31: And So The Magic Of Christmas Continues - 31 DDC too - 12/23/10 04:30 AM

And So The Magic Of Christmas Continues

One more day to finish off my To-Do list. Tomorrow, the Magic of Christmas Continues.

When my daughter was very young we visited a friend at Christmas time and when we stepped into her home, we stepped into a magical place. She had transformed her home into a magical Christmas wonderland that so awed us that I was inspired to learn from her example. From then on each Christmas, I made it a project to turn the Christmas Season into a Special Time and our home into a Special Place. … (5 comments)

31: 31 Days of December Challenge- Dec 20- I am so sad today - 12/21/10 01:15 AM

December 20: Yesterday I found out that a friend of mine's 10 year old son, RJ, is in a coma.
We never understand why time on this earth is shorter for some than others, but it is even more difficult when they are a young child. As we celebrate the birth of one child this Christmas Season, I will be praying for the life of a very special little friend.
This kind of news brings everything into perspective. Cherish loved ones, and the real gift of life and health and love we are blessed with everyday, not just the Christmas … (8 comments)

31: 31 Days of December Challenge- Dec 18 - 12/21/10 01:03 AM
 December 18: Busy day Saturday.
Last of the Christmas cards to write. Last of the Christmas shopping to try and get done. Then wrap gifts, plan menus for Christmas diner, visit with family and oh, yes... do some real estate business.
We seem to be making progress on some of our offers. We have heard back from one agent that the bank is working on our offer. We received a counter-offer that our client is happy with, and we withdrew offers that went way beyond the acceptable time-frame without so much as a response from the agents and began looking fresh … (3 comments)

31: 31 Days of December Challenge- Dec 16 - back to BUSINESS - The Short Sale Timeframe - 12/16/10 01:26 AM

December 16:

I've been spending a lot of time understanding this AR tool and I've learned a lot and made some great new contacts. It's time to get back to blogging about THE REAL ESTATE BUSINESS... at least for a while.

Although we have our fair share of cash buyers and regular sales, much of our business lately, involves Short Sales.  The timeframe on these is the most difficult for our clients to deal with. Here is something we share with our clients so they have a better understanding of why it takes so long.

The Short Sale … (1 comments)

31: 31 Days of December Challenge- Dec 14 - questions beget more questions - 12/14/10 03:39 PM

December 14: There was more Active Rain than Real Estate business today, and that's OK.
Today I was honored with my first feature on AR. Very special and encouraging. I'm really enjoying this Blogging. I am getting more Blogging ideas than I have time for in a day. And such great ideas and inspiration from everyone kind enough to take the time to comment and advise me.
I want to share even more about my hometown of Walnut Creek, CA too. Stay tuned!!!
Over the past 2 weeks, I've sent out questions and many have sent back answers. Now it … (8 comments)

31: 31 Days of December Challenge- Dec 13 - 12/13/10 06:28 PM

December 13: Spent more time following up on offers and contracts.
We showed our buyer another property in Concord, CA today and he would like to make an offer.
Entered the Kodak Moment Contest and wrote a Blog Post to go with the photo I entered.
Read and view other entries in the contest. So many good posts. It's going to be hard to select the best. I don't envy the judges.
Read and commented on a few Active Rain Blogs and features.

31: When You Can't See the Sunrise, Wait for the Sunset - 31 Days of December Challenge- Dec 11 - 12/12/10 03:32 AM
Yesterday I couldn't see the sunrise in Walnut Creek CA because of all the fog... but Oh what a spectacular Sunset!!!!!!! It's the same in Real Estate.
You want listings... you get out there and look for them but if you just can't find them because of the "fog" then look around and before you know it you will be surrounded by buyers.
Just as there will always be a Sunrise and a Sunset, there will always be buyers and sellers. Just be ready to be amazed by either. If you are lucky enough, some days, you might have an abundance of … (8 comments)

