Qi's Whiz

Maybe you're like me and never fully appreciated the flow of energy in your workplace.   Maybe you innately seek out the perceptible over the metaphysical.  So by that logic you're not like the ancient Chinese who followed feng shui and understood that "Qi rides the wind and scatters, but is retained when encountering water."  Maybe you're also not like the ancient Egyptians, who somehow encoded geometric magic into the Great Pyramid, with its dimensions  that "square the circle."

So, I guess we could be considered skeptics.  And as luck would have it and the fall of the calendar would dictate, I … (6 comments)

The Older I Get The More I Conform

If you know me, you know that I don't like to stick to convention.  I was the teenager who skipped college, moved to Hollywood and played rock guitar.  In my 20's, I saved up vacation time not for sandy white beaches but instead for expeditions to the harsh mountain environs of the world's highest peaks.  In my 30's, I dove (literally) into the sport of triathlon --- an endeavor, to quote my Aunt Marge, that would be something she'd "rather die a thousand deaths" before contemplating.  When I come to the fork in the road where … (6 comments)

To Airbnb Or Not To Airbnb...

...is anybody even asking the question?  Shall we then conjure The Bard to determine not whether renting out some or all of your home(s) through Airbnb or VRBO is a good idea itself, but once done is done, to know how thee mortgage lenders may view thine income?  Whilst the "collaborative consumption" economy may be in full, progressive and dynamic bloom, a rose by any other name,  like the mortgage industry for example, can be quite slow to see the light.  True, our dagger may well be perceived dull held alongside the cutting edge of the Uber-net.
So to venture … (82 comments)

Need a Jumbo Loan?  Better Call in the Reserves

Here in the San Francisco Bay Area, and Marin County, where I'm located, we tend to see a lot of loan amounts that exceed the conforming and high balance conforming loan limits (respectively, $417,000 and $625,500, in most local metropolitan statistical areas).  And I'll be honest with you --- this has less to do with stereotypes (hoodie-wearing 25-year olds snapping up funky, $2MM+ Victorians with their handsome stock payouts), and more to do with median home prices that tend to hover around the million dollar mark for the Average Joe.  Whatever the combination … (3 comments)

Do You Think We're in a Bubble?

Forgive me.  While I may be one of Marin County's most recommended mortgage lenders, I am still only on the lowly home finance side of things.  I'm not in the real estate purchase and sale trenches like most of the members on Active Rain and, presumably, I'm therefore not taking the brunt of this blog title's sentiment head on.  Since I am hearing the question from my pre-approved buyers so frequently, I know that San Francisco Bay Area real estate agents must also be confronted with the "Do you think we're in a bubble?" concern.  I thought … (2 comments)

marin: Will Refinancing Cause My Property Taxes to Go Up? - 07/07/14 02:50 PM
"Will Refinancing Cause My Property Taxes to Go Up?"

Because the current interest rate environment remains conducive to refinancing, a concern that some have about taking action stems from confusion related to how their property taxes are determined, and specifically the question, "Will refinancing cause my property taxes to go up?"  It goes without saying that nobody wants to save money via refinance, only to see it evaporate in the form of higher real estate taxes.  But is this a real threat?  Or is it safe to assume that simply by refinancing you would not see a change in your tax … (7 comments)

Honoring Those Who Serve(d)

Like many of you, I'm sure, I lead a busy life and yet do my best to contribute to the community.  One of the ways I aim to be involved is by volunteering as treasurer of the Tamalpa Runners, the largest running club in Northern California.  This year, I also agreed to help out by taking on the role of course captain for the Marin Memorial Day Races, known locally as MMDR.  MMDR, has both 5K and 10K running races and attracts a large and talented field of runners.  It's a big undertaking for the club and it … (4 comments)

The New & Improved Tips for Sabotaging Your Open House

I know you didn't think it was possible, but here is a an update to a list I began some time ago.  As a mortgage professional, I am fortunate to have somewhat of an outsider's perspective on our local broker tour --- I am not a real estate agent myself and as a result, certainly there are local agents who don't know me.  This also implies that they don't know that I'm not a Realtor.  I could very well be out on tour on behalf of the IDEAL buyer for their listing.  Here are some tried … (3 comments)

Go Ahead!  Drone On About Your New Listing!

Some of you may know that I do a bit of video marketing.  I rely on Doug Canning, here in San Rafael, to shoot and edit the video and while we were working on my last production, he mentioned that he'd purchased an aerial drone to which he can mount a camera.  And as a result he now offers the dramatic real estate video shoots that are becoming increasingly popular with local agents.  In marketing properties, especially in the luxury markets prevalent here in Marin, aerial drone footage can make for a very compelling … (9 comments)

Mortgages for Canyon Green, Novato, CA

You don't see it too often in Marin County, CA --- new construction, that is.  So the other day while I was driving in Novato, I allowed myself the innocent distraction of following the signs to the new development of Canyon Green, located roughly off of the DeLong/Diablo exit and close to the Grant St. downtown area.

There are 6 floor plans available and prices will start from mid-$700's.  This means that RPM can finance many of these properties with as little as 10% down (80/10/10 financing).
