      <title>Are 30 Year Fixed Rate Mortgages a Thing of the Past?</title>
      <description>I guess it all depends on who you speak to these days.  The government is trying to phase out the Fannie Mae and Freddie Mac mortgage system, but at what cost?  Most of the "experts" in the mortgage industry agree that this will be a step in the wrong direction, but some go as far as saying that home prices will drop, rates will skyrocket, and average people won't be able to afford a home without a substantial downpayment.  Without the Fannie and Freddie fixed rate mortgages what will be the alternative.  I has yet to be seen, but keep your eyes open, it may be coming sooner than you think.
Most would agree that there needs to be additional regulation to keep us from ending up in the same mess we are just getting out of.  Borrowers should be qualified to borrow money and be able to pay it back.  That was the biggest problem with the mortgage crisis.  Lenders were lending money to people who couldn't pat it back.  I am not that well educated, but even I can see the problem with that.  Those things should never happen again and hopefully they won't, but the overall system should not be scrapped because of greedy people looking to get rich quick.

      <title>Will Rising Mortgage Interest Rates Hurt the Real Estate Market?</title>
      <description>It's no secret that mortgage interest rates are going to rise this year, probably sooner than later, but will that hurt the real estate market?  Many of todays home buyers have never seen a 12 or 14 percent interest rate except on a credit card, but there was a time not that long ago that this was normal.  Home buyers have been extremely fortunate over the past several years to see mortgage rates at all time lows.  That cannot last forever, so as the economy grows rates will rise.  Not to an outrageous level, but the days of 4% are in the past.  Expect to see rates surpassing 5% and heading toward 6% in the year ahead.  Will this hurt the real estate market?  Only for a very small number of home buyers, mostly 1st time buyers who have a limited amount of cash for down payment, settlement fees, etc.
This is a breakdown of what principal and interest would cost monthly based on a $200,000 loan and a 30 year mortgage.  At a interest rate of:
4.5% - Principal and interest= $1014.00
5% - Principal and interest= $1074.00
5.5% - Principal and interest= $1136.00
As you can see 1 percentage point on a $200,000 loan is equal to $122 per month or $1464 per year.
Now that I have this information what advice do I give to my clients?  Hurry and buy now before rates rise?  Wait and see what the market will do?  Sell now?  Sell later? Of course, I would like my clients to move as quickly as possible, but what is best for them?  I need them to know I'm looking out for their best interest.

      <title>Let Us Sell Your Home...The Right Way</title>
      <description>Not a day goes by recently that I haven't read about someone in the real estate business getting ahead of the competition by CHEATING.  This is extremely disturbing to me because our team works hard every single day and abides by all the rules.  Not just some of the rules or the rules that are easy to follow, but ALL the rules.  Even the rules that help our competitors get the listings we are trying to get.  That's just the way we do business, above board all the time.
This has become increasingly frustrating because it seems we are being left behind.  It doesn't seem like the public even cares about who plays by the rules and who cheats.  They just go with the agent that tells them what they want to hear, even if it's no really true.  Why is this?  Well, if you can tell little white lies about the real estate transaction then you might convince a seller that your services are better than someone else's.  But, is it worth the cost of your INTEGRITY?  Certainly NOT, NOT to me or anyone that works for me or anyone I do business with.  I may not have much, but I will always have my Integrity.
I hope that if you are reading this you will understand my frustration and I hope that if you are using the services of a real estate professional that they tell you the real answers, not just the ones you want to hear.

