mortgage: Giving Kudos - 239 Inspection Services in Southwest Florida - 01/28/19 06:28 PM
The January 2019 contest Giving Kudos was an easy choice for me. The award winning team at 239 Inspection Services in Southwest Florida is top notch.
I share this not only on a professional level but also on a personal level, as I am also a customer.
In 2017 when our home was being prepared for listing on the MLS we asked 239 Inspection Services to conduct a preliminary inspection so we could address any issues ahead of an official inspection when we went into escrow.
The thoroughness of their report was very impressive, all the way down to a light bulb … (2 comments)

mortgage: Will Florida students finally get financial literacy classes? - 11/30/17 11:11 AM
Checking accounts, credit scores, mortgages, 401ks, compounding....
These are all financial products and concepts we come across in day to day life.
Ironically, very little, if any of this content is taught in our schools.
I am encouraged to see that some Florida lawmakers see the folly in this.

According to The Gainesville Sun, "Florida senators are renewing a push to require high-school students to pass a financial-literacy course before graduation, though at least two lawmakers are concerned about students being squeezed for time during the school day."
About ten years ago I became certified through the National Association of Mortgage Brokers to teach classes on … (1 comments)

mortgage: Is Your Business Card Breaking the Law? - 10/28/16 04:50 AM
There is no shotage of laws and regulations that mortgage, real estate and  related professionals must follow. However, some rules may not be so obvious.
For example, did you know it's possible that your business card is breaking the law?
A business card is considered by federal mortgage law to be a form of advertising. As such there are rules that must be followed to stay compliant.
1. Your name on your business card must match EXACTLY as how it is listed on your license. For example, my nortgage license says Randall Mitchelson but most people know me by Randy which is on my … (4 comments)

mortgage: Why So Many Cash Deals Still? - 02/23/15 06:34 AM
I am getting conflicting information and curious to learn your opinion.
All-Cash Property Transactions
On one hand, I read a press release last week from RealtyTrac that the Cape Coral-Fort Myers market has one of the highest share of all-cash home sales based on fourth quarter 2014 data. Almost 54% of the sales were all-cash which put our market in the top 5 nationally.

Mortgage Market Strong?
On the other hand, I am consistently reading stories in the media about how the mortgage industry is growing again and lenders have money they are willing and able to lend. Underwriting crtieria are being … (68 comments)

Tax season is over and this is the time of year that is perfect for organizing your personal household paperwork. Do you keep statements and receipts and other documents stashed away for years not really sure when it's safe to shred them? The rule of thumb (this is the IRS talking, not me) is if it's over 7 years old, shred it except for your tax return docs.  Do a little spring cleaning and throw out old statements. Keep yourself safe by shredding and if you are too lazy to shred, make friends with a local banker or medical office who … (4 comments)

mortgage: Florida Real Estate Sales Driven By Cash Buyers - 04/07/14 08:20 AM
Florida led the nation by far in cash sales for residential real estate in February.
Statistics provided by RealtyTrac reveal that Cape Coral/Fort Myers had the highest percentage of cash sales in the country, 76.1 percent!
In other Florida markets here are the cash sale statistics:
71.3 percent of Miami
69.4 percent of Sarasota/Venice
68.0 percent of Melbourne-Titusville
65.9 percent of Tampa Bay home sales were done in cash
62.7 percent of Lakeland
62.3 percent of Orlando
54.9 percent of Jacksonville
The challenges of getting a mortgage these days combined with the high number of foreclosure inventory that is being worked through contribute to this trend. In addition, many foreign … (6 comments)

mortgage: Trust and Teamwork Makes For A Winning Culture - 03/28/14 07:10 AM
Ever have one of those days that doesn't quite go as planned?
Well, today was one of those days for me.
I had a plan to conduct some website audits for some businesses in Southwest Florida who are advertising in print.
When I arrived to our office, I noticed that our print shop was backed up with orders needing delivery today.
So I rolled up my sleeves and helped any way I could. We bundled up several Every Door Direct Mail post card campaigns for some Naples and Bonita Springs Realtors and dropped them off at the post offices.
I … (6 comments)
