The Federal Housing Finance Agency (FHFA) has announced 2012 conforming loan limits.  The agency base conforming and high-cost area loan limits will remain at the existing 2011 levels through December 31, 2012.  The only county to see an increase is Fairfield County, Connecticut.

2011: USDA Mortgage Closings on HOLD Until Funding Has Been Restored - 10/06/11 03:25 PM
Under USDA’s fiscal calendar, annual USDA funding for fiscal year 2011 expired as of September 30, 2011.  Until such time as new funding is authorized, USDA offices will not be able to issue conditional commitments.
Most lenders will continue to originate and process USDA loans.  Actual closings will not occur on these USDA loans until such time as funding is restored and a commitment has been issued by the USDA office.  Loans currently approved with a previous commitment issued may be closed as scheduled and will not be impacted.

VA has announced a delay in the reduction of its Funding Fee.  Originally scheduled for October 1, 2011, the VA Funding Fee reduction now goes into effect on November 18, 2011.

Spring is here.  Today, March 21st, is the official start of the 2011 spring season.  There are already signs of retuning visitors from years past.  We have already had several warm days, so the returning flowers are once again beginning to bloom.

2011: USDA Announces Addition of Monthly MI Effective October 1, 2011 - 03/13/11 12:53 AM
Changes has just been announced to the USDA loan program.  One change will be the implementation of an annual fee of 0.30 percent of the outstanding principal balance.  This will take effect on October 1, 2011.  At that time, the up-front guarantee fee for purchase transactions will decrease from 3.5% to 2% for all purchase loans transactions.  For refinance transactions, the up-front guaranteed fee will remain at 1%.

2011: FHA 90 Day Flip Financing Is Still Available - 12/11/10 03:13 AM
I have seen several inaccurate posts and comments lately regarding the ending of HUD's 90 Day Flip Waiver for FHA mortgages.  On January 15, 2009, HUD announced a waiver to its restriction of a borrower being able to obtain FHA financing on a property that had been acquired by the seller in the 90 days preceding the sales contract date. 
The waiver took effect on February 1, 2010.  The expiration date of the waiver was set as 12 months from its starting date.  That leaves the waiver to expire on January 31, 2011 unless HUD extends it further.

2011: Atlanta Gets Its First New Department Store in 8 Years - 11/13/10 01:26 PM
The Von Maur department store chain is set to enter the Atlanta market late next year.  The family owned 25 store Davenport, Iowa chain is set to open it's first Georgia location in November 2011 at North Point Mall in Alpharetta. They will take over the space vacated by Belk in August 2009.  Van Maur plans to gut and renovate the location in addition to expanding it from 115,000 to 140,000 square feet.
