I closed on a house in Pearland today, and did a final walk-through with the buyers a few hours prior to closing. I always do a final walk-through with my buyers, just to make sure the home is left clean, any required repairs have been completed satisfactorily, and that there have been no damages to the home since we last saw it.
 
On this particular house, the sellers had previously agreed to have the home professionally cleaned prior to closing, and they also agreed to pay particular attention to cleaning the oven, which was very dirty when we first saw it.

In Texas, things that are permanently affixed to a home, such as ceiling fans, light fixtures, and window blinds, must stay with the house when it is sold, unless the item is specifically excluded in the sales contract. That seems simple enough, but there is a gray area that could be confusing if the listing agent does not spell it out in the listing.

Last week I had a bad case of FLEA-BITIS! It was a direct result of showing a house with an infestation of fleas.
 
I took my clients and their three children to see the property on a Saturday afternoon. We spent a good 45 minutes in the house, checking out several things that were listed on a previous inspection report that had been provided to us by the listing agent.
