commercial real estate: Credit Scores ---both Good and Bad. Take a Look. - 07/18/08 11:29 AM
Do you know that the average credit score here in America is 692?

If it's lower than that, borrowing gets really tough.

Do you know what you score?

Here's a good chart that I found which explains the impact of your score:
500-559: Very risky - work on improving your rating 560-619: Risky - you'll probably have trouble borrowing 620-674: SubPrime - you might qualify but interest will be high 675-699: Average - a score in this range will usually qualify for most stuff 700-719: Very Good - favorable financing if you represent this range 720-850: Excellent - … (1 comments)

commercial real estate: 1031 Seminar for the Board of Realtors - 07/16/08 12:17 PM
Earlier today Esther Auerback of OREXCO presented an excellent seminar on what is involved in a tax deferred 1031 Eschange transaction. Having been involved in a number of these over the years, all agents should become reasonably informed on this subject....at least to the degree that they know who to refer clients to.
Residential agents have a tendency to shy away from the subject.....and they do not have to know the subject, just know who to refer clients to. Compensation will come from the trade result, and it is the same as if the agent sells the property, which, in essence, … (0 comments)

commercial real estate: Recruiting...what is the secret to that "perfect agent"? - 07/16/08 12:01 PM
Having spent many years in recruiting from 3 years with C21 back in the Gold jacket days...to most recently with Keller Williams Realty here in Redding, CA.....and as a result of a seminar that I am conducting at Simpson University.....I have come to the following conclusion.
In the first interview, I am going to talk about "their life". What have they done, how did they like doing that, what did they not like about the job, what did they like about the job, what other group activties and service clubs are they in and why, talk about their family...the good and … (0 comments)

commercial real estate: Turtle Bay Brings Over 9 Million Dollars to Redding CA Economy - 07/15/08 03:55 PM
Earlier this week, Turtle Bay Exploration Park in Redding, CA announced that last year the Park brought over $9 million dollars into the Redding economy. Althought the formula was complex, the reality is dollars did flow into Redding as a result of the Turtle Bay Park and ifs fine exhibitions, museum, and Paul Bunyan Camp for children, young and old.
Maybe Tourism should become the #1 industry in Redding, is now the talk. With a nice variety of both economy and upscale hotels, plenty of restaurants, and being so close to both the major lakes in the north state, Whiskeytown Lake … (0 comments)

commercial real estate: Back on the Market.....Seller Says Sell This Property - 07/12/08 09:20 AM
This is the very successful business known as North State Van and Storage, the authorized Bekins Agent for the area. In addition, it is the largest boxed records storage facility in the area, along with the contracted US Gov't HHG moving and storage agent. The 15,000 sq ft bldg plus other out buildings still leaves plenty of room for expansion and business growth. A great opportunity for the creative entrepreneur that wants to take over a going and successful business and grow it from here. Owner is motivated, and all offers will be considered. E-mail for financials and photo album.

commercial real estate: International Real Estate...Foreign Buyers...The Wave of the Future? - 07/05/08 09:44 AM

I just read this in Inman News....and if you have not read it, it is right on. It is so true in what is happening in many of our markets. We are finding more and more calls are coming in from the International community. They are buyers that are well qualified, usually well educated, and have cash to work with.
The declining value of the U.S. dollar, coupled with declining property values in some major markets, is attracting foreign buyers -- but the weak dollar and nation's credit crunch also pose a threat to the short-term growth in international real … (0 comments)

commercial real estate: Thinking of buying a Commercial Convenience Store? Read On... - 07/05/08 09:12 AM
Many of you have excellent residential agents; they do a great job listing and selling residential properties; and know their business very well. This week, however, a residential agent came to me to ask about his client buying one of the many c-stores (Convenience Stores) we have for sale in the North State. I told him what was on the market, and in 2 days the client was back with the agent.....we looked at the property, and an offer is forthcoming. We split the commission 50-50%. Not bad for a residential agent that had never done a commercial deal. Had he just … (1 comments)

commercial real estate: Home Financing and a Problem - 07/03/08 03:42 PM
Yesterday I showed a home owned by a large national lender...the home is a Repo. The lender requires that the purchase contract be accompanied by a pre-qual letter issued by the owner of the home. My buyer had been pre-qualified at another lender, but when we submitted the offer and asked for the pre-qual from the home owner lender, he was declined...thus we could not submit the offer. Thus, the only way he could buy the house would be to pay cash. I asked the buyer if he could come up with the cash and he said he could, but it would … (2 comments)
