miami beach: "LUXURY" BY MARKET: MIAMI BUYERS SEEK WATERFRONT & AMENITY RICH - 12/03/18 01:44 PM
In Miami, the word condo is nearly synonymous with “luxury condos.” Those purchasing condo properties in Miami, whether for home or investment are largely in the market for luxury condos. Upscale, opulent finishes and resort style amenities have become expected and developers are in fierce competition to outdo each other in order for their properties stand out.
Beyond the concierge services, lush, tropical pools and health-club level gyms, the definition of luxury is a personal one and often varies from buyer to buyer. The majority of buyers in Miami are looking for their purchase to deliver a certain lifestyle. With some of the best weather, beautiful … (0 comments)

miami beach: MIAMI BEACH MAYOR PROPOSES JAIL TIME FOR HOMEOWNERS RENTING SHORT-TERM - 09/19/18 11:32 AM
Now that the city of Miami Beach has doled out millions in fines for short-term renting, but to date only collected a tiny fraction, they are turning towards more extreme measures to ban short-term rentals. Mayor Dan Gelber has proposed criminalizing the practice by way of going after landlords that do not have the proper licensing. If Gelber gets his way, after what they are considering a third violation, with each day being its own violation, those looking to rent their home for less than 6 months and 1 day could face 60 days of jail time.

miami beach: SEA LEVEL RISE IS RAISING MIAMI RESALE PRICES FOR NEW CONSTRUCTION - 08/27/18 01:25 PM
No one can say they haven’t been warned. Pretty much everyone except our President believes that sea level rise is no myth. While it’s widely agreed that climate change is happening, most people still seem to think that a rise of inches per year does not affect them today. Unfortunately, we now have proof that there is indeed a financial impact, and it’s happening now.  A federal climate report noted that the sea has risen about eight inches since 1900, and is accelerating, with three inches accumulated since 1993. Scientists predict the oceans will rise an additional three to seven inches by 2030, … (0 comments)

miami beach: BREAKING: LAWSUIT AGAINST MIAMI BEACH BY NON-PROFIT SHORT TERM RENTING - 06/27/18 06:59 PM
Over the past two years, I have been working on the fight in Miami Beach to allow property owners to make fair and best use of their homes – including the right to rent those homes short-term.

After talking to dozens of property owners, local and national media organizations and conducting extensive research, I have come to the conclusion that the majority on Miami Beach wants the ability to rent short-term, and that is well within their rights to do so.

Today, due in part to my work with the national non-profit civil rights organization, the Goldwater Institute, we are one step closer.

Just this morning, the Goldwater Institute filed … (0 comments)

miami beach: MIAMI URBANITES CHOOSE 2 WHEELED TRANSPORTATION AS BIKE SHARING SOARS - 06/14/18 12:45 PM
Now that we have access to chauffeured car rides at the touch of a button that literally arrive in minutes, who would have thought we would revert back to the form of transportation that became popular in 1817? That is exactly what is happening in nearly every major city in the U.S., including Miami.
Though most of us grew up riding bicycles to get around town, once it’s time for a driver’s license, bike transportation goes widely ignored. Apparently one of the biggest hindrances of biking to our destinations is the hassle of looking after that bicycle and worrying about getting it back home. Launched … (2 comments)

miami beach: IRMA’S GOT NOTHING ON MIAMI’S REAL ESTATE MARKET - 09/27/17 11:46 AM
It takes more than some downed trees and wind gusts to scare off Miamians. The same holds true for the vast majority of investors looking to buy in Miami and those who have vacation homes here. There are natural disasters in practically every major city. California has earthquakes, tornadoes in the Midwest, and hurricanes can hit pretty much any coastal city. Hurricanes are just a part of life in Miami.

Sadly, Hurricane Irma did come with tragedy for some, but for the majority of people in Miami, Hurricane Irma was a big inconvenience and for the hundreds of thousands that evacuated it … (0 comments)

miami beach: Ross100 Condo Report: "Capturing the Quintessential Miami Water View" - 07/24/17 12:37 PM
They say a picture is worth a thousand words, but exactly how much is that water view worth, and why are property owners willing to pay so much to have it? More than just something pleasant to look at, water views give condo owners the true Miami lifestyle experience.
According to a new Ross100™ Condo Report by Ross Milroy, Miami’s luxury condo expert who specializes in properties $2M and above, some condos that feature a direct ‘water view’ sell for as much as twice that of a comparable unit with a ‘city view.
Not surprising, the biggest price discrepancy was found on South Beach where condos with … (11 comments)