31: 31 Days of December Challenge - Dec 10 - 12/11/10 09:38 AM
December 10th: I woke up early this morning to watch the sunrise over my neighborhood. At first I was disappointed because of the fog, but then I realized there was a lesson to be learned.
With Sunrises and Real Estate ... ya just gotta roll with it.
I spent some time posting my photo of the fogged in sunrise over Walnut Creek and then read and responded to a few more AR blogs.
Wrote some Christmas Cards, Skyped my Cousin in the UK, chores around the house and then back to more Real Estate. We have a client that wants to … (2 comments)

31: 31 Days of December Challenge - Dec 9 - 12/10/10 03:41 AM
December 9th: Yesterday I tried to get into ActiveRain only to find the AR server was down. It's hard enough getting a routine going to efficiently do all the tasks I need to do each day, but I learned something yesterday. Routine is good but flexibility is even better. I started getting frustrated that I couldn't Blog early in the morning which I really enjoy doing. Went to my next task... yoga and then came the realization that getting frustrated was a waste of time and that I would just get to it later.
Sounds good, but as the day went … (3 comments)

31: 31 Days of December Challenge - Dec 7 and 8 - 12/08/10 01:26 AM

December 7th-8th: Since I mostly do AR first thing in the early morning, not sure which day I'm to write about. Either way it's all good. Yesterday I began my morning discovering what the 31 Days in December Challenge was all about, and then spent the rest of the day playing catchup. I managed to back-fill my Real Estate related activities for Dec 1st - 6th by using my gmail. I know a lot of agents keep a written log of their daily activities, mileages, expenses etc. I found that emailing myself my daily log and my to-do, keeps everything … (3 comments)

31: 31 Days of December Challenge - Late but NOT Last - almost caught up - Dec 6 - 12/07/10 06:29 AM

December 6th: I'm almost caught up.
Yesterday I started the morning with Active Rain followed by 30 minutes of yoga, all before 6 am. I love beginning the day this way. I want to add more facebook to my morning routine, but it's not happening yet. It will in time. Maybe I'll add that to my 2011 list.
First Monday of the month means more follow-up on all my own Real Estate investments. Keeping a finger on the Real Estate investing pulse is even more motivating when it's your own investment. One thing our buyers like about us is that … (3 comments)

31: 31 Days of December Challenge - Late but NOT Last - Dec 4 & 5 - 12/07/10 05:35 AM

December 4th & 5th: It's the weekend and ordinarily we'd be out doorknocking or holding Open House or my favorite, showing clients houses and writing contracts. But this weekend we are going to take it a bit easy, get some Christmas stuff taken care of and enjoy time with friends... who am I kidding! I just love Real Estate so even when I think I'm going to not do anything Real Estate related for a day, I can't help myself, so...
...searched for more properties for our clients and sent them links to listings we found for them. Expanded our … (2 comments)

31: 31 Days of December Challenge - Late but NOT Last - Dec 3 - 12/07/10 04:57 AM

December 3rd: Started the day logging in to Active Rain and helped on a Blog Where the heck did my draft disappear to! I just love the support system and networking AR offers. The more I blog, the more I begin to recognise other bloggers and follow their posts. I don't feel so alone out there in Real Estate world.
Read various World news reports to gain a better understanding of local economy, housing trends, politics, unemployment etc. Something about seeing the forest for the trees ... if you know what I mean.
Responded to a potential new client requesting … (1 comments)

31: 31 Days of December Challenge - Late but NOT Last - Dec 2 - 12/07/10 02:00 AM

December 2nd: Started off the day checking-in on my facebook page. I don't spend enough time on facebook. Somehow I need to build it into my routine.
Read the Trullia newsletter on selling your home during the holidays
Watched the sunrise

Sent a few more listings to clients.

I just found this challenge and even though I am getting out of the starting gate a bit late, I still want to try. UPDATE: PLUS 3000 POINTS! Are you up for a Challenge? 31 Days of December Challenge
Today is Dec 7th, I have had so much going on in Real Estate it won't be hard to recall some of it and fill in December 1st -6th. So here goes.
