As a listing agent I have lots of tasks far more than just selling a home. Once I get in touch with the prospective seller, my process begins. First step, I confirm they are the rightful owners of the property.
I look at the most recent sales, scour the area surrounding the home and the community, to see what competition we'll have once we get on the market.
