We've recently closed on another Nationstar Short Sale, this one in the Vailsburg section of Newark, NJ. This 3-family home was in poor condition, having been recently vandalized and in need of repairs. Plumbing and heating systems were missing, and there was damage to walls and ceilings. As a result of the condition, the home was not financeable. Not an easy sale, especially as a Short Sale! New Jersey Homeowners who are struggling with their mortgage payments may have heard of the U.S. Treasury Dept.’s Home Affordable Foreclosure Alternatives (HAFA) program. HAFA is a great program which allows borrowers with a hardship to Short Sale their NJ home, receive up to $3,000 in relocation assistance and not be liable for any deficiency. Effective February 1, 2013, HAFA has implemented new procedures which will benefit NJ Short Sale borrowers eligible for a HAFA Short Sale. Recent sales data indicate that better than half of Essex County, NJ Multi-Family homes sold are distressed sales. The most recent month of sales data show that 57% of 2-4 Family Homes sold in Essex County, NJ were either Short Sales or Foreclosures. In Newark, NJ, 73% of the multi-family homes sold were distressed, while in East Orange, NJ, 83% of the multi-family homes sold were Short Sales or Foreclosures.