      <description>CNN Money has ranked the top 10 housing markets for 2014.  Did your city make the list?  Of course, this is just speculation at this point since we haven't finished February yet.  None the less, it is a good sign for the cities that made the list.  Here is the top 10:Oakland, CA

I applaud all the cities on the list, but would like to specifically talk about Baltimore since that is the market I'm in.  According to the research done for this article, home prices in Baltimore climbed close to 5% for the 12 months leading up to September 2013.  Home prices are forecasted to climb an additional 8% by September 2014.
What is the reason for the rise in home prices in Baltimore?  Again, there is a lot of speculation, buy I believe that prices fell so far in 2008 when the market crashed that the only way they could go was up.  Baltimore is located about 40 miles north of Waqshington, DC, 90 miles south of Philadelphia and a little further south of New York.  This region is highly populated and homes were in serious demand back in 2006-2007.  But when things went south for the housing market, this region suffered more than most.  Now is the time for things to circle back around and this region will go on the upswing.  If you look at the list you will notice that the other cities listed were also very hard hit when the market crashed.
What does this mean for homeowners in Baltimore?  Well, hopefully as home prices rise less and less homeowners will be under water in their mortgage.  We will also start to see less short sales and people will start to build equity in their homes again.  It's too early to tell, but the signs are promising.
I hope the market in your area is also on the move upward.  We have weathered the storm, now we can purchase a home again and believe that it is a good investment.

      <description>In the past week or so I have been discussing local school systems around the state of Maryland and featuring the best high schools in those areas.  I have already discussed Baltimore City, Baltimore County, and Harford County.  Now it is time to discuss Anne Arundel County.  A.A. County has 18 public high schools and the number 1 ranked school (as ranked by US News and World Report) is Severna Park High School.  Severna Park is ranked #8 in the state of Maryland and ranked #213 nationally.  It has received a gold medal ranking.  Severna Park is located at 60 Robinson Rd.       <title>How Important is the School System in Your Home Search Criteria??</title>
      <description>Over the past few days I have been discussing the top schools in Baltimore City, Baltimore County and Harford County, but how important is the school system when searching for your next home?  Baltimore County has Carver, Harford County has Fallston and Baltimore City has Poly as their top schools, but would you choose to live in a certain area just so your child could attend one of those schools?  Would you pass on a home that you absolutely love because it is zoned for a not so good school?  I would love to hear some of your thoughts on this topic.

I think we would all say that education is extremely important in the development of our children.  Many schools have great teachers and great academic programs, but is that enough to lure you to a neighborhood?  I have lived and worked in Baltimore County my entire life and know that it has an excellent school system.  Yet I always here from people that want to move to (Blank) County because they have the best schools.  I think this may be based on rumor and not research.
Before you pack your bags and move your family to a "better" school system you should do your own research.  Don't take my word for it or anyone else's word for that matter.  This is a huge decision and you are the one who needs to be comfortable with it.  Check with the Board of Education in each district, check with the state for stats and information, but whatever you do educate yourself.

      <title>Baltimore City...The Number 1 High School</title>
      <description>The Number 1 ranked High School in Baltimore City, as ranked by US News and World Report, is Baltimore Polytechnic Institute.  Poly, as it is known by everyone who lives in the area, is located at 1400 West Cold Spring Lane Baltimore, MD 21209.  It is the #1 ranked public school in Baltimore City, the #38 ranked school in the state of Maryland and is ranked #1226 nationally.  Poly received a silver medal ranking.  Not bad for a school in a school system that has its' share of struggles.
Poly consists of 1683 students and 94 teachers.  That's a student:teacher ratio of 18:1.  The student based is reported to be 87% minority and 53% economically disadvantaged.  This is probably true about many schools in Baltimore City, but Poly has risen to the top and is succeeding at a very high level.  The students and teachers should be proud of this accomplishment.

      <description>The other day I wrote a small piece on the Number 1 High School in Baltimore County.  It seemed to generate a lot of interest and rightfully so.  Education is extremely important and people want to live in a area with great schools.  Because there was so much interest I decided to do another piece, but this time list the top 5 high schools in Baltimore County and give some information about each.  Here are the top 5 High Schools in Baltimore County as listed by US News and World Report:
1. George Washington Carver Center for Arts and Technology is located at 938 York Rd. Towson, MD 21204.  This school is ranked Number 9 in the state of Maryland and Number 242 nationally.

