commercial: Are You Violating the Law or Ethics? - 11/01/15 09:06 PM
Between real estate law and the code of ethics, it’s very easy to step out of your comfort zone.

Does anyone remember the part about putting your client’s best interest above your own? How about the part on staying within your field of expertise? If you do single family residential homes as your main service, are you even qualified to do large tracts of land? What about a multiunit apartment? What about a warehouse or big box anchor shopping center?

Many people think land would be easy. After all, it’s just lying there, right? How tough is that? Do you understand mineral rights? … (81 comments)

commercial: Don't Do What You Don't Know - 02/27/14 09:09 PM
Okay, I've been in real estate awhile. I don't have a three digit license number or anything, but I consider twelve years a considerable chunk of a life not getting any shorter. Ergo, I get upset when people waste my time because they are lazy or uneducated. If you're new in the business, that might include you, but if you have done your homework, probably not.
With that said, agents should never try to do what they don't know. If you do residential, don't do commercial or land. You will likely make a fool of yourself, and you may end up … (1 comments)

commercial: Crazy Market in Pickens - 02/21/14 09:20 PM
This is a crazy market we have in Pickens County. Last week we put a home under contract at full price plus closing costs. Also taking place last week was a bank auction where my partner bought a nice three acre lot, very close to where I live, for $1250! Lots in the area typically go for $30-50,000! Caught me snoozing or I would have bought it myself.
I don't think there is any doubt that residential real estate is getting better by the minute here, although we are still lagging metro Atlanta as usual. Land and lots are finally starting … (0 comments)

commercial: Some People Still Don't Know It's a Buyer's Market! - 11/23/11 11:37 PM
It has become a cliche' at this point. "Now is the time to buy!" Turn on any financial news program and at some point you’ll hear the experts extolling the virtues of diversification. Real estate, even through the market downturn, has long been considered a conservative, long-term strategy to growing wealth.
In fact, that very downturn has created a historic buying opportunity for potential homebuyers and investors alike. The combination of lower home prices across American and historically low mortgage rates, two essential factors that usually don’t trend in the same direction, have triggered a buyer’s market in many … (6 comments)

commercial: What Motivates Your Elected Officials? - 10/08/08 12:20 AM
I would have broken out in hysterical laughter had it not been so sad. As I read the accounts of why our House of Representatives turned down the "bailout" on September 29th, there was one guy who said it was defeated because in his words "we want to keep our jobs". It doesn't make any difference who said it, he is just one apple in a big barrel. I think most working Americans would say that they want to keep THEIR jobs, and that they vote for their elected officials in the hope that they will help work toward that end … (0 comments)

commercial: "Bailout" or Windfall? - 09/25/08 02:31 AM
There was an article in the Washington Post yesterday about how "Main Street" could actually profit from the "bailout". The proponent of the theory and author of the piece is Bill Gross, who is the founder of the investment management firm PIMCO.
While the media insists on calling this bill a Wall Street bailout, insinuating that taxpayers will get nothing in return for $700 billion, the facts are that the people being bailed out likely have never seen Wall Street. Gross uses the figure of 65 cents on the dollar to value mortgages that will be turned over, so they do … (2 comments)
