     An article published today in our National media discusses how the average home price across Canada has increased and is now sitting around $508,000.  That is half a million dollars.  Now this number is not a true reflection of most of Canada, as that number is significantly distorted by the Million dollar properties in Vancouver and Toronto markets.  Outside of those 2 markets, or even removing those 2 most high priced markets from the average would likely result in the real number falling to more like $300,000 average across the country.

There are several law offices in Lethbridge who are willing to work on real estate transactions.  In fact, the majority of our offices will do these transactions.  The reality is though that many of them really do not want to.  They only take that business because the do not want to lose clients to other firms.

     I recently did an evaluation on a commercial property for a client.  During the physical tour of the building I took pictures of various parts of the building, the services, the design and layout.  The client asked me several questions about real estate, the market, and property values.  All of these questions were easy for me to answer, provide relevant facts and information on, and give evidence to things that are happening and have happened recently in our city.  This is an area of information of which I would consider myself an expert.

I use a couple of different tools to monitor the ranking of many sites that I own.  I don't often bother checking them too regularly, but when I do I find it interesting to see which agents are ranking at the top.  In the past, I used to have the #1 ranked real estate website in my entire region and city.  When i switched my real estate brokerage that page disappeared and I ignored it for many years.

Here is another of my old videos that I made about 6 years ago.  This one was a feature that google rolled out that you could do custom searches and make your own commercial.  They debuted it during the superbowl 6 years ago and I made this one about a week afterwards.  It was just a novelty video designed for people who were searching google for Lethbridge real estate.  It was a neat concept, not sure if google still offers this service.

The following is an old video I made about Lethbridge Manufactured Homes.
 
Most of the information on this old video is still current.  The only thing that is really changed much is that they are now more difficult to finance than they were in the past.  It is still possible, but not nearly as simple or easy as financing a traditional single family home.  As a result, the starter home market in Lethbridge is much stronger than the mobile home market.
 
Still, manufactured homes in manufactured home communities are popular with seniors and those looking for the park lifestyle.

The town of Coaldale is one of the suburb communities of Lethbridge.  This small town which now almost borders on the city limits, attracts lots of young families and is popular with thrifty buyers, including those who have employment to the East, maybe in Taber or Chin, or even the oil patch to the East.

Lethbridge real estate videos I made about 5 or 6 years ago continue to exist on youtube and some of them are still providing relevant information years later.  This particular video is one I made standing out in front of what was a fairly new subdivision at the time.  The fairmont subdivision in south Lethbridge had some of the first new homes available in the most sought after location in the city.  These homes sold radidly and even to this day there are few listings available in this area  most of the time.
