Increasing the curb appeal of your house can create a great first impression for these buyers and decrease the time it takes to sell your home. Below are our tips for adding curb appeal. Check them out and your home will be off the market in no time!Can I have your number? First off, make sure potential buyers can find your house. Display house numbers where they can be easily read from the street.Clean it up. Is the paint on your front door faded or peeling? Need to fix the trim or the siding? Does your doorbell need replaced? These small things may not seem like a big deal to you, but can make all the difference to giving your home’s exterior a polished and clean feel.Raise the roof. Happy spring! Now that we’ve left the April showers behind (hopefully), it’s time for all of those May flowers. Adding some flowers to your garden or landscaping is a great way to put some color around your home, and gardening is a fun activity that the whole family can enjoy! But certain flowers fair better in different climates than others, so it can be tricky to find flowers that will grow and thrive. Below are a few examples of flowers that grow well in Ohio. Check them out and you’ll be on your way to a beautiful garden! Blackeyed Susan flowers are a native plant that grow wild in Ohio. With bright yellow blooms and dark brown centers, these blossoms are a great addition to your flower beds. They prefer sandy, well-drained soil and can be cultivated as annuals, perennials or biennials. Another choice is the purple coneflower. These would add a beautiful violet splash to your landscaping, and thrive in most parts of Ohio. This hardy perennial is very drought-tolerant and is easy to grow, which is great for a family of beginner gardeners. Chrysanthemums are not only gorgeous but also bloom later in the summer, giving your landscaping a pop of color heading into the fall season. Plant them in early spring in moist but drained soil and a sunny spot and see how they shoot up! Hydrangeas are a great option if you have shady spots around your home, since they grow best in a mix of sun and shade. Since they also grow well in pots, you can use them to add life to your porch or deck. These pretty shrubs will best grow in moist, fertile and well-drained soil. What smells better on a warm summer day than the scent of lilac? Lilac bushes fare well in hot summer weather but require some pruning and removing their faded flowers. As we leave the winter behind and enter into the beautiful springtime, you’re still left with the number the cold weather did on your yard. The most important thing you can do to prepare your yard for the summertime, is to start prepping in the spring. Here are five ways to prepare your yard for summer. Clear the Area Start your preparation for a thriving lawn by clearing all of the debris, sticks, weeds and anything else that could’ve ended up in your lawn throughout the winter. It will make it easier for you in the long run because you won’t have to do again when it comes time to cut the grass. Don’t Allow the Lawn to Dry Out If the showers are lacking this spring, give your lawn a good watering when you can. Keep it damp, not soaked, for a couple of weeks to allow it to grow. In the event of a drought in your area, avoid watering your lawn at all. Fertilize Fertilize your lawn according to the type of grass you have. You’ll want to fertilize about twice a year, before the weather hits its peak seasons. You can also dig a little deeper to figure out when a good time to fertilize your lawn is in your location. Mow Properly Mowing your lawn properly in the springtime will make all the difference come summertime. Never cut more than one-third of the height of the grass each time you mow. If you mow more frequently, it will help the roots grow stronger. When the summer approaches you won’t need to mow as frequently, as longer grass helps to protect the soil. Add Color Plant some flowers in the front of your home to give it an extra special touch. It’s almost that time of year! Spring cleaning, organizing and annual maintenance will soon be under way. Be prepared to get your home in tip top shape this year with this simple home maintenance tips… Inspect the AC: A technician can tune up your cooling system and make sure you don’t spend the first hot weekend of the year with an out-of-commission air conditioner. Dirty filters make your air conditioner work harder, increasing energy costs and possibly damaging your equipment. Check them monthly and replace them as needed! Clean Out The Gutters: Gutter cleaning generally costs $90 to $225 for a 2,000 square-foot home. Check Roof: An easy way to inspect the roof to find damage is to use a pair of binoculars. If need be, hire a handyman or a roofer to repair any missing shingles or other damages. Make sure to clean out roof drains to avoid damaging the roof and causing leaks. Pressure Wash The Exterior: Clean your home’s exterior to remove accumulated dirt, mold and stains from the siding, deck, sidewalks, driveway, garage floor, fences, and lawn furniture. You can rent a pressure washer or hire someone to help. Check Your Lawn Mower: A dull lawn mower blade doesn’t slice, but instead tears grass leaving it vulnerable to disease, sun damage, and insects. A blade typically needs sharpening once or twice a year, or more often depending on how big your yard is. Clean The Lint From Your Dryer: Make sure to clean your clothes dryer’s lint trap before every use. A clogged vent can reduce your dryer’s efficiency and create a fire hazard. Caulk The Cracks: If the gap around a door or a window is wider than a nickel, you need to reapply exterior caulk. Add weatherstripping around doors, making sure that you can’t see any daylight from the inside of your home. There is plenty to do right here in Central Ohio for the popular St. Patrick's Day holiday. Here are a few events right here in Dublin Ohio and surrounding areas... Dublin Ohio St. Patrick's Day Parade March 15th, 2014 - Starts at 7:00 am Since the 1980's, this parade has become a tradition for Central Ohio. Enjoy breakfast, a balloon inflation celebration so you can see the parade balloon's come to life, then the big parade starts! Flannagan's St. Patrick's Day Bash Every year this celebration get's bigger and bigger. Ohio's largest St. Patrick's Day tent party will take place on Saturday March 15th. Doors open at 8am. The day starts with a 5k run, breakfast, then let the party begin with live music all day long. St. Patrick's Day Parade in Columbus Enjoy this parade the passes through downtown on Monday March 17th. How many times have you missed a bill, simply because you misplaced it, and then just forgot about it altogether? It’s happened to the best of us and unless you consider an alternative to the way you’re currently doing things, it could keep happening. Staying organized is the best way to keep you on top of your life, and make sure you never miss a beat. Here are ten tools that you can use to help you keep your important real estate documents organized. Know What’s Important Knowing which documents are important and considered “real estate documents” will help you understand how you need to organize them. Knowing where you keep the deeds to your home or the titles of your vehicles will enable to gather them quickly if necessary. Make a List Make a list of everything you have on hand and where it is located. Keep the list in a safe place that you can also get to if you need to locate a document quickly. Shredder First things first, buy something you can use to shred your documents when they become of no use to you. This may sound like a paranoid precaution, but chances are you would rather be shredding document after document than giving someone else access to your personal information. Don’t Be A Pack Rat You have no need for keeping hard copies of documents that are old and out of date. Put your shredder to use on the things that you don’t need anymore. If you think you might need them in the future, scan them to keep a digital copy on your computer. File Accordingly For past and current items you might still need, create two files: an “active” file and a “past” file. This will help you to separate what you currently have open and might need access to quickly, and things that have recently closed that you can’t destroy just yet. Use a Binder Another way to keep your documents together in one place, is to get a binder with separate tabs/sections. This is a great way to keep everything together, and the tabs will ensure that you don’t misplace anything. Create a Filing System Creating and maintaining your own filing system in place will ultimately be a huge benefit to you. As long as you understand the system and can manage it accordingly, you will be good to go. Make Copies It sounds tedious, but you will be patting yourself on the back if you ever need a copy of your important document. The copies should also be kept in a safe place, and will come in handy if the original or other set was destroyed or misplaced. Storage Options Once you have your items organized, you will want to consider where you want to store them. If you have a fire-proof safe in your home, that would be a good place to start. If not, consider getting a safe deposit box for your items. Know How Long to Keep Documents To avoid clutter and having a bunch of documents on hand that you don’t necessarily need, visit here.
