seller: Your Fired!! - 04/17/11 01:26 PM
Have you ever had a Seller or Buyer that you wanted to fire ?
If you said YES then you probably not alone. Many Realtors will take on a buyer then after spending either a little bit of time or a whole LOT of time with them, the Realtor will realize that they made a mistake by taking this person on.
If you ever wanted to fire a Seller - you too are not alone. Have you ever had a seller call you every day to find out what is going on with their house to the point of almost stalking … (3 comments)

seller: The Sad and True Story about Francis Scott Bye Ownyr ( F.S.B.O. ) - 03/27/11 04:53 AM
I want to tell you the story about Francis Scott Bye Ownyr - and to make it easier we will just refer to him/her as F.S.B.O or FSBO.
FSBO was a person who really didn't know alot about how internet marketing worked. FSBO is single and has always wanted to get married. The problem with FSBO is that he/she doesn't like to leave the house. So since internet is available FSBO shops for groceries, goes to chuch online, searches the singles sites to find the perfect mate but never initiates contact with anyone.
FSBO waits for the dates to appear out … (4 comments)

seller: " Your House is a Secret " - 02/16/11 06:28 AM
I recently called a For Sale by Owner and told him " I can't understand whats wrong - I am selling my house and no one wants to buy it "
The FSBO asked me - " How much are you asking ? "
I told him " $10 "
He said - " Your selling your house for $10 and no one wants to buy it - that's crazy! "
I said " Yes, maybe because I haven't told anyone. "
The moral of this story is not what I'm asking for my house but rather if I … (1 comments)

seller: Where do you get business from ( and links to check out ) - 02/08/11 02:15 PM
There are so many ways to get business but there are also so many obvious places that are much too often overlooked.
I will give examples of places that I have gotten business over the last 2 years.
1. VIRTUAL TEAM - This is a link to my website where I have Realtors on my Team all over the world. We share referrals, post each others website url on each others website and because of this I have had people call me because they found me on another Realtors website. My cost for this - $ 0.  Cost for a Realtor to … (3 comments)

seller: How to: Sell Your Home WITHOUT a Realtor ! - 01/26/11 01:40 AM
I recently read an opinion of How to Sell Your Own House and thought it would be good to get a REALTOR's point of view on the subject. We welcome your comments and opinions.
1 . As soon as you decide to sell your home, start thinking of it and referring to it as "that old house I have to get rid of so I can move into my real home": This will help keep emotions out of the sale. Many FSBO attempts fail because the seller is still too emotionally invested in the house to be objective about it.
Many mistakes that I … (2 comments)

seller: Has This Ever Happened to You ? ( Part 3 ) - 12/14/10 01:21 AM
You have shown houses to your buyer, they make an offer, get their inspections and then back out before the last day of the option period.
This not only happened to me once with this buyer -  7 ( YES - SEVEN ) times!

seller: Has this ever happened to you ? - 12/10/10 05:05 AM
In every Realtor's career, things will come up to totally catch you off guard. If any of these things have ever happened to you - we welcome you to the ELITE group of Realtors.
* A friend of yours uses a different Realtor to help them sell their house because:
" we didn't want the transaction to spoil our friendship "
" we forgot you were a Realtor "
" we got a better deal with another Realtor "
" we went with someone else but if you bring a buyer you can get your ___% "

seller: Trivia Question for Realtors - Lets see what the majority of you say to this! - 11/19/10 05:40 AM
Let's say that you take a 9 month listing. The seller has agreed to this and understands that this is a 9 month committment. The seller is a former For Sale By Owner.
3 months down the road the Seller has informed you that HE/SHE wants to take the house off the market.
Do you :
A. Hold them to the 9 month listing ( in case they are trying to get out of their committment to pay you because they have a buyer ) ?
B. Let them out of the listing agreement and move on ?
Before you … (1 comments)

seller: Is your listing overpriced ? - 11/16/10 02:18 AM
In today's market the worse thing you can do to your seller as well as yourself is to Over-Price a listing.
How it affects the Seller:
1. Seller gets upset because the showings are down compared to others comparable to his.
2. Seller now has a house with a sign that seems that it has been on the market " forever "
3. Seller has to keep it ' show ready ' which can be very aggravating and hard to keep up with.
4. Seller house has reputation of " Something has to be wrong with the house " which … (3 comments)

seller: FSBO Tip of the Day - Part 2 - 11/09/10 02:09 AM
In dealing with For Sale by Owners, keep in mind that there are 2 reasons why a For Sale by Owner is selling on their own. If you will remember these 2 things it will give you a better perspective on why they are doing this themselves.
REASON #1 - Typically a For Sale by Owner is a Type A personality which means that they believe that they can do it all without the use of a Realtor. They are bottom line thinkers and have very little time for idle chit chat.
REASON #2 - They are so far in … (1 comments)
