lethbridge mortgage: How is your Credit? - 04/13/16 04:06 PM

Anyone who is thining of becoming a homeowner and is needing to borrow money from a mortgage company to complete their purchase is going to have to face the reality of their credit report.  For those who have managed their finances and credit well in the past, this is no obstacle.  However for anyone who has had interruptions to their income, employment, or even their marital status, they may have some challenges on their credit report that make it more difficult or impossible to qualify to borrow mortgage money to purchase a lethbridge house.

That info above is the basic details of the most popular zero down mortgage or cashback mortgage program that I have available.  These are not the best mortgage product for everyone, and I find that I do my best to discourage people from using this type of mortgage financing product if at all possible.  There are however certain cases in which … (0 comments)

lethbridge mortgage: Lethbridge Interest Rates - Lethbridge Mortgage Broker - 07/12/10 08:22 AM
Lethbridge Interest Rates - Lethbridge Mortgage Broker
I often get asked, "what is the interest rate?" by consumers.  The answer that they typically want to hear is the answer to one of the following questions:
What is the lowest interest rate available?
What is the 5 year fixed interest rate?

They ask the first question if they are just curious and wondering how cheaply they could finance.  They ask the second question if they are comparing between banks or with their own financing, as the lenders tend to push the 5 year fixed product harder than any other product … (0 comments)

lethbridge mortgage: Lethbridge Mortgage Renewals - 01/05/10 05:41 PM
If you live in Lethbridge and your mortgage is renewing in 2010, you best start getting prepared.  There are a few surprises which could jump up at the last minute and delay your mortgage renewal, so it is best to get an early start.

One of the greatest surprises that a Lethbridge mortgage renewal might encounter is that the value of your home may have changed.  For those real estate purchasers who purchased at the top of the market, or whom paid way too much for a property based upon the advice of an incompetant real estate advisor, they may … (0 comments)

lethbridge mortgage: More to a Mortgage than a low rate! - 10/05/09 05:09 PM
There's more to a mortgage than a low rate
by Talbot Boggs Monday, September 28, 2009provided by
(Special) - Homeowners and buyers are in a rather enviable position these days. Interest rates are at historic lows and the cost of borrowing for a home is about as low as it can get.
That's great news. But it's not the only thing homeowners and purchasers need to think about their mortgage.
There are a number of other features to consider before signing up for a mortgage and what is probably the largest debt that most Canadians will ever take on in their … (0 comments)

lethbridge mortgage: Lethbridge Mortgage Pre-Approvals - 06/19/09 03:13 PM

Pre-Approvals: A Dying Breed?
Pre-approvals are something many lenders could do without.  The problem (from a lender’s perspective) is that people get pre-approved and then frequently don’t close.
One bank that recently did away with pre-approvals in the broker channel was rumoured to be losing $20 million a year on them.
Pre-approvals are pretty expensive, and the return for lenders is debateable.  In most cases, less than one-third of pre-approvals actually close.  Meanwhile, the lender is tying up human resources to process the applications, as well as capital to hedge the rates (if rates move adversely, the lender … (2 comments)

lethbridge mortgage: Can't Even Give Money Away These Days?!?! Take It, It Is FREE! - 03/19/09 05:56 PM
Here is a social experiment.  These guys in the financing business set out to try to give away money to ordinary citizens walking down a busy sidewalk in several English cities.  They tried so hard to give the money away they even wore sandwich boards saying it loud and clear!  Of the hundreds of people who walked by the guy giving away free money, only 28 took advantage of it.  AMAZING!

Are you too rich, proud, stupid, busy, embarassed, or skeptical to take free money?

lethbridge mortgage: CUBA bound again! - 11/24/08 06:15 PM
Today we booked another trip to Cuba for Christmas.  This will be our 5th trip to Cuba in the past 3 years, we try to go every 6 months.  Our vacation is a little different then most people's, and most are suprized to discover how exactly we spend our time there.  The truth of the matter is that we take down suitcases full of charitable aid and donations for Cuban families in need.

In the past 3 years we have taken suitcases full of medicine, clothes, toys, eye glasses, school supplies, car parts, electronics, shoes and socks, tools, motorcycle helmets, … (3 comments)

lethbridge mortgage: The only reason every American doesn't own an elephant is..... - 11/21/08 12:18 AM
"The only reason every American doesn't own an elephant is because they haven't been offered one for no money down and easy monthly payments"

The horrible truth behind that statement is reflected in the purchasing decisions many people have been making for much of the past few years.  Everything from vacations, furniture, and elctronics has been sold using the sales gimmick of "no payments until....".  I have a friend who sells vacuums for prices in excess of $2,000 and while I am pretty sure they are nice vacuums, unless you can drive them to church on Sunday the price seems … (4 comments)
