vacant home staging: Top 10 Things NOT to do When Listing Your Home for Sale
- 06/05/11 06:27 AM
In an age when home staging is such a prevalent real estate tool, it is amazing how many real estate listings are out there which are clearly not in any way ready for potential buyers to walk through. We work with a lot of realtors and know just how tight their marketing budgets are when it comes to their listings. It only makes sense to maximize these dollars by showcasing pictures of modern, bright, uncluttered spaces which will attract buyers in droves. This seems logical to me and I know of many realtors who will refuse to list a property unless (27 comments)
vacant home staging: Builder Takes a Chance on Staging A Model Home
- 04/08/11 06:35 AM
A few weeks ago, a local builder contacted Rooms in Bloom about the possibility of staging his vacant model home that he was trying to sell. The home had lots of appeal however buyers just weren't 'getting it' for some reason and after having it sit on the market, unsold, he started looking for help. In our area, vacant properties are an especially tough sell. Most vacant homes linger on the market for months and months without selling. There are some properties which are still for sale which we know were listed back in September of last year and still linger, (15 comments)
vacant home staging: What Do Your Online Photos Say About Your Kitchener Home?
- 03/23/11 05:19 AM
It’s amazing how connected people are today with the internet, iPhones, blackberries (I call mine my crackberry), iPads and more. They want information to be accessible everywhere, instantly. Virtually everything in our lives is touched by this hi-tech vibe and its revolutionizing the way people buy and sell real estate these days.
Did you know that over 95% of buyers shop online first before even going to see a property? Whether they are browsing through MLS listings at home or viewing them on their iPhone while they are out and about, people are doing their initial search first without even (32 comments)
vacant home staging: Transformation of a Waterloo Home
- 03/03/11 10:50 AM
In December of last year, we were contacted by one of the realtors we partner with about a vacant property which needed some TLC and staging before being listed. We walked through the property and from piles of christmas lights to garbage bags and rooms full of clutter, we saw that with some hard work this property would really shine. It took some time but a few weeks ago we got the go ahead from the home owner to start working and we arranged for painting, repairs, new light fixtures and staging. The results are a charming Waterloo home which really (19 comments)
When we put our homes on the market, we all want two things: for the home to sell fastand for the most money possible. We start the selling process with such hope however when a home doesn’t sell or develops a stigma, sellers are often confused and unable to figure out what to do next. What creates a stigma? What makes a property sit and sit on the market, generating few if any visits and absolutely no offers? Well, I feel its all about denial. Denial about price.Denial about the appearance of the home. And let’s face it, denial can cost a seller a (34 comments)
Home staging is a proven method of preparing a home for sale. Professional home stagers showcase a home’s architectural features and focal areas while at the same time, downplaying a home’s weaknesses. Home staging is all about adding ‘WOW’ to a property so that the house stands out and is memorable for buyers in a great way. Sunroom "After" Rooms in Bloom staged it. I’ve written and featured guest articles on how to choose a good home stager however its important to understand that when selecting the professional who will stage your home, that you do your homework. Some stagers will emphasize their (48 comments)
vacant home staging: Staging to Sell over the Holidays

December is mere days away and radio stations are broadcasting – much to my chagrin –Christmas music 24 hours a day. While this is a time of parties, entertaining friends & family and gift buying – it’s also the time when the real estate market cools off. Not manybuyers go hunting for homes in December however its important for sellers to realize that if they are selling their home during this month, the property still has to be show-ready. If you’re like me, with 20 boxes of Christmas decorations (my husband swears the decorations multiply over the summer while they are in storage), then you need to re-think your (11 comments)
Vacant homes are some of the toughest properties to sell. A national survey done by the Real Estate Staging Association (RESA) in 2009 found that vacant homes which were staged spent 78% less time on the market. Below are the reasons why Kitchener-Waterloo vacant homes are so hard to sell: 1) Buyers are inherently visual - only 10% of buyers can actually see past what is right in front of them. If they can't see it, they won't buy it.

vacant home staging: UrbanEra Model Homes Staged by Rooms in Bloom Home Staging & Design

Last year, my partner and I were hired by a local developer to stage their model homes. We worked tirelessly with the builder to create two stunning & entirely different designs and feel we succeeded. We chose to decorate the home with simple, yet stunning furniture and accessories which allowed each home's layout and architectural details to shine through. In the traditional home, we used a rich gold toned paint and accented it with a stunning palette of luxurious colours and materials.
In the contemporary home we used crisp modern furniture accented by stunning (22 comments)
vacant home staging: Kitchener Home Staging Makes Online Pictures Stand Out!
- 03/27/09 05:47 AM
My partner and I recently did a presentation for a Home Buyers & Sellers Seminar this past week and one of the things we talked about seemed to resonate strongly with our crowd. That is the importance of home staging to a home's pictures online, which is the place to shop for a home these days. We call shopping for a home online "speed dating". Its very similar to going out to one of those speed dating events where you have only a certain amount of time to impress another person enough that they want to get your contact information in (8 comments)

Rooms in Bloom staged a vacant home in Waterloo this past week. We took an awkward layout and made it seem both cozy - and contemporary! We have contracts for five other vacant homes in upcoming weeks. After forwarding RESA's staging statistics to many Realtors, we have gotten a phenomenal response! Please let us know your feedback on our pictures!

vacant home staging: Kitchener-Waterloo Vacant Home Staging Basics

This is an article I wrote which is being featured not only in Rooms in Bloom's newsletter, but several other Realtor newsletters in our area. I just thought I would share. Also - if anyone else has any input on how they handle inquiries about the feasibility of staging vacant homes, I would love to hear what you say. For us, we get inquiries daily which is why I thought I would write this short article. Vacant Home Staging Basics Yesterday, my partner Alana and I received our third inquiry from a Realtor about what was involved in staging an (21 comments)
vacant home staging: Waterloo Vacant home staged and SOLD!
- 12/09/08 06:07 AM
Back in September, we were contacted by a realtor's office whom we partner with and told that one of their clients needed our staging expertise as he had a vacant home in the Beechwood area of Waterloo on the market and it wasn't getting much interest - and had in fact been up for sale since the beginning of June. We did a consultation and staged after some issues with the home owner (he was against staging as he didn't want to spend any money). We staged at the end of October and the house got three offers within three weeks (7 comments)

We were called in to stage a vacant house before it went on the market - the home owners had been advised by a savvy realtor to do so. We were called and the result? A beautiful home! We have a great slideshow of the pictures at www.roomsinbloom.org under the featured homes section. I tried loading pictures however I kept encountering errors and got frustrated - sorry everyone - but please do take a look!

vacant home staging: Guelph Vacant House Staged to Perfection!
- 09/05/08 12:19 AM
We got referred to clients in Guelph who had had their house on the market since June however it hadn't had any action. A lot of the feedback was negative because the rooms seemed really small and buyers couldn't imagine their furniture fitting into the space. The home owners had done a lot of work updating the space with neutral paint color, new flooring and updated fixtures in the bathroom. We came in and added furniture and purpose to each room, even a small room which previously seemed like wasted space and we staged as a small home office!
