According to the Rockland County MLS there were a total of 1454 residential single family houses and condos sold in Rockland County from January 1, 2008 to December 31, 2008. Considering how the sales market has been nationally I would say that Rockland County is definitely ahead of the game. I thought it would be interesting to know how they were paid for so in the following chart I have separated the total numbers sold by the type of financing that was used to purchase these homes. These numbers are very different to the ones I gave last month, in fact some of the numbers are pretty outrageous but remember all home sales are factored in to come up with the final average price. I can't tell you how happy this makes me. New rules have been put in place for home mortgage loans that will protect the consumer from unfair, abusive, and deceptive home mortgage lending practices. In short these new rules will prohibit mortgage brokers and creditors from using deceit to get loans approved that should not be approved. Deceptive behavior by mortgage brokers and creditors affects us all and is one of the reasons the real estate market is in trouble today. The Housing and Economic Recovery Act of 2008 has a great incentive for first time home buyers. If interested in taking advantage of this tax credit a home buyer must purchase the home after April 8, 2008 and before July 1, 2009 and the buyer must not have owned a residential property in whole or in part at least three years prior to this purchase. The tax credit is $7,500 or $3,750 if married and filing seperately. The credit is to be paid back in increments of $500 a year for 15 years starting on the second year after the purchase. A local Rockland County professional told us the other day that it looked like in the near future up to one third of all Rockland residential sales were going to be short sales, EGADS!. After the initial shock of this comment I decided to put in a post about this subject because there are a lot of people who don't know the difference and are very confused.
