nashville sports: HEY!!! It's 2011. Get With It!! - 01/18/11 06:51 AM
2011 is in full swing.  Yes, we're over half way through the very first month of the year.  If you didn't spend your 2010 4th quarter prospecting and you did spend it doing nothing but drinking egg nog and being full of the holiday spirit (nothing wrong with this), then we'll see you in the summer.  You are so far behind it's going to take you till summer to catch the rest of us.  I've hit the ground running in 2011 and I hope you have too.  I don't mean this professionally only; I have resolved to fine tune the out of … (0 comments)

nashville sports: Understanding But Struggling with Short Sales and ALL Their Horrendous Glory - 11/22/10 09:00 AM
As a Realtor I have dealt with my share of short sales.  I have represented both buyers and sellers in numerous short sale transactions, however it doesn't get any easier to swallow, for me.  I am a mother and I am a Realtor and I think both require an unbelievable amount of patience.  I try to exercise my patience consistently throughout the day, but it becomes tough when road blocks and lack of communication exist between bank and Realtor.
It is in the best interest of the bank to sell these homes in a short sale situation.  The alternative is foreclosing and … (0 comments)

nashville sports: Goal Setter.....Goal Getter - 11/12/10 06:54 AM
I set several goals for myself this year and I am happy to report that I achieved the third of the three major goals this week- I passed my TN Broker's Exam.  It's an exciting time for me and honestly I don't know what to do now that I've reached my goals.  I am sure I will just continue to set more, but I'd like to take a moment to let this one sink it a bit.
I am pretty sure most people set goals; some don't.  Seriously. I know to many that's just plain crazy talk.  I mean, goodness, I … (1 comments)

nashville sports: To Mediate or Not to Mediate? - 10/28/10 07:18 AM
In the state of affairs we are currently in our job has never been harder.  We educate ourselves to no end on how to deliver the best customer service and how to be as knowledgeable as possible in all the different facets of real estate.  Well if you have not added this to your repertoire of things you do, you should.  Sometimes I find that agents can sometimes get in the way of  making a transaction come together.  It's not a fight over who is best or whatever it may be in the situation.  It is about the client and what their needs … (2 comments)

nashville sports: 4 things buyers need to know about robo-signing and the foreclosure freeze - 10/14/10 05:26 AM
I double-dog dare you to watch a TV news show or spend more than 5 minutes on the web without hearing about the massive "robo-signing" foreclosure scandal that is rapidly encompassing the biggest banks in the country.  Here are 4 things home buyers need to know about this breaking real estate news, and how it impacts them. (Hint: I threw in a couple of bonus items at the end!)1.  What is robo-signing is, and what all the fuss is about?  The phrase robo-signing refers to what we're now realizing has been a very common practice in the banks' foreclosure document processing divisions, … (0 comments)

nashville sports: It's an Unfortunate Situation, but a Golden Opportunity- Make it Happen!! - 10/14/10 05:07 AM
For some of you the halt in foreclosure market is not good news.  Many agents have built their business around selling REO's and foreclosures; and that is great.  Everybody needs to find their "cup of tea" and it's not a bad business in some markets. Nobody could have predicted that these major financial institutions would actually put a halt on foreclosing.  It's really not even good news for these homeowners; it just puts them in limbo.  Are they or aren't they?
For those of you who are currently on the market re-selling your home and for the agent's that represent you  this couldn't be … (2 comments)

nashville sports: It's Not Too Late Even If the Fourth Quarter Is Here!! - 10/13/10 04:07 AM
I was told a statistic yesterday that shocked me.   I couldn't believe it because to me I work the hardest in the 4th quarter of the year.  Buyers and sellers seem to have the most objections during this time and so I find my work a little more strenuous, as if it is not already.  Apparently 95% of Realtors stop working after Halloween.  Can you believe that?  My next thought is how the getting should be so good for us 5% who are really out there busting it for business.  If there is only 5% of us working our clientele should … (25 comments)

nashville sports: Real Estate is Life Growth - 10/11/10 10:01 AM
I consider real estate growth much like childhood to adult growth.  We all start small not knowing what to expect, but we have good parents (hopefully) who show us and teach us the things we don't know.  As we get older we mature (hopefully,  again) and start making our own decisions because we know more about what we want, but we still need guidance and assistance with the things we don't know.
Let's look at this: as a youngster, especially these days, you decide to buy your first home.  You have no idea what to expect and most often what you want.  … (0 comments)

nashville sports: Get Your Buyers and Sellers Off the Fence...and Be Mindful When You Do It - 10/01/10 08:55 AM

According to NAR, in today's economy, many factors influence the decision to buy a home - job status, financial resources, and family considerations among them. But one of the most compelling reasons to consider becoming a homeowner in the current market is the affordability factor, which will benefit today's buyers for many years to come.
To put this into perspective, a buyer who purchased a median-priced home five years ago with a FHA mortgage requiring a 3 percent down payment would have a monthly mortgage payment of $1,650.00. With today's interest rates and median home prices, that same buyer would be … (0 comments)

nashville sports: There Is Never a Time Where Full Disclosure Is Not Necessary - 09/30/10 07:06 AM
I can not think of a time where full disclosure is not necessary.  Agents when you do not fully disclose who you are, who you represent, any problems or concerns with a client or a home you walk a very fine line.  I think we all know this, but you wouldn't believe the amount of agents out there on a tight wire.  When did I will tell you some, but not all become ethical?  When you represent a client you should be clear with those you represent and those you don't represent where you stand in the situation and what duties … (0 comments)

nashville sports: The More You Know.... - 09/29/10 05:43 AM
I got started on educating myself in the things that truly matter a little late in life, in my opinion.  I am very ambitious person for those who know me, so this may be a bit of a surprise for some.  I don't believe in limiting yourself to just books, so I guess I have educated myself in both the ways of life and in school.  I believe the more you know the better off you are.  You should not confine yourself to being really good at just one thing; you should and you should want to master them all.  This … (2 comments)

nashville sports: Forgiveness and Debt Forgiveness Are in the Eye of the Beholder - 09/28/10 08:08 AM
Forgiveness is truly in the eye of the beholder.  Seriously.  Let's discuss what some people are experiencing these days- credit destruction.  Some have experienced misfortune only recently and they have seen their credit take a tumble.  This is truly heartbreaking because a consumer who is used to qualifying for just about anything may have the trials and tribulations of those who have not been as concerned with their credit worthiness.  Those who have fallen behind on their mortgage do have options before foreclosure, if there is no way to catch up.  Those people should know they are not the only ones and should seek … (0 comments)

nashville sports: You Can Have Your Cake and Eat It Too!! - 09/27/10 04:48 AM
Last week I was reminded of a great loan product that is available to buyers of all kinds.  It is available to conventional buyers as well as FHA.  If you are not familiar with the 203K program, then you need to be.
We are seeing more first time home buyers come into the market and with the existence of this loan program they can have their cake and eat it too!  Frequently first timers look at a lot of REO's, Foreclosures, Short Sales, etc.  They will see that most require some cosmetic work definitely as well as probably some major repairs.  … (2 comments)

nashville sports: What's Your Frequency? There is NO I in Team. - 09/24/10 09:18 AM
This is a tough week for me; mostly for personal reasons but I find that when I struggle is when I most often notice attitude and energy.  This is something that is vital to a sales person and to any person who aspires to achieve.  If your frequency is negative and low, you are going to attract this sort of buyer, seller, friend, partner, etc.  If you're flakey and indecisive, guess what?  Your buyer and seller leads will be the same and they will not want to "get in the game."
I encourage buyers and sellers to heighten their frequency when entering … (0 comments)
