Notwithstanding the vagaries of the SFR fix and flip market (it comes and goes, and maddeningly so), rental yields are at the point where it makes sense to buy and hold. Of course, the full functionality of our property management division helps with that decision. Anyway, with net current cash flow yields above 12% pa, and SFRs available for 30-50% of one-time retail value, it doesn't take a genius to figure out what a 2-5 year hold period would do for returns. It's not like I don't have anything to do these days…nothing transactional, of course, but it is tax time, we are still very active in SFR foreclosure buy/fix/flips (I hate that term, but…), and I'm spending lotsa time extending our business group's web marketing umbrella, growing existing businesses based on web-generated leads, and also starting new businesses that complement the existing ones. Whew... My point is that I have spent the last hour or so discussing commercial comps and deals with two appraisers and one broker, bam-bam-bam, just like that, one after the other, in lockstep (kinda almost forgot … (2 comments)

How bad are things, really? Well, we're all doing twice the work for half the money, but as a company we’re still nicely in the black. And our operation is a classic one, paternal in the old-line sense: the house pays for everything including the best bricks-and-mortar in town and lotsa signs and print media; every broker has an office and many of us have been here for 25+ years; our signs blanket the area; we get lots of floor calls and walk-ins; everyone helps anyone, we all mentor our newbies, and no one locks anything.
