real estate: Cheap Lethbridge Real Estate
- 06/15/16 04:40 AM
Cheap Lethbridge Real Estate An article published today in our National media discusses how the average home price across Canada has increased and is now sitting around $508,000. That is half a million dollars. Now this number is not a true reflection of most of Canada, as that number is significantly distorted by the Million dollar properties in Vancouver and Toronto markets. Outside of those 2 markets, or even removing those 2 most high priced markets from the average would likely result in the real number falling to more like $300,000 average across the country. Here in Lethbridge, our real

real estate: Coaldale Real Estate
- 06/10/16 03:55 PM
Coaldale Real Estate The little town of Coaldale is located just a short drive East of Lethbridge. As a result many families consider it as an option when looking for real estate in the Lethbridge area. Here is quick snapshot and description of what you get there. Coaldale historically was a little rural town, a bit too far to drive from Lethbridge, however it has grown and the 2 towns are not that far apart anymore. Coaldale real estate traditionally has been mostly older homes, and some newer infills. In the past decade also a few new home subdivisions have been

real estate: Lethbridge Law Office
- 06/09/16 03:20 PM
Lethbridge Law Office There are several law offices in Lethbridge who are willing to work on real estate transactions. In fact, the majority of our offices will do these transactions. The reality is though that many of them really do not want to. They only take that business because the do not want to lose clients to other firms. Soon, there is a new law office opening in Lethbridge, one which will specialize in real estate only. This new office will be able to close a real estate transaction quicker and more efficiently due to specializing in only real estate closings. I expect

real estate: Environmental Concerns
- 05/24/16 04:59 PM
Environmental Concerns sometimes we sell properties which have signs of industrial or commercial activity on them. When we sell these properties we are obligated to do some investigation and recommend professional opinions be sought regarding environmental issues. Take a look at this picture and you can see a property which I think should be investigated before selling it.

real estate: Stay Within Your Expertise
- 05/21/16 12:34 PM
Stay Within Your Expertise I recently did an evaluation on a commercial property for a client. During the physical tour of the building I took pictures of various parts of the building, the services, the design and layout. The client asked me several questions about real estate, the market, and property values. All of these questions were easy for me to answer, provide relevant facts and information on, and give evidence to things that are happening and have happened recently in our city. This is an area of information of which I would consider myself an expert. However, while we were

real estate: Search Engine Rankings
- 05/12/16 04:45 PM
Do you track your own search engine rankings? I use a couple of different tools to monitor the ranking of many sites that I own. I don't often bother checking them too regularly, but when I do I find it interesting to see which agents are ranking at the top. In the past, I used to have the #1 ranked real estate website in my entire region and city. When i switched my real estate brokerage that page disappeared and I ignored it for many years. As a recent experiment, I build a new page. A really cheap page, just to see how

real estate: Searching For Lethbridge Real Estate Pics
- 03/23/16 04:48 PM
Searching For Lethbridge Real Estate When you do a search on Google you can choose to do a regular search, or to do a video or image search instead. Tonight i was looking for an old image of my previous real estate signs and so I did an image search for the phrase "Lethbridge Real Estate" and was suprized to see that the first ranked image on the list of images is actually the image on the home page of one of my real estate websites. This is pretty cool, since it is a website which I rarely have used lately. Clearly

real estate: Google Lethbridge Real Estate
- 03/17/16 04:26 PM
Here is another of my old videos that I made about 6 years ago. This one was a feature that google rolled out that you could do custom searches and make your own commercial. They debuted it during the superbowl 6 years ago and I made this one about a week afterwards. It was just a novelty video designed for people who were searching google for Lethbridge real estate. It was a neat concept, not sure if google still offers this service. #lethbridgerealestate #lethbridge

real estate: Lethbridge FSBO Real Estate
- 03/08/16 05:18 AM
Lethbridge For Sale By Owner Real Estate I made this video over 6 years ago discussing the fact that there were currently a few different companies operating in Lethbridge helping home owners sell their properties on their own. Since the time I made this video, I believe all of the companies which I mentioned in the video have either left Lethbridge, gone broke, gone out of business, or have sold to new owners. In my 23 years of helping local people buy and sell homes in Lethbridge, I have not seen a single private sale FSBO real estate company succeed in our

real estate: Lethbridge Manufactured Homes
- 03/07/16 08:36 AM
The following is an old video I made about Lethbridge Manufactured Homes. Most of the information on this old video is still current. The only thing that is really changed much is that they are now more difficult to finance than they were in the past. It is still possible, but not nearly as simple or easy as financing a traditional single family home. As a result, the starter home market in Lethbridge is much stronger than the mobile home market. Still, manufactured homes in manufactured home communities are popular with seniors and those looking for the park lifestyle. Here is my old video

real estate: Coaldale Real Estate Listings
- 03/03/16 02:58 PM
Coaldale Real Estate Listings The town of Coaldale is one of the suburb communities of Lethbridge. This small town which now almost borders on the city limits, attracts lots of young families and is popular with thrifty buyers, including those who have employment to the East, maybe in Taber or Chin, or even the oil patch to the East. The homes in Coaldale are typically slightly cheaper than comparable homes in Lethbridge. Also, the lots tend to be larger which makes for some real nice family properties with massive yards. The other thing families find attractive about living in Coaldale is that it

- 03/02/16 02:08 AM
Lethbridge real estate videos that I made over 5 years ago in some of the areas continue to remain on youtube and provide relevant information to Lethbridge home shoppers. This is a video that I made in Coulee Creek area of Lethbridge, which was just under construction at the time of the video. The area is now fully developed and completed and there are no more lots available in the area. The homes in the area are in fairly high demand, and the prices are fairly high because of it. You can buy the same house in a westside location for less

- 03/02/16 02:04 AM
Lethbridge real estate videos I made about 5 or 6 years ago continue to exist on youtube and some of them are still providing relevant information years later. This particular video is one I made standing out in front of what was a fairly new subdivision at the time. The fairmont subdivision in south Lethbridge had some of the first new homes available in the most sought after location in the city. These homes sold radidly and even to this day there are few listings available in this area most of the time. If you are interested in looking for a home

real estate: Wayback Wednesday Lethbridge Real Estate
- 03/02/16 01:59 AM
Lethbridge real estate video that I filmed about 5 years ago in front of a property that I had just listed for sale. This particular listing was an estate sale, where the seller lived out of town. He only traveled to Lethbridge to visit this property and settle his mothers estate. Because of this situation, handling her real estate in her estate was expensive and challenging for him. He had previously had it listed with another real estate brokerage in Lethbridge, who failed to sell it or even get him any offers. At this point, he fired that brokerage and called

real estate: Downtown Lethbridge Real Estate
- 02/28/16 02:09 PM
Downtown Lethbridge Real Estate The downtown core of Lethbridge is home to some turn of the century buildings and developments. The houses in this area include some of the old original character homes dating back to the early 1900's which were built with a unique character and style which has made them very popular with buyers today. Most of these old homes are big square footage and require substantial improvements to the mechanical of the home. Old wiring, gravity furnaces, steel plumbing, and a lack of insulation are just some of the challenges faced when buying one of these classic houses. Still, they

- 02/28/16 11:07 AM
Leap for Lethbridge Real Estate Leap year is here and that means that this month of February there is 29th day. Apart from my brother in law who was born 44 years ago on Feb 29th and is celebrating his 11th birthday, does anyone else really care that there is an extra day this month? What will you do with that extra day? Spend time with your family? Use it to work in your business? Use it to work on your business? There is really no wrong answer, as long as you don't waste this precious gift of 1 more day! For me, I
