What is a Contingency?
Think of the word "contingency" as akin to "if." When a homebuyer signs a contract agreeing to the purchase of a home, she is saying, "I agree to purchase this home for this amount of money if …" The "if" is the contingency.
Contingencies are those items that must come to pass before the sale finalizes. The list of possible contingencies is endless – you could tell a seller that you'll purchase his home if his dog turns into a pig, sprouts wings and flies away. You could do that, although you probably wouldn't get the house.

1.     If they give you a phone number CALL IT right away! (Be fast and first)
2.    If they give you an email send an email in addition to calling. Make sure you OFFER them something in the email (additional information on properties they might be interested in, showing appointments, CMAs, etc.)

Just a short time ago calling yourself a "Short Sale Specialist" was helpful for both the Realtor, the client,  and the  marketing efforts of the individual agent. However, with only a small percentage of homeowners in Lee County now in the short sale situation and thousands of Realtors in the tri-county area continuously advertising that they are "Short Sale Specialists" perhaps its time for a NEW and fresh approach to marketing yourself? I can't believe I am saying it either.  It's been a long time since buyer demand has outstripped inventory.  We are up 25% Y-o-Y comps on median value.  Not to pile on, but we are 15%-30% under fairmarket value depending on location.  Wow.  Nothing like global demand to clean up a mess.  We had ~ 80,000 foreclosures filed and have just a few thousand working through the courts and then.., over.
