, quarter-acre lots.  Restaurants, shops, and businesses line Franconia Road, and the Springfield Mall lies just across I-95.  Kingstown, Alexandria is just to the east and has a major hospital and college campus.  Lynnbrook, just on the west side of I-95, is basically a part of Springfield Estates.

Development of Colubmia Heights began shortly after the end of the Civil War, and some of the residential and commercial buildings reflect the architecture of that period.  A major revitalization came to Columbia Heights in 1999, the year of the opening of the Columbia Heights Metro station.  Shops, restaurants, and other busnesses are scattered between 16th Street and Georgia Avenue.  Detached, row-style, condominiums, and apartment buildings make up the area residences. Unique buildings here include the Ecuadoran Embassy and the Mexican Cultural Institute.

Great Falls - A Neighborhood in Fairfax, VA
At the northwestern-most section of Fairfax County, Great Falls offers opportunities to explore both nature and history.  Vast tracts of undeveloped or protected land, combined with the relatively large sizes of residential lots, make for its sparse population.  Residents prefer this part of Northern Virginia for its excellent public school system.  Great Falls is secluded yet convenient to Washington, DC.
Great Falls is bounded on the north and east by the Potomac River, the south by Route 7, and the west by the Herndon County line.

Cherrydale is an old neighborhood in North Arlington, the heart of which is the intersection of Lee Highway (Route 29), and North Military Road.  Detached, colonial-style homes line narrow, hilly streets. 
Lee Heights is a small neighborhood within Cherrydale, on the north side of Lee Highway.
Notable landmarks include Cherrydale Hardware and Cherrydale Volunteer Fire House.Routes 29 and 66 lead northeast to Washington, DC, and west to Fairfax County.

Weltman Estates - A Neighborhood in Centreville, Virginia
On the western edge of Centreville, Weltman Estates is a large cluster of large, detached homes built in the late 80s.  Route 29 leads out of Weltman Estates east to Washington, DC, and Pleasant Valley Road leads north to Chantilly. 
Nearby Cub Run Stream Valley Park offers hiking and bike trails.
Centreville is part of Fairfax County, Virginia.

appraiser: How To Verify Someone's Appraiser License - 07/03/09 03:23 AM
I receive this question from time to time, so it's time to blog about it.  I'm going to use my own licenses as examples.
In Virginia:
1) Visit the Appraiser section of Virginia's Department of Professional and Occupational Regulation:
http://www.dpor.virginia.gov/dporweb/apr_main.cfm
2) Click "License Lookup."
3) Type the last name and zip code in the appropriate fields, and click the checkbox for Real Estate Appraisers (Individuals).  Be sure not click the one just above it (for Real Estate).  They have made it confusing.
So type, "Phillips," and "22310" and check "Real Estate Appraisers Individuals."
4) Click the "Search Licenses" button.
