I've noticed for the past few months now that the banks have slowed down how quickly the short sale process is going. At one time, not too long ago they were approving them in a timely fashion, at least the files I was working on here in Las Vegas, NV .  I wonder what they have up their sleeve now.   Our Las Vegas Housing Market is on Fire right now.  Many Homeowners who once thought they'd have to short sale are no selling traditionally.  Our prices are rising that quickly.  They said we'd never experience what happened 6 years … (0 comments)

It's amazing how our home prices have dropped.  No wonder why so many homeowners are walking away from their homes.  If they bought a home four years ago for $500,000 more than likely the home is now worth about $220,000.. short sale price.. If it was bank owned it'd be less. 
I realize that many homeowners can't see any reason to stay paying on a home that has dropped so much.  But depending on their loan on the home they could be losing some valuable money too.  Many people did put 20% down on their homes.  Twenty percent on a $500,000 … (0 comments)

Our city of Las Vegas is completely littered with short sales.  It has been for about a year and is continuing to grow and grow.  i just spent a few days with a friend in Southern California and that is what their market is coming also.  Although it seems as they are doing more foreclosures than we are in Las Vegas.

I've been doing short sales for quite sometime now and it seems as though the banks are getting more defiant about saying yes to having a successful closing.  Not all banks of course, but just a few months back they seemed to be more obliging.  I was closing almost every short sale listing I had.  Now, after months and months of negotiations at the last second they are coming up with some ridiculous reason for not accepting the offer.  After they have countered, asked for more documents from both buyer and seller.

The past few years have been a little trying to say the least when it comes to the housing market.  When I meet new people and they ask what I do for a living and I share that I'm a full-time Realtor the same response comes from all of them.. OOOOOO, what a tough job.  Things gotta be tough.  And yes, they are right, it's been REALLY tough.  But ,if we continue to think that way it probably will continue to be tough.  I'm choosing not to believe it anymore.

- This market is crazy and insane and many things are just not going to make any sense to you or me (even though I live it).
- I can guarantee you 99.99% of the listings e-mailed to you will no longer be available by the time you get here.
- Properties are selling in a snap.
- Properties are getting multiple offers within a few days of being on the market, the most offers I've heard a house had recently was over 44 offers. New homes are in the similar situation. No inventory.

If case you didn't know Nevada has the highest foreclosure rate in the nation.  The banks have released thousands for sale and are holding back on releasing foreclosed homes just waiting to go on the market.
The Neighborhood Stabilization Program which is now a year old helps to b=put communities hardest hit by the foreclosure issues and to repopulate foreclosed homes. 
3.9 billion dollars was nationally allocated in the program's first round of funding, THis was approved by former President George Bush,  Almost 72 million dollars landed in Nevada.

So in today's market of Las Vegas short sales and the process it takes to get them completed and accepted is a struggle, I can complete them but it's a very timely process working with the lenders/mortgage companies.  One of the first obstacles is trying to fax them the information that gives me the authorization to communicate with them. And remember that many homeowners have multiple loans on their property, could be one, two or three loans.  that means one to three faxes that end up being busy because the banks are over worked.   This is a common problem on every situation trying to get … (1 comments)

All you hear on the news is it's a buyers market, prices are down, lots of foreclosures to choose from.  WHAT?  Las Vegas currently is suffering from a lack of inventory.. We have bidding wars going on with most properties.  I'm talking an average of 16 offers per property, which many are cash deals.

One of the biggest problems I see with foreclosure lisitngs in Las Vegas is that a majority of the REO listing teams are on over load.  There is a select fewthat have been "chosen" by the major banks to handle the REO accounts and they continue to get new lisitngs everyday.  Now grant you some of these REO listing companies are fabulous.  They call you back they email they actually make the transaction work accordingly.  Unfortunately, they are the minority.  Most the time you NEVER hear anything back from them.  Not a call, email, fax.
