I've been doing short sales for quite sometime now and it seems as though the banks are getting more defiant about saying yes to having a successful closing.  Not all banks of course, but just a few months back they seemed to be more obliging.  I was closing almost every short sale listing I had.  Now, after months and months of negotiations at the last second they are coming up with some ridiculous reason for not accepting the offer.  After they have countered, asked for more documents from both buyer and seller.

I'm sitting in my office here in Las Vegas and just decided to clean off my desk.  It has my cell phone, office phone, my lap top, a few pens, a coffee cup full of cold coffee (not unusual). A few files and my desk sized paper calendar.

Summerlin Nevada is a master-planned community located west of the Las Vegas strip.  It is near Red Rock Canyon.  Red Rock Canyon is a beautiful place to hike, site-see, bike, picnic or take a drive through.  The mountain ranges with in the 11 miles drive are amazing.  No mountain looks like the other.  There are multiple colors throughout.

Oh my goodness, I took some buyers out yesterday and we visited 12 short sale listings all located in the Vistas and Paseos Villages of Summerlin.  I was quite surprised how bad of shape these homes were in.  It was very clear that many of them had been rental homes and where left vacant in very poor condition.  I understand that homeowners of the short sale listings are in hardship and do not have money to spruce up the property.  But come on you can at least do a little something something to the property.  Throw things away that were left … (0 comments)

las vegas: Bidding wars on short sale listings in Las Vegas - 01/21/10 12:03 AM
Many things are changing in the housing market here in Las Vegas and the rest of the United States and we here in Las Vegas most of our market consists of short sales.
What I'm seeing is bidding wars going on with many short sales and people asking that their offer be a back up offer.
Some agents here in Las Vegas haven't experienced it yet, but they will soon.  A short sale is priced at fair market value so why wouldn't there be bidding wars on fabulous homes.  It's no different than before when we've been in bidding war situations.

Most people welcome the rain when we are fortunate to receive it here in Las Vegas. Living in  Las Vegas very rarely do we get rain but this week is going to be different.  Current weather is rain and the forecast is  reported that we will have rain all week with precipitation amounting to more than we received in all of 2009... That's just amazing.  It's a wonderful welcome. At one time everyone was thinking that the price of rents were going to go up because the demand of them would be so high due to the rising foreclosure, short sale and bankruptcy issues here in Las Vegas.  But contrary to what everyone thought, it's turned out to be the opposite.  The main reason is because there are just too many rentals out there for rent.  Investors have come in and bought up so many homes that are now for rent that we are over saturated.

las vegas: Update on NFR---Sold out in Las Vegas ---BIG WEEKEND means BIG MONEY to our city. - 12/03/09 10:07 AM
I just heard on the news that NFR is sold out for every single day of the rodeo event.  WOW, that's great.  They also mentioned that December should bring in 250 million dollars of non-gaming revenue.  I'm not sure how that compares to other years but it sounds pretty exciting for this year.  I wouldn't be surprised if NASCAR sold out too. 
We also have the opening of City Center this week and weekend.  Big things are happening in Las Vegas in Dec.

I've been watching the market as far as short sales go and have noticed a rather large number of homes going on the market as short sales.  I know that my short sale listing has grown in leaps and bounds. but the other day when I was on the MLS and pulling up listings, almost 3/4 of all the listings in the Las Vegas area including Henderson, Green Valley, North Las Vegas and Summerlin are short sales.  The pros and cons of short sale listings are too many to list but, it's nice to know that people are willing to give … (0 comments)

I've been listening to one of the  radio stations here in Las Vegas and he is going to be lifted up in a bucket to the top of building and stay there for 12 days.  Granted this is Las Vegas and most people who don't live here possibly aren't aware of how our temps drop at night.  We get into the 30's... That's cold to be camping out all night. I'm gong to go shopping for toys and take them over there.  I want to experience what this guy is doing.