2. Towson High School of Law and Public Policy is located at 69 Cedar Ave. Towson, MD 21286.  This school is ranked Number 12 in the state of Maryland and Number 268 nationally.

      <description>Baltimore County, Maryland has always been one of the best school systems in the state and does very well against the national average.  There are 27 high schools in the county, most having some type of specialty training.  Specialty training ranges from Law programs to Nursing to Envirornmental Science to Mass Communications.  Students can apply to schools that have the programs that they would like to study.  Baltimore County has a really good school system.
The Number 1 ranked high school in Baltimore County (as ranked by US News and World Report) is the George Washington Carver Center for Arts and Technology.  Carver, as it is known, is ranked #9 in the entire state of Maryland.  It is located on York Rd in Towson and is easily accessible from all other parts of the county.  Carver has 752 students and 57 full time teachers.  That make the student to teacher ratio 13:1.  This is an amazing statistic considering many schools around the state are overcrowded.  It is made up of 65% female students and 35% male students.  I'm sure the boys love that ratio.  All around Carver is a fantastic school and should be very prooud of their success.

      <description>Did you know that more than 50% of homes sold in 2013, and so far in 2014, were purchased with all cash and no mortgage.  If you are surprised at that figure you are not alone.  I would have thought this figure would be 10% or less.  I believe that this shows just how big the investor market has become.  Investing your money in real estate is a much better option than earning 1% in a bank account.  Home values throughout the country has risen over the past year or so and there are still a great number of deals to be had.  If you looking to invest in real estate now may be a very good time to start.

      <title>Friday is National Wear Red Day</title>
      <description>For those of you who haven't heard of National Wear Red Day, it's a day to raise awareness about heart disease.  And because the people that read this I consider my friends, I want to make sure that you will be around for a long time.  I'm not always great at showing it, but I do really care about the people in my life.
The American Heart Association says that heart disease is the number 1 killer of woman.  I've seen this first hand since I lost my mom to heart disease in March 2013.  It is more deadly than all forms of cancer.
There are several things that everyone can do to take care of their heart.  It's not always easy to do, but you should make an effort.  It could be the difference between life and death.
1. Exercise...I know it's easier said than done, but we must try to find time.
2. Get enough Sleep...Not always easy either
3. Eat a Healthy Diet...Well.....At least read the labels and stay away from the really bad stuff. Every little bit helps
4. Manage Stress...A lot of us bring undue stress on ourselves.  Make a conscious decision to think positive and be positive...Again, every little bit helps
5. Visit Your Dr. Regularly...That one's easy.  This will help you know your health better.

      <title>What to Look for When Searching Real Estate Online</title>
      <description>Studies show that 75-80% of comsumers that are in the market to purchase a home start that home search on the internet.  I don't think that this is a surprise to anyone considering the number of internet marketing sites.  Most real estate agents also advertise their listed properties online, so how do you know which homes are diamonds and which are just a piece of coal.  Here are a few Red Flags to look for when searching properties online:
1. No Pictures-Big Red Flag-Why are there no pictures?  Everyone agent should be taking photos of the property for marketing.  It may mean that the house is not going to live up to you expectations.  Look very closely.
2. Lack of Descriptive Info-Red Flag-It may mean that the agent just can't find anything really nice to say without telling a lie.
3. Extremely Low Price-Red Flag-There is a reason for this...Big problems with the house, short sale, mold, foreclosure, etc. The list goes on and on.  Be very careful and get the property inspections.
These are just a few examples, but there are many more.  An experienced real estate agent can help you short the diamonds from the coal.  Make sure you contact someone early in the process.  DON'T call the Listing agent, they work for the seller and may not have your best interest in mind.  Pick an agent who will be objective.

