mortgage: The future of the Mortgage Industry - 10/13/09 12:29 AM
A growing number of economists have fresh concerns about the future of the mortgage industry, and the availability of home loans for future home buyers. Many question how many buyers will be left in the market when the $8000 tax credit expires.
A New York Times article  supports the notion that banks will continue to tightly monitor all lending practices, and that it will continue to be difficult for Americans to borrow money. FHA Mortgages that have provided the financing for many home buyers in 2009 may see some changes in 2010.
There is legislation being drafted to increase the required … (2 comments)

mortgage: VA Buyer Gets A Great Deal - 09/01/09 11:47 PM
I just closed a loan for a VA Buyer that got a great deal! He used a 100% finance VA Loan. I consulted with his agent and we asked for the maximum 4% seller concessions to help with his closing costs. He was a 1st Time Home Buyer, and is a long haul truck driver. He was only in town for a few days during the whole transaction, yet we were able to work together to get his deal approved and closed in just 45 days.

mortgage: Buy Now and Beat the Christmas Rush - 08/23/09 11:46 AM
Christmas in August? Well...not exactly. Beat the Christmas rush, BUY NOW, is the true spirit of the market in August. As buyers are quickly realizing that there are incredible SHIFTS taking place in the market, it is more clear than ever that it is time to GET OFF THE FENCE. The widely successful Cash For Clunkers program is coming to an end on Monday. It provided a great stimulus to the auto industry and now it is time for the government to allow that market to function on its own. The question in my mind is, how many people will be … (2 comments)

mortgage: First Time Home Buyers Scrambling - 08/23/09 11:35 AM
First Time Homebuyers Nationwide are scrambling to find a home that they can purchase in time to receive the $8000 Tax Credit. Home sellers are competing to get offers from this very active section of the market. Competitive bidding is taking place on REO/Bank Owned homes that are priced aggressively.
A common strategy is to price the home slightly below market value for a quick sale. We are seeing multiple offers on these homes and quite often  they end up selling ABOVE the listing price. Asset managers are seeking the HIGHEST AND BEST OFFERS, and quite often that means a cash … (1 comments)

mortgage: Delinquent Mortage Update - 06/04/09 04:37 AM
Delinquent loans: In 2008 only about 1% of all loans nationwide were delinquent. The reports this month show that 12% of all home loans nationwide are now delinquent. Even worse, over half of those homes are now vacant. Numbers can always be twisted, and I would suggest that we all take this into account before placing too much weight on statistics until we see the whole picture. Many of the owner occupied loans that are delinquent are actually loans obtained by investors with some creative loan application work. By the time the numbers are truly untwisted, the mortgage crisis will probably … (2 comments)

mortgage: Top 3 Questions- Todays Rates - 06/04/09 04:32 AM
Is It a great time buy! Absolutely!
How about refinancing? YES !
Did I miss the boat on great rates? Not necessarily
Recent increases in interest rates has some feeling as if they "missed their chance". I beg to differ. Year over year interest rate averages for most, if not all loan programs is significantly lower. We are still very near historical lows for interest rates. Finding the bottom is not a precise method and there will always be some that hold out for the lowest rate, and end up with a rate a little higher than they were offered at … (0 comments)

mortgage: Help A Vet - Give Back To Those That Gave So Much - 05/28/09 02:25 AM
Here's hoping that everyone took a few moments over the Memorial Day Holiday Weekend to reflect on the sacrifices so many have made in the name of Freedom. I felt it would be appropriate to mention a few of the programs available for our Vets to purchase a new home, or make their current one more affordable. In the past, You may have heard the phrase "what this country needs is a good war to get the country back on its feet". Many decades ago, when the U.S. was the manufacturing leader of the world, many people were put to work … (2 comments)

mortgage: Refinance Ideas - Purchase Thoughts - Chrysler - 05/01/09 12:14 AM
Who was it that said April Showers bring May flowers? Turns out that April was an extremely good month, and that May is shaping up to be even better. I was able to help several families refinance existing homes or buy new homes. I have many more scheduled to close in May and June. It is very satisfying to help good people obtain safe and secure home financing. Personal referrals have always been the best way to help me reach my personal goal of building long term relationships with all of my customers. I appreciate the support of everyone.

