Baseball's Spring Training is Just a Few Weeks Away
The players will soon be preparing for the baseball season, America's Pastime.
From the little leagues, high school, and  college and on to the big leagues, the players will be stretching out their arms and getting the timing down on their swings to get ready to take the field and Play Ball.
The frigid weather of winter and the brutal football season are nearing an end as we all look forward to more pleasant times.
While only a few players develop their athletic ability to the fullest and master the intricacies of the sport to go … (4 comments)

Home Buyers Are Being Sold for Over $3,000

An unsuspecting person decides to buy a house and starts the search for that house on the internet.

Starting the search on the internet makes sense because there is a ton of information on the internet, including almost every house that is for sale.

Not only is this information available, but it is free, or, at least, it seems to be free to the user.

There are web sites galore with home after home after home that are all for sale.  Pictures, prices, descriptions, and so much more are all here in front of the buyer with … (2 comments)

FPBB: For Purchase By Buyer

I may not have been creative enough with the the title of this post, but the topic is supposed to be the Buyer's equivalent of the FSBO.

We all know how the FSBO Seller is short changed by insufficient marketing, poor pricing, and lack of guidance throughout the sale's process and transaction.

However, perhaps overlooked, is the FPBB, or Buyer who works without an agent.

The FPBB will frequently be one who:
Only views Open Houses, thereby missing over 90% of the market. Takes brochures from the brochure boxes in front of houses, thinking that they would then know everything … (3 comments)

Potential Home Buyer Held Hostage

The Buyer innocently went onto the internet to start a home search, but unwittingly stumbled upon a band of ransom demanding thieves.

An email was sent out to real estate agents in the form of an enticement to gain a new client, but in actuality requesting a ransom to set the buyer free.

They start off by stating that they have the hostage.

"Our system has recently kidnapped a new verified Real Estate lead in your area. This potential client has been verified by text, and has confirmed their interest to be … (5 comments)

Wow! My Payment is Only $940 . . . . Or Is It?

You decide that you want to buy a house and you start looking on line just out of curiosity.

Of course, you go that site which so many buyers unwittingly go which will completely mislead you.

You see a house which is similar to one that you are renting where you are paying a rent of $1700 per month.

On this site, it shows that your monthly mortgage payment would be $940.  Wow! Why am I renting?!

Would your payment be only $940?

This payment is calculated with you putting 20% down on the house.  You … (4 comments)

The Order of Things: Real Estate Agent, Lender, Home Search

What does this mean?

It means that there are certain people with whom you should speak before you speak with other people and that there are certain things that you should do before other things when you are planning to purchase a home.

The home search is not the first step.  It is critical that consult with a lender before you start to search for a home.  The lender will tell you how much you can afford and how much money you will need to bring to the table.  It makes no sense to … (4 comments)

It's Not the Appraiser's Fault

A buyer and a seller agree to a price on a property, sign the contract, and, then the appraiser comes back with a report with a value that is lower than the contract price.

Was the seller asking too much for the property, which most sellers do?

Did the real estate agent prepare a comparative market analysis to show the seller what a reasonable price would be?

Did the real estate agent take the listing even though the seller wanted to list well above market value?

Did the buyer's agent prepare a comparative market analysis to show the buyer what … (1 comments)

I Don't See How This Benefits Me

When looking to buy a house, it is shortsighted to look at a real estate agent as just the keeper of the key.

Yes the real estate agent will get you into the houses that you would like to see, but the real estate agent will, also:

Provide you with a competitive market analysis to assure that you have the information available to make a reasonable offer; Assure that all appropriate disclosures are given to you, even if the seller did not have them prepared for you ahead of time; Provide the contract paperwork to assure … (4 comments)

home buying: Buyer Protocol - 11/06/12 03:30 AM
Buyer Protocol
Recently, I heard a question asked from a Buyer about Buyer Agency Protocol.  The particular Buyer had been working with a Real Estate Agent for about a month, but without a Buyer Agency Agreement.  Eventually, the Buyer found a house on his own and worked directly with the Seller to write the contract.  The Agent, with whom this Buyer had been working for a month, was not involved.
Afterwards, the Buyer posed the question: "What is Realtor protocol in this type of situation, because I want to be fair?"
In that month, prior to the Buyer going out on his own, the Agent … (4 comments)

Multi-Tasking For Football Fans
It's football season again and you do not want to miss a single play of a single game, at least, for your favorite team.
At the same time, you are in the market to buy a house, but you are too busy with work during the week and too occupied with football on the weekends to have the time to go out and look for that house.
Have you considered multi-tasking?
That's right; with multitasking, you have more than one thing happening at the same time.
With myself for instance I will have several things happening this Sunday.
I will … (6 comments)

Knock It Down Or Rehab It; It's Your Choice
This house is located in a great neighborhood, but the house needs work.
You can rehab the house, whereby the most likely outcome would be a 2 to 3 bedroom house with 2 full bathrooms and a value of about $250,000.
Alternatively, you could knock it down and put a completely new house up with a value of $300,000 to $400,000 depending upon the house which you would choose.
This particular street has a combination of these two alternatives along with a few homes which could still use some work.
The home … (4 comments)

She Told Me That A Woodpecker Did It
I went on a listing appointment and as I always do on such appointments I walked around the property to see just what it entailed.
There was a nice sized deck off of the back of the house, which would be a very good selling feature.
However, I noticed that several areas of the supporting framework for the deck had some issues.
I was thinking that maybe it was some form of dry rot or an eating away caused by termites or some other wood destroying bug.
In actuality, it did not seem … (12 comments)

High Days on Market Equals Desperate Seller?
What are they asking and how long has it been on the market?
These are two of the questions which many buyers ask when they are thinking about making an offer to purchase a house.
Obviously the price is important, but how much relevance to negotiating a deal does days on market actually have?
There are many reasons for why the days on market could be high, for instance:
The seller started at a high price to test the market, but gradually dropped to a reasonable price when reality showed that a high price was not going … (4 comments)

home buying: Interest Rates Are Incredibly Low - 09/04/11 01:01 PM
Interest Rates Are Incredibly Low
A national lender just gave me his mortgage interest rates.
Wow!  They are incredibly low!
The rate for an FHA or a VA loan is 3.875 percent with no points.
The rate for a conventional loan is 4.000 percent with no points.
This is getting close to giving the money away for free.
A couple of years ago the rates were closer to 6.000 percent, which would have been equivalent to about a 20 percent increase in the mortgage payment.
If you want to get the economy moving and save money in the process, then buy a house … (4 comments)