      <description>Tonight begins coverage of the 2014 Winter Olympics from Sochi.  Whether your a hockey fan or a ski jump fan or a fan of figure skating, it's time for everyone to be cheering for the same team.  The good old USA.
It doesn't matter whether you black or white, rich or poor, democrat or republican, for the next 2 weeks we will all be on the same team.  I will do my personal best to be the best American I can be, even if that means I have to be nice to Pittsburgh Steelers fans. (I'm a Ravens Fan).  I hope that people will be able to put their differences aside, at least for now, and come together to support the athletes of our great Country.  They have worked for years to get this point and they deserve America's support, no matter what sport they compete in.
Do your best to wear some RED, WHITE, and BLUE while the Olympics are occurring.  Just maybe it will make you feel a little better about yourself.

      <description>It seems I can't remember the last time we got to 30 degrees here in Baltimore.  I love snow, but we have only gooten a few inches.  It seems to be cold for no good reason and it's killing me.  People don't want to leave their house unless they absolutely have to.  Very few people are interested in looking for their new home in this weather.  And what do I keep hearing from potential sellers.  I just want to wait until spring.  Fortunately, today there was a heatwave.  It has reached the 40 degree mark.  Hopefully this will continue into February and people will come out of hibernation.  What happened to Global warming?  That talk has been put on the back burner for a while.

I can't make this stuff up.  This information is coming from seasoned professionals within the real estate industry.  There is no Super Agent out there that can overcome these issues.  For Example:
1. Overpricing-The current market sets the value of the home not the seller or the agent.  Overpricing just delays the inevidible.
2.Showing Availability-If you don't show the house and make it available it is not going to sell.
3.Cluttered Space-When you have things stacked everywhere from floor to ceiling and no place to put them, it is very difficult to showcase the home.
4.Unpleasant Odors-No one wants to buy a home that stinks
5.Not Willing to Negotiate-Buyers will go elsewhere and negotiate with them.  Everyone must have some flexibility
6.Won't Make Repairs-No one wants to purchase a home thats broken. You wouldn't buy a car if it were broken and the seller refused to fix it

      <title>Why are HOA Documents Held for Ransom??</title>
      <description>Have you had a client that has purchased a home in a community with a Home Owners Organization only to be told that it will cost them $300, $400, or even $500 to get a copy of the rules and regulations or bylaws?  It happens everyday in the state of Maryland.  In years past the management company would tell us that it was expensive to copy all the pages or they had to pay their employee to do the work.  Then they had to pay to send it to you or your client.  But, today it is all sent to you in electronic format.  Thats right, an email.  There are no copies, no employee labor, and no shipping, but the fee still remains around $400.  But, hopefully that is going to change with the current legislative session.  There is a bill under consideration that would limit the amount a management company can charge to $50.  Finally, a reasonable solution for everyone.
You can help this along by contacting your state representative and making sure they are aware of the bill and are going to vote for it.  It is currently in the Senate Judicial Proceedings committee, which is chaired by Brian Frosh from Montgomery County.  Vice Chair of the committee is Lisa Gladden, from Baltimore City.
This ia all about saving money for your clients and doing the best you can to serve their interests.  I hope everyone will call or email their representatives just to let them know that we are paying attention.

      <title>Homes in Beachwood Estates, Edgemere, MD 21219</title>
      <description>Beachwood Estates is a community in the Edgemere area of Baltimore County consisting of 325 single family homes built between 1997-2000.  The schools assigned to the community are Edgemere Elementary, Sparrows Point Middle and Sparrows Point High School.  This community near the water of Back River and the Chesapeake Bay.  Many of the homes have views of the water.  When the community was built houses sold quickly due to all the amenities, one of which is a community pool.
Now that the community is well established several homes have sold in the neighborhood.  Prices vary depending on the size and model of home.  There are several rancher style homes as well as larger contempoary homes.  Most homes in the community have a driveway and/or garage.  Listings in the community continue to sell quickly when priced appropriately.  This is still a sought after community.  Prices will range from around $225,000 for a rancher style smaller home to around $350,000 for the larger homes with garages.  Some may even go a little higher.
