What's the biggest news reported in this month's Phoenix Area Market Conditions Report? The answer: the increase in number of sales from February to March.
You might be thinking  that's not so unusual because March had 2 more working days then February. While that's true, have a look at these numbers.
There was a net increase of 2,731 sales from February to March. That's the largest single jump in month to month home sales since March 2011 when the increase was 2,777. That's really saying something because home sales were at rock-bottom in March 2011, and homes were flying off the shelf, so to speak.

We are late with our Phoenix Housing Market report this month. But we are committed to doing it consistently so here it goes.
We experience the same thing each January:  the slowest sales of the year.
There were 4,791 home sales recorded within the Arizona Regional Multiple Listing Service for January 2015. That translates to 1% lower than the year-over-year sales for January 2014. While it's not a dramatic decrease we'd like to see it go in the opposite direction. The sales numbers describe residential home sales including single family residences, townhomes, Gemini twin homes, condominiums, manufactured homes, and patio homes.

The good news for for potential home buyers and property sellers alike: home sales to owner occupants (those wanting to live in the homes ) are up 6% from 12-months ago. This seems to indicate that more potential buyers are reasonably at ease with the state of the housing market and are making a commitment to buy a house.

The Phoenix Houing Market is more balanced. It's not for the reason you may think. Housing demand is not increasing in the Phoenix real estate market. In fact, demand for homes has continued to decrease since April.
The reason lies with the number of homes for sale in the Phoenix MLS. While 25,000-26,000 listings is normal for the Phoenix real estate market there are currently 23,326 available homes in the Phoenix MLS. It's good news for sellers. If that were not the case sellers would be facing growing competition from each other.

The Phoenix Real Estate Market is inching towards a more balanced market because active listings in the Phoenix MLS are dropping.
Active Listings in the Phoenix MLS August 2014 began with 22,081 active Phoenix MLS listings. Active listings in the Phoenix Real Estate Market have dropped for 5 consecutive months with a net loss of 4,500 homes for sale. 25,000 listings are normal for the Greater Phoenix MLS. New listings are at their lowest levels in 14 years and sellers who are not getting attractive offers are taking their homes off the Phoenix Real Estate Market.

Phoenix MLS Housing Sales Realtors in the Phoenix real estate market closed 7,490 home sale transactions in May 2014. That's 178 less than April of 2014. Year-over-year sales are down considerably from 9,444 home sale transactions in May 2013. Additionally, home sales are the lowest point since 2008, six years ago. The Phoenix Housing Market started February 2013 with 17,643 active listings in the Phoenix Area MLS. The number of MLS listings was up slightly from January 2013 but in line with the previous three-month average of 17,461 homes for sale.
A continuing trend in the Phoenix Real Estate Market is the decreasinig number of foreclosure-type sales, with only 12.5% of all listings being bank owned homes (REO's) or short sales. 2007 was the last time foreclosure-type listings this low. See here: Phoenix MLS Listings by Month

The year over year (YOY) increase is $24 from the prior December 2011, whereas the overall surge in price per square foot from the bottom of the market (March-April 2011) is $31.

Okay, so an increase of 377 home listings in the Phoenix MLS is not a huge number. But this is the 1st time in awhile that our Phoenix housing tracker is reporting an increase in the number of active homes for sale in our real estate market.
