sacramento realtor: NO Late Payments Short Sale! Can it be done? YES! - 01/09/12 03:45 AM
NO LATE Payments Short Sale!  Can it be done?  YES!

For one of our seller's - it was a wish come true.    They had done their homework and believed they could complete a short sale on their home without missing a single payment.  They had gone online and wanted an agent who would understand their view and help them successfully work a NO-Late Short Sale.  They found this Realtor online and knew we specialized in short sales.

In this transaction, the sellers had already attempted to work through a modification scenario and were declined.  It was helpful that … (12 comments)

Just closed 4800 TRONA WAY, FAIR OAKS, CA  95628.  This was an all cash transaction with a buyer relocating from Washington state.    Driven by a need to live in a better climate with a proximity to all things great and small in California.  The buyers researched long and hard for just the right place in California and set their sights on Sacramento.  It is a great place to live.

This lovely little home is a 3 bedroom, 2 bath located on an elevated lot near the Bird Tract in Fair Oaks.   The perfect setting and new place to call … (6 comments)

sacramento realtor: Is Renting a Car the same thing as inspecting a house? Kinda, Sorta, Maybe? - 11/27/11 09:35 AM
Is Renting a Car the same thing as inspecting a house?

Kinda, Sorta, Maybe? Well.... maybe in a way. My husband and I are in the market for a new car. We have older, well running vehicles, but it's time to start transitioning. We want the first car to be something small, economical, can be used for 80% of my real estate errands (when no clients need to join me in the car) and the cute factor a must.
I have been eyeing the Fiat 500 since January and way before the J. Lo commercials. Could not take my eyes … (5 comments)

sacramento realtor: Will work for food - 11/21/11 04:16 PM
A powerful and timely message from Mimi Foster.   With Thanksgiving just days away this story delivers the essence of our unique American Holiday and spirit of giving.
Will work for foodIt had been a stressful week.  My husband and I were restoring a Victorian home in Downtown Colorado Springs that was Under Contract and scheduled to close in about ten days.   It was the third day in a row that we had trouble getting contractors from different professions to show up when they said they would.  It was during that time that my husband and I decided that this would be … (2 comments)

sacramento realtor: Happy Thanksgiving - A year in the life of a Sacramento Realtor 2011 - 11/20/11 03:34 PM
As another year is poised to slip away, I wanted to find another way to express my heartfelt "Thank You" to each and every client who counted on me to provide quality service during 2011.   I always say Thank you and show my appreciation in other ways, but I wanted to try something a little different.   This is my first go using Windows Movie Player via YouTube.  I hope I have it right.

sacramento realtor: Is there Life after a Short Sale? You bet there is! - 11/08/11 06:26 AM
Is there Life after a Short Sale?  You Bet there is!
I just closed escrow last week for a very nice couple; repeat clients who were short sale seller's only three years ago.    In the winter of 2007 I received a lead for a young couple who were facing the prospect of a short sale.   They owned a small 3 bedroom townhome which had been purchased in 2004.  Great couple with a good outlook on life and an amazing amount of patience and trust.  Life events had happened that necessitated a short sale.
Their short sale ranks among my top 10 … (77 comments)

sacramento realtor: HOUSE PAYMENTS LESS THAN RENT? Just might be the no-brainer idea of 2012. - 11/04/11 06:16 PM
HOUSE PAYMENTS LESS THAN RENT?  Just might be the no-brainer idea of 2012.

This year has brought a definite change relative to first time home buyer motivations.  Particularly here in Sacramento.   Since mid summer, every single first time home buyer has expressed as their primary reason to buy, was to control their housing expense.  While price was important, they are seeing the value in property prices knowing full well that prices may continue to adjust.  Not so much about rates (they like the 4% or less range).  But the plain old fashioned drive to lock in their housing expense … (52 comments)

sacramento realtor: Sometimes you save more than you know! My New Fish! - 10/19/11 03:34 PM
Sometimes in the world of distressed sales you are trying to save the day.... at least it feels that way.  Yesterday I saved some fish.
The real estate world has not always been kind to critters in the last few years, and I have seen some things in empty homes that are best left unsaid.    Yesterday; it was different.
I had received a lead from an appraiser friend of mine regarding a child care center that had been lost to foreclosure.  Upon stepping into the location you could tell that the owner took care of their business and probably tried to … (7 comments)

sacramento realtor: PEOPLE GET READY - 2010 will be the year of the family. - 12/28/09 01:58 PM
PEOPLE GET READY - 2010 will be the year of the family.
As we roll into the new year and hear less about corporate America's problems and bank failures - I predict the current situation of the American Family will begin to take an even larger roll as the poster child of our great collective correction.  The need to serve as Realtors will be no greater than this year in front of us.  As you prepare to shift, what are you doing to make sure you are also prepared to serve?
