lethbridge real estate: Facebook Violates Privacy Laws - 08/28/09 06:21 AM
If you are a Facebook fanatic then you definitely want to read this article.  There have been lots of problems and discussion regarding facebook and how it allows your personal information to be accessed and sold to marketers.  Facebook is basically one big data collection and selling business.  Everytime you sign up for some silly "who is the smartest 5th grader" application it collects and shares your data, often without your knowledge or consent.

Recently, Canada has been instrumental in telling Facebook, "NO WAY!"

lethbridge real estate: Tax Deductible Mortgages in Canada? Just Be Careful Mr. Smith - 08/24/09 08:09 PM
The popularity of techniques such as 'The Smith Manouver' and 'The Singleton Shuffle' to aid in the reduction or avoidance of taxation has grown in recent years.  Still, there is a right way and a wrong way to go about using these techniques.  The differences are very subtle and even many tax professionals are not aware of them.  Most certainly very few mortgage brokers are, and you can guarantee that virtually no real estate professionals have a clue.  Check out this recent new headline:
The perils of writing off the mortgage Jamie Golombek, Financial Post  Published: Saturday, August 22, 2009

lethbridge real estate: 3 Yr Mortgage Rate May Be Best Mortgage Rate in Alberta - 08/24/09 07:34 PM
The current 3 year interest rate offers some amazing opportunity at the moment.  While most consumers have been brainwashed into believing that the 5 year rate is the best option (since it is the most popular) there are often better options to suit a consumers needs.
Most Canadian mortgage brokers now have access to 2.90% on a 3-year fixed, which is near the lowest rate ever for this term.  This promotion includes all the normal bells and whistles:  20% prepayment options, double-up payment privileges, portability, a 120-day rate hold, etc. (minimum $200k loan amount)
Despite the great rate, a lot of … (0 comments)

lethbridge real estate: Lethbridge Plumber is All Washed Up! - 08/20/09 03:55 PM

At our recent Lethbridge parade celebrating 'Whoop Up Days', there were many more floats entered than anticipated.  This years parade was quite long.  I had to say that one of my favorite floats in the parade happened to be 'The Gentlemen Plumbers'.  This float featured their work truck equiped with 2 bubble blowing machines (you have to look close in front of the truck, but you can see them) and then a guy driving a bathtub gocart.  This was hilarious and the crowd really loved it.

Very smart marketing!

lethbridge real estate: Lethbridge City Police - 08/20/09 03:48 PM

The Lethbridge City Police do a great job keeping our city as free from crime as possible.  Over the years, the city has grown and the size of the police force has struggled to keep up with it.  Not to mention that we have started to see typically urban crime start to find its way down to our community.  Still, our local police service has managed to maintain a safe community for us.
This is something that is very important to consider when shopping for real estate in a new community.  Is it someplace that I want to raise a … (1 comments)

lethbridge real estate: Old Lethbridge Firehall - 08/20/09 03:43 PM

Everytime I drive past this old building I can't help but to stare up at the old bell tower on the Old Lethbridge Firehall.   I am suprised that nobody has ever made it into a 'lighthouse' with a beacon that turns around attracting people downtown to the various businesses it has held.  Still a pretty cool old piece of real estate.

lethbridge real estate: Can HELOC's Ruin your Canadian Credit Score? - 08/09/09 09:39 PM
Lots of people are now choosing HELOCs for their next mortgage.  HELOCs offer features like:
Fully open terms Interest offsetting (where positive savings or chequing balances reduce your debt and interest) Readvancability (i.e.  the ability to re-borrow after you make principal payments) Multiple segregated sub-accounts (to separate different types of borrowing) Interest-only payments What many don’t realize is that choosing a HELOC instead of a mortgage can have a potentially adverse effect on their credit score.  That’s because HELOCs are often reported to credit bureaus while mortgages are generally not. (In cases where mortgages are reported, sources at Equifax, the nation’s … (0 comments)

lethbridge real estate: Alberta Building Permits Dropped... Sort of - 08/06/09 01:59 PM
CALGARY - The value of Alberta’s building permits dropped in June as non-residential construction slowed, Statistics Canada said Thursday.
Alberta’s building permits totalled $843 million in June, a 24 per cent decline from May.
The drop, which comes after three months of increases, was attributed to a nearly 40-per-cent decline in non-residential construction, which includes industrial, commerical and institutional permits. The value of residential permits rose 10 per cent in June.
In Calgary, the value of permits fell 33 per cent to $420 million in June.
Only Alberta and Saskatchewan posted declines among the provinces. Across Canada, the value of building … (3 comments)

lethbridge real estate: Lethbridge Basement Suites - Take 2 - 08/04/09 05:12 PM
I am asked by both clients and real estate professionals on a weekly basis for information and advice regarding basement suites.  This is a very serious issue here in the Lethbridge Alberta real estate market as our basement suite marketplace is prime for investors who are looking for maximum return on their real estate investment, and also for home buyers who wish to supplement their income and help make their mortgage payment with a little revenue out of a secondary suite in their property.

Wells Fargo & Co. is putting a chokehold on its Canadian subprime mortgage business, saying it will no longer accept new applications.
Its decision continues an exodus that began shortly after the U.S. subprime mortgage market collapsed in 2007.
Wells Fargo, the fourth-largest bank in the United States, follows such lenders as HSBC Financial Corp. Ltd., which closed dozens of locations in Canada as it exited the subprime mortgage business in North America.

lethbridge real estate: Lethbridge Lakeview Bungalows For Sale - 07/26/09 03:34 PM

Lethbridge Lakeview bungalows for sale are a popular choice for families seeking affordable homes in a great neighborhood.  The homes located in the Lakeview area of the City of Lethbridge tend to be of fairly consistent and desirable style.  The majority of the homes in the subdivision are modest bungalows ranging from 950 to 1100 square feet with full basements and decent sized mature lots.  The homes in the are are about 40 to 45 years old now and were built back when the builders still used real Fir wood and took pride in their craftsmanship.  Most of the … (0 comments)

lethbridge real estate: The Recession Is Over! - 07/25/09 04:20 AM
The recession is over, but not the pain.
Canada's central bank predicted Thursday that the economy would expand this quarter, suggesting the economic contraction lasted for about nine months, considerably shorter than the previous two recessions in the early 1990s and the early 1980s.
The Bank of Canada's reassessment of the state of the economy is perhaps the clearest signal yet that the worst of the recession is over.
Buoyed by the prospect of better days ahead, investors rushed to buy Canadian stocks, adding new life to an near five-month rally that economists said has played a big … (6 comments)
