1022 single family homes SOLD in Franklin and Delaware county in December 2007, for an average price of $176,227. In December 2006, 1274 homes sold for an average price of $180,504. Days on market were almost the same , 109 in 2007 and 110 in 2006.The number of homes that sold was down 20%, while the price was down 2.4%. So the values are not shifting dramatically, but the number of homes that have successfully sold have. Some ares , such as Worthington, Clintonville, Upper Arlington and Bexley showed in creases in values.What has happened in your market? Do you know-your numbers … (1 comments)

This is a HUGE market and I am looking for your comments on what has worked and not worked to share with the Active Rain community. I have worked with one lender on REO's for 6 years and am seriously considering gearing up to do more. I have done 3 short sales and have 2 pending. At this time I  am doing loss mitigation work for Titanium solutions. Not much pay on this but I have helped some folks re-cast their loans and save $$$. The sales of multi family units is down year to date 2007. In 2006 718 units sold for an average price of $155,642. Year to date in 2007, only 607 units have sold for an average price of $132,906. Sales in Clintonville and the Ohio State University areas are still solid.
 
Many multi unit sales are non- MLS, however the drop in MLS sales is a concern. We hear about the high foreclosure rates in single family homes, however the same is true in multi unit housing. clintonville: How has being on Active Rain effected your postion on a Google search? - 11/03/07 11:53 PM
I am curious to hear your comments on this topic. I have had a fairly high google ranking due to my number-1 expert site. When you Google Clintonville homes, Clintonville Realtor, Clintovillle homes for sale, I was usually in the top 3 (not counting pay per click) After 5 weeks on active rain I am now 1 or 2.
 
Do you feel this is due to using blog with-the correct tag words?  What has happened to your ranking? (if anything). Can you attribute any new business to being on active rain? I have had 3 good solid inquires from the Active Rain network, … (10 comments)

The pumpkin-give-away was a  major success this year. Thanks to the wonderful weather that we had on Sunday and our location on High St. the turn out was much better than expected. Thank you to everyone who came out and either made a monetary donation or canned good donation for Neighborhood Services, Inc.  We would also like to thank COVA for allowing us the use of their parking lot, Giant Eagle & Midwest Photo Exchange. clintonville: Sometimes the media DOES help us sell a home! - 10/24/07 09:09 AM
On Sunday October 14, the Columbus Dispatch had an article in the homes section that discussed ways to get your home sold. Bottom line, it suggested price slashing as the best method to get immediate buyer attention.One of my clients, ( a licensed Realtor who is a developer)  has me selling his mother house. He simply called up and said'"adjust the price form $197,500 to $179,900." It had been listed with another agent at $229,000. I listed it at $209,000, then adjusted to $197,500. I just ran the stats for my team meeting. Central Ohio consists of 6 counties. Franklin and Delaware county are the largest 2, with approx 1,200,000 people. Currently there are 2,306 homes  and condos under contract. I think this is good to keep track of on a regular basis. Buyers are buying, it is just they have so much more to chose from..It is important to know your stats. I have only been on Active Rain for less than 2 weeks. This weekend I received an email from an old client. This client moved out of town 12 years ago and we had lost touch.
