Pets are treasured members of the family, but they can be a problem when you are ready to list your home for sale.
There are many potential buyers who just do not like pets, are afraid of them, or are allergic to them. Those people do not want to see any sign of a pet in the home they are considering purchasing.
If you have pets, and want to sell your home, there are some guidelines you should follow.
First, you need to remove your pets for showings. Put Fido in the car and take him to the dog park. Don’t just leave him … (11 comments)

rose king realtor: A quick staging safety tip - 07/10/18 09:22 PM
Here is a quick staging tip for sellers that they might not think about. If the child’s bedroom has the child’s name on the wall as part of the décor, it is best to remove it before pictures are taken, and before the house is shown.
A stager will recommend de-personalizing the home anyway. But, it really boils down to safety. Since the pictures are on the internet, and are associated with the seller’s address, perfect strangers will know where the house is located, and what the child’s name is.
So, play it safe! Take down the children’s names, and de-personalize the … (8 comments)

rose king realtor: Home Staging Should Start in the Front Yard - 06/29/18 07:43 PM
We have all had it happen. You drive up to a listing you are supposed to show, and your buyer decides not to waste his/her time looking at the house because the outside of the home is not attractive. The buyer says, “Let’s skip this one.”
Curb appeal makes that first impression and if a home does not have good curb appeal, buyers might decide not to take a look.
There are some easy things sellers can do to spruce up the curb appeal of their home.
Hang easy-to-read house numbers that can easily be seen from the street. It might mean replacing … (3 comments)

rose king realtor: The sellers didn't follow through, but their agent did! - 03/29/18 10:58 PM
I closed on a house in Pearland today, and did a final walk-through with the buyers a few hours prior to closing. I always do a final walk-through with my buyers, just to make sure the home is left clean, any required repairs have been completed satisfactorily, and that there have been no damages to the home since we last saw it.
On this particular house, the sellers had previously agreed to have the home professionally cleaned prior to closing, and they also agreed to pay particular attention to cleaning the oven, which was very dirty when we first saw it.
Well, guess what? At … (2 comments)

rose king realtor: If it's a gray area, better spell it out! - 08/09/16 04:28 PM
In Texas, things that are permanently affixed to a home, such as ceiling fans, light fixtures, and window blinds, must stay with the house when it is sold, unless the item is specifically excluded in the sales contract. That seems simple enough, but there is a gray area that could be confusing if the listing agent does not spell it out in the listing.
The Texas Residential Sales Contract specifies several items that must be conveyed with the home, unless they are excluded. That list includes mounts and brackets for televisions and speakers. What are missing from the list are the televisions … (4 comments)

rose king realtor: No More Fleas, Please! - 05/31/16 03:59 PM
Sellers, if you have pets in your home, be sure and do a preventive extermination before listing your home, just in case there might be fleas in your house.
Last week I had a bad case of FLEA-BITIS! It was a direct result of showing a house with an infestation of fleas.
I took my clients and their three children to see the property on a Saturday afternoon. We spent a good 45 minutes in the house, checking out several things that were listed on a previous inspection report that had been provided to us by the listing agent.

rose king realtor: Natural Wood Art Pieces Caught My Eye - 08/19/15 04:05 AM
I was visiting a model home in Pearland recently, and stumbled across these lovely natural wood art pieces. The Ryland model home in the Highland Glen Subdivision was beautifully decorated, and these art pieces stood out to me. By the way, new construction homes in Highland Glen in Pearland are priced in the mid $200,000's to the upper $300,000's. If you are looking for a new … (4 comments)

rose king realtor: "I read your blog!" - 07/22/15 04:52 AM
I recently took a listing, and the client was the most prepared client I have ever worked with. When she called me to say she wanted to list her home, I made an appointment to take a look at it.
I was expecting to have to go over everything she would need to do to get the house ready to sell, and give her a list of all the information she would need to gather up. Boy, was I surprised!
The house was immaculate, and all of the repairs had already been done. She presented me with all of the documents that I would need, … (49 comments)

rose king realtor: Tuesday Treasure: Bird on a Ladder - 07/21/15 07:12 AM
My husband left his ladder on the back porch longer than he should have, and it didn't take long for this Mama Dove to take up residency. She has already raised two babies who flew off to live on their own, and she is now keeping some new babies warm in the nest.
We have enjoyed her presence on our porch immensely.
Maybe once these babies are grown, my husband will put the ladder away...

rose king realtor: Selling your family home can be an emotional experience - 07/07/15 03:37 PM
In the past few years, I have had many clients who were faced with selling the family home they grew up in. For some it was a home they inherited when their parents passed, and for others it was the home their parents could no longer manage alone. A few moved out of homes where they raised their children and played with their grandchildren. For all of them, it was an emotional experience.
I have been seated at the closing table with clients who couldn't hold it together when they had to sign off on the sale of the home they had … (11 comments)
