amerititle: Playing in the Rain ~ Abiqua River, Silverton, OR - 04/19/11 01:17 PM
It has been a wet winter and spring here in Oregon.  People say that we have webbed feet and I'm feeling the web this year for sure.  However, after experiencing the epic summers that we enjoy I find myself with amnesia about the long days of winter and the wet days of spring.  There is nothing like an Oregon summer and I am counting the days and watching the forecast for sunshine.

We're getting the spring tease weather in Silverton so far this month.  We're vacillating between rain, snow, hail, sun, clouds, more hail, and more peeks of sunshine.  It's shining at the moment so I'm dreaming of all the fun Summer events and festivals that people are working hard to plan right now.  All of the community happenings are part of what makes Silverton such a special place to live.  ~

In a recent survey of many clients throughout the Willamette Valley we discovered an overwhelming cry and plea and need for statistics and trends.  A great deal of concern and interest revolving around distressed properties was expressed as well.

Reinhart of Davis Wright Tremaine for the North Willamette Association of REALTORS® this week.  He did a great job highlighting the 2011 changes to Oregon Real Estate forms.  He kept a jam packed room moving along through many updates.  The Oregon sale agreement has grown to a 10 page document!

Admittedly, reading preliminary title reports can be a little... dry.  However, there are some very important aspects to your transaction that can be revealed in this report. 
Knowing and understanding the different components of a preliminary title report can help you scan through it quickly to look for any red flags.   This will help you communicate with your clients, look like an expert, and keep a transaction progressing along smoothly.  
Reviewing this report with your buyers and sellers is good practice to serve your client and also to protect yourself.

We frequently get the question, "who chooses the title and escrow company?"  The answer below is from the Oregon Association of Realtors e-news letter 10.6.2010. 
In our experience we have definitely seen the title and escrow company as a negotiated item in the contract.  The listing agent will note their title company of choice on the MLS listing because they have already worked with said company to provide information on the property, and their favorite escrow officer is there.  Then the buyer's agent writes up the offer and writes in their favorite title and escrow company which may be different.  … (5 comments)
