With so many different things happening in our Las Vegas Real Estate Market I thought maybe manifesting prosperity was a good idea.  Do you agree? 
Let's all do this and see what happens.  Wouldn't that be awesome if we all (Real Estate Agents) could stop what we're doing and and SYCRONIZE this manifestation?  We should give it a try.  Anything is possible right?  Escpecially when it comes to Real Estate.  If we are determined enough we can make positive successful closings

Yes, its always been said money talks b.s. walks,  Well, unfortunately with all the changes in lending and banks wanting cash offers on their foreclosures and short sales it's getting nearly impossible to buy a property via loans.  I'm not trying to sound discouraging--it is the truth.  I have seen banks take $70k less on a property only because the offer was cash and they could close in a few weeks vs. waiting for a loan to process.

Despite the state's effort to slow foreclosures, Nevada once again has the highest rate of foreclosures in the nation.
The latest report done by Realty Trac shows foreclosure filings were the highest in Las Vegas Nevada where one in 68 homes received a foreclosure filing in October of 2009.
That's more than five times the national average which is one in every 385 homes.
But, that national number is down three percent from September yet compared to a year ago, foreclosure filings are still up 19 percent.
Nevada has been the number 1 foreclosure state in the nation for approximately 34 months straight.  … (1 comments)

If homes could sing I think all of the poor homes that have been sitting vacant for a number of months/years would be singing this song....If anyone has set foot into a foreclosed home or bought one you know what I'm talking about,,, most of the homes have been torn up.  Toilets are missing or just plain disgusting.  Kitchens have been removed, cabinets removed, no counter tops, no sink.  Appliances stripped of the property. Buzz, buzz, everyons is talking about what's happening in Las Vegas and the housing market.  Many people move here becasue of the weather.  Unemployment is very high right now, but prices of homes are so low that people are purchasing anyway.  Most rentals are more expensive than to purchase a home.  So if you're going to live here you might as well buy, why rent? 
The most popular price of homes selling as of right now are 100k or less.  Think about it, how much is your actual payment even at 3.5 % down.  It's awesome.  Las Vegas will always be … (1 comments)

Of course Las Vegas is in trouble.  We have been for awhile.  How did any of us really think that prices could double and in price and remind forever?  How could we phat hum that the loans we were given were too good to be true?  We were in a whole different situation than rest of the country.

Let's just hope that President Obama's plan for the housing recovery ends up helping everyone.. I know from my personal experience with this housing mess of foreclosures and short sales that is taking a toll on everyone even if you're not directly the homeowner in the situation... It started for me that my clients were losing their homes and its very hard to stay unemotional when you have to find them a place to replace where they have lived for over 10 years or so.  They have pets, they have school districts they want to remain in.  Friends and neighbors which … (0 comments)
