engel volkers: War of the Signs - 08/31/10 04:43 AM
There’s been a lot of talk about signage lately. There are towns in my County that don’t let Brokerages put up any For Sale signs. There are some towns where you cannot state the name of the Brokerage; instead it needs to say FOR SALE BY BROKER. And, there are some towns that regulate how large the sign can be- in one instance, there is a town that will allow the sign to be 1 sq.ft., so many Brokerages end up with a sign that is 12 inches by 12 inches. This same town also has many streets that are considered … (6 comments)

engel volkers: Double Dip in Real Estate? Scarsdale Begs To Differ - 07/20/10 10:36 AM
It feels like July has barely started, and yet the month is halfway over. Despite the fact that summer is here, and it’s usually a slow time of year, the real estate market continues to impress many.
Already, 5 homes have gone into Conditional Contract since July 1st, while 5 properties are Pending and waiting to close. Looking at the Sold listings, a whopping 22 homes have closed in the first half of July alone. That beats the 13 homes which were sold during the same period of time in 2009.
Double dip? All signs point to “Not in Scarsdale.”

engel volkers: To Grieve OR Not To Grieve - 05/21/10 04:36 AM

It's almost that time of year again, the day all Scarsdale and Edgemont homeowners have been waiting for...GRIEVANCE DAY at the Tax Assessor's office!
June 1st is officially the first day in the tax grievance process.  In Scarsdale, this process lasts until the third Tuesday of the month, which this year falls on June 15th. That officially gives all property owners exactly 15 days to file their applications, with completed paperwork.
If you think you might be over assessed, it might be well worth your time to investigate the possibility in having a case, and you have only two weeks left to … (0 comments)

engel volkers: Solar Power in Scarsdale? Going Green and Saving Green- Part 2 - 04/27/10 07:34 AM
Most people are aware that solar panels can produce electricity for homes, but there is still a great deal of confusion about how it works.
There is also a lack of education regarding the tremendous government incentives which are now available to homeowners.
When solar panels are installed on a home, you are not "off the grid." Your home is still connected to the power company; you are just drawing less power from the grid and replacing the conventional electricity with power produced at home.
Think of it as a system of debits and credits. On a bright sunny day, the … (0 comments)

engel volkers: The Home Inspection Process for Buyers- What You Should Know - 04/13/10 03:48 AM
You've made an offer on a home you'd like to buy, and it's been accepted. Now what?
Time to schedule a home inspection!
Every buyer wants to make sure the home they purchase doesn't fall down around them the day after they buy it.
A home inspection is an excellent tool for a buyer to help determine not only the condition of the home, but to also foresee any major additional costs that might have otherwise gone unnoticed without the help of a home inspection. Although inspections are not a prediction of future performance, they can pinpoint existing problem areas.

engel volkers: SALES DOUBLE IN SCARSDALE Q1 - 04/07/10 05:57 AM
Sales doubled in the 1st quarter of 2010 in Scarsdale versus the same period in 2009, confirming what many real estate agents already know in the area, the number of home sales in the area are rising.
According to data retrieved from the Westchester-Putnam Multiple Listing Service, the number of days on market for home sales increased in the first quarter, from 180 days in 2009 to 278 days in 2010. But, it's important to note, the first quarter contains many homes that were still in contract from 2009, a year where homes were taking time to sell.
"Actually, many homes … (0 comments)

engel volkers: Where Does Passion Come From? - 03/30/10 06:00 AM
I recently read this, and decided to post it here. I hope everyone will enjoy it as much as I did.

I've been on a big kick lately about people bringing passion to their jobs. I don't care if they are an artist, a banker, a teacher, a waiter or whatever. We need to realize that everyone benefits when people are excited about what they do and how they deliver it to their customers, clients, neighbors and even strangers. The great Martin Luther King, Jr. once gave a speech at a junior high school in Philadelphia in October, 1967 where he … (3 comments)

engel volkers: Must Haves For New Buyers - 03/19/10 02:30 AM
Recently, an article was released talking about the Must Have Features that buyers are looking for in homes. I revised the list and customized it to what buyers prefer in the areas I service.
Buyers today want cost-effective architecture and a home that will be flexible with them over time. As people change, and their lifestyles, so must the home.
Buyer trends are constantly shifting. A few years ago, the McMansions in Scarsdale and Edgemont were all the rage. What's popular right now? Purchasers are having more of a focus on family togetherness- a perfect home for them is one that … (3 comments)

engel volkers: New Kitchens Sell Homes Faster...How To Have A New Look On A Budget - 03/12/10 03:45 AM
It's been said that new kitchens sell homes faster than most other updates. But if you are planning to remodel your kitchen, you might have found it to be too expensive.
New kitchen cabinets can be costly. All is not lost though.
As long as your cabinets are in decent shape, Refacing or Refinishing can give your kitchen a fabulous new look without busting your budget. This is a great Green method too, since you are basically keeping your cabinets, but just changing the look.
Refacing vs. Refinishing
The most visible and used elements of your kitchen are also the most … (1 comments)

engel volkers: Tiger Woods is Back With Elin...and Real Estate Stats for 2010 - 03/05/10 04:06 AM
Every day, the news media reports some sort of bleak commentary regarding the economy, government, healthcare, etc. Sometimes it's a wonder that any of us is able to continue going on with our lives.
Another month has passed with an outrageous number of job losses, you almost you wonder how anyone has a job anymore. Even one job loss at this point is too much compared to the already millions of people who do not have any employment.
But with a news media that thinks the top story of the day is telling us how many times Tiger has "birdied" all … (1 comments)
