Market update for August 2008 Pine Lakes has long been a very popular community due to the close proximity to shopping, dining, and of course is the home of the Pine Lakes Golf Course and Club house. During August we witnessed a decrease in inventories in Pine Lakes by about 6%, but that coincides with a decrease in the average list and average sale prices. (0 comments)

Market update for August 2008 There was only 1 sale in July in the community of Matanzas Woods...the good news...it was not a distressed sales and the home sold for $365,000. The bad news, is that was on rare home and the average sale price fell significantly when sales were recorded for the month of August. There are many factors...the #1 of course being the most important rule in Real Estate...Location - Location - Location. Market update for July 2008 Although 7 properties sold in The Quail Hollow neighborhood in July...the available inventory did not change and still remains at 37 homes for sale. Half of the sales in July were bank owned...there were no successful short sales.

Market update for July 2008 Wow... the average sale price data for July in Seminole Woods is not encouraging for sellers. Looking deeper into the data, 7 homes sold in July - 3 of them were short sales, 3 of them were bank owned and one was a non-distressed sale. But when looking at the large difference in list price vs sale price..it again is clear that (0 comments)

Should you buy a house with a pool? Maybe...maybe not. Make sure that your decision to purchase a home with an existing pool is based on need and knowledge and not an emotional decision. There is a common statement here in Palm Coast "The first home you buy in Palm Coast/Flagler County has a pool...the next home you buy does not" Why is this? Pool homes can be a very exotic teaser to the first time buyer of a home in a warm climate...feeding into the lifestyle dream of floating around all day like you are on vacation, hosting lavish (21 comments)
