buyer: Should the Buyers Agent be present during the Home Inspection ?
- 04/21/13 10:49 PM
Recently we had a post on the topic of whether or not a Realtor should be present at the Home Inspection. Realtors from all backgrounds and experience voiced their opinion and many came to the same conclusion about this discussion that Realtors all over the world are talking about. Here is the link to view what other Realtors said on LinkedIn: http://lnkd.in/cU5hpE Want to give us your opinion ?

buyer: My lender can't get you pre-approved.....
- 01/10/13 11:48 AM
You have found a guy who wants to buy a house. He looks good, smells good and acts good BUT the problem is that your lender can't get him pre-approved. So your buyer finds his own lender and that lender can't get your " buyer" approved either...... What do you do ? Do you move on and forget your buyer or do you continue to try to get him in a lease house ? Really curious to see how you handle buyers who have low credit scores and can't get approved ? I am looking for your honest answers -

buyer: You don't have the money for a down payment ? Think again.....
- 12/08/12 10:25 PM
Recently I came across a buyer who didn't have the money needed for a down payment to buy a home. I asked them how they planned to get a home without a down payment ? Their reply was: " What about 100% financing ?" The problem I told them was that if they wanted to live in a rural area then they might could qualify for a USDA loan and their are income requirements to associated with that. Then I remembered that they have a Universal Life Insurance policy that I sold them about 15 years ago. I explained to

buyer: Your Fired!!
- 04/17/11 01:26 PM
Have you ever had a Seller or Buyer that you wanted to fire ? If you said YES then you probably not alone. Many Realtors will take on a buyer then after spending either a little bit of time or a whole LOT of time with them, the Realtor will realize that they made a mistake by taking this person on. If you ever wanted to fire a Seller - you too are not alone. Have you ever had a seller call you every day to find out what is going on with their house to the point of almost stalking

buyer: Where do you get business from ( and links to check out )
- 02/08/11 02:15 PM
There are so many ways to get business but there are also so many obvious places that are much too often overlooked. I will give examples of places that I have gotten business over the last 2 years. 1. VIRTUAL TEAM - This is a link to my website where I have Realtors on my Team all over the world. We share referrals, post each others website url on each others website and because of this I have had people call me because they found me on another Realtors website. My cost for this - $ 0. Cost for a Realtor to

buyer: TRIVIA QUESTION FOR REALTORS - Let's see how smart you are
- 12/03/10 01:28 AM
Are you up for a little Real Estate Trivia ? Answer if you dare...................................................................... ( I will post the correct answer at 3:00 CST ) You are driving around a neighborhood and notice a FOR SALE BY OWNER Sign so you go back to your office to do a little MLS history to see if it has ever been listed on MLS. As you look you notice that this FSBO is listed by a Flat Fee Real Estate office. QUESTION: Can you contact the seller about helping them buy a house while it is listed by another Realtor on MLS ?

buyer: The Buyer’s Journey
- 07/14/09 10:07 PM
The Sales Cycle is dead. It has out lived its usefulness. Why? Because the sales cycle is all about us and our interests and not about the customer or his/her interests. The sales cycle is something that we do to the customer and not for the customer. We have all seen sales cycles that were driven by internal factors such as making the end of the quarter number or additional discounts designed to stimulate demand to offset a short fall in sales. This is about us and not them. Consider the various steps of the sales cycle: Prospecting, Qualifying, Needs Identification,