mortgage: Making Home Affordable - Taxing Thoughts - Green Building Council Events - 04/14/09 03:42 AM
It is hard to imagine that there is anyone that does not know someone negatively affected by the housing crisis. Years from now we will look back and remember these times as being "unprecedented" and for many a time where things "became different" in their lives. The government has launched a new campaign to help homeowners that are in danger of losing their homes. It should be pointed out that this program is not designed to help everyone. It will help some homeowners, that meet certain criteria , modify or refinance their existing home loans. Information is available at the website

mortgage: Daytona Beach Refinance Loans - Customers are locking in great rates - 03/31/09 12:09 PM
Positive News! Rates dropped last week and many of my customers locked in terrific rates on purchases and refinances. It is great to see favorable rates in an unpredictable market. Many people patiently waited (some sweated it out) to get the rate that they wanted and will now be closing their loans with safe, secure fixed rate mortgages at rates so low that it is unlikely they will have to refinance in the future. There is great comfort in knowing that the home finance portion of your budget will be predictable and reliable for the entire length of the loan. I have … (0 comments)

mortgage: The Treasury Has A Plan - Markets Move Up - Rates Move Down - 03/24/09 11:02 PM
With so much happening on Monday, I thought it wise to hold my comments until Tuesday morning. The treasury has finally announced the details of its plan to remove Toxic assets and bad loans from the balance sheets of financial institutions across the nation. As I searched for a simple explanation to a complex answer, I decided to offer  an analogy that may very well describe the U.S. Treasury plan. In an effort to fund a 2 part plan to "save the economy", the Tom Geithner plan will commit up to $1 trillion and asks private investors to join the government in … (4 comments)

mortgage: Good News In Credit Markets - Rates Improve - Lehman Default Swaps Settle Smoothly - 10/21/08 09:06 AM
The sound you hear is the thawing of credit markets. While I am not here to suggest that economy is going to ROARING BACK anytime soon, we did witness a very positive step today. Many investors had justifiable concerns as to whether the Lehman default swaps would settle properly, and thus we saw a pull back in the financial sector of the market today. The swaps settled without incident and economists were able to exhale in relief. I would anticipate an uptick on Wednesday as this fear will have been removed. I read a great article on this and put the link … (0 comments)

mortgage: Did The Fed Just Delete My Email ? Where Is The Hope 4 Home Owners ? Refinance Options Very Limited - 10/21/08 04:33 AM
I have just completed another futile attemptin my Port Orange office to help a homeowner that is in desperate need of a bailout from the government Hope 4 Homeowners Plan. This is the plan that started on October 1, 2008 to help homeowners that are in danger of losing their homes. The plan was designed to help stay in their homes, avoid foreclosures, and to bring stability to home prices. I am doing everything I can to learn the path to success that is hidden beneath an unforgiving field filled with financial land mines.

mortgage: Market Down, Market Rally, Market Down - Who can focus on getting a mortgage? - 10/17/08 01:17 AM
Thursday found Wall Street in a schizophrenic mode. Hyper sensitive does not come close to describing the markets reaction to each and every piece of economic news. Earnings reports from dozens of firms caused buyers to enter, leave and re-enter the markets. Interest rates naturally followed suit, and there were several changes as the day progressed.
Home buyers looking for a purchase loan have very little hope of comparing good faith estimates apples to apples. A rate from a early morning appointment can be obsolete at lunch time, but then be relevant at dinner time. I suppose if you went to … (6 comments)

This months after hours event for the Port Orange/ South Daytona Chamber of Commerce was held on Thursday night October 16 at the Volusia Memorial Funeral Home in Port Orange. The event was well attended, and the food and drink were excellent.
The staff gave a presentation of their services available and had a feature video of Dignity Memorial to show all of the options available to families to remember their loved ones. Many that attended were surprised at the vast array of services available.
