regina brown: What is a TC? A Transaction Coordinator is at the Heart of every Closing! - 04/19/12 04:52 AM
A Transaction Coordinator (TC) is a person who manages all the paperwork required in a transaction, from listing through to closing.  She is trained on legal compliance so she know what disclosures to send out, what documents must be signed when, and sets the deadline dates based on the contract.  As you know, top salespeople are NOT good at doing paperwork, so they rely heavily on a TC.  She is the person who reviews all the documents, compiles them in the file, and prepares the file for final Broker verification.  Most of the transactions are being managed online nowadays, so the … (10 comments)

regina brown: Got Radon? It's a poisonous gas and could be seeping into YOUR home! - 06/13/11 08:20 AM

Get a Natural Hazard Disclosure Report from GeoAssurance to see statistics on Radon in your zip code! Radon is a serious issue in many areas of California according to the Department of Health Services (DHS) statistics. According to the Environmental Protection Agency (EPA), it's the second leading cause of lung cancer in the United States! And yet, it's easy to mitigate by sealing around pipes and cracks in floors and venting crawl spaces. The DHS defines Radon as a colorless, odorless, and tasteless radioactive gas produced by the decay of trace amounts of uranium occurring naturally in soils. The EPA … (3 comments)

regina brown: Can’t Open .docx or .xlsx Files? Free Document Conversion HERE - 03/21/10 06:50 PM
When I was using an older version of Word, I had the same problem too.  I would receive a .docx file (created in Microsoft 2007 or later version) and then when I tried to open it, I got an error message.  I would have to ask the sender to re-send as .doc files since I had Microsoft 2003.
You can now convert DOCX to DOC and open them with your lower version of Microsoft Word or Microsoft Office. With your licensed Windows operating system, follow the steps below:

regina brown: Realtors®: When should you REJECT an Offer? QUIZ TIME!! - 02/27/10 04:51 AM
As a listing agent, you receive an offer on your listing.  You should reject the offer when:
The offer doesn't make sense or seem reasonable It looks illegal You don't like the buyer's agent Your commission is too low NEVER Yes, this is a trick question!  The correct answer is #5, NEVER.  Why?  You should never, ever reject an offer.  Because YOU are not the Seller.  Your fiduciary duty is to present every offer to your Seller.
So what should you do when you receive an offer?
1. Take a notepad and pen and sit down with the offer.  Read the entire … (12 comments)

regina brown: Step A. Incoming Sorting System - 01/12/10 04:02 AM
...Continuation of "Organize your Office" series to get a Fresh Start for 2010!
A desk can get quickly buried in incoming mail, papers, receipts, business cards, bills, and notes to yourself.  Instead, use an IN box and sort from there.  If you have time, sort out your incoming papers every day.  If not, dump everything into an IN shoebox and sort it once per week.
A. Incoming Sorting System
1. Put a shallow "IN" box or shoebox near your desk.
2. Put trash 3 bins nearby and label with large labels on all sides:

regina brown: Fresh Start in 2010 - Organize your Desk & Files - 01/11/10 04:14 PM
Here is my system for quick and simple end-of-year tax filing. Using this system, I have current profit-and-loss calculations available at any time. As a big bonus, I complete my bookkeeping by December 31st each year — my business deductions are ready for my accountant to prepare my tax return early!
When you have a simple system and make a good habit of sorting frequently, you will feel less stressed, less overwhelmed, and much more productive. Not to mention that you’ll probably save a few hours each week by NOT having to search for “lost” stuff! Any time you need something … (8 comments)

regina brown: Does your new EXERCISE MACHINE make you SKINNY? - 01/09/10 09:34 AM
In previewing homes for sale, I see exercise equipment in all kinds of stages and uses:  turned into a clothes hanger, used as a play-gym for kids, buried under piles of seen-on-tv gadgets, and cob-webbed in the garage.  If you were to ask the owner, "Does your new EXERCISE MACHINE make you SKINNY?" they would have to respond NO.  Because an exercise machine, whether assembled or in the box, cannot MAKE anyone exercise.  To get "SKINNY", or in shape, the user must USE the machine!!
Often I am asked, "Does online networking make you money?"  And I have to say NO.  Having a … (15 comments)

regina brown: Short Sale Flips: EVIL PROFITS or CRITICAL TO ECONOMIC RECOVERY? - 12/02/09 06:30 AM
Those evil Short Sale Flippers!  How dare those greedy Investors make a Profit!  It's amazing the "bad rap" that some real estate investors are getting.  Here's the article that was posted online in the Washington Independent online newspaper:
http://washingtonindependent.com/69107/mortgage-fraud-threatens-housing-rebound
I agree with the author, that some transactions can be fraud.  The fraud can come in HIDING the flip transaction, or HIDING the parties involved.  The first rule we learn in real estate practice is DISCLOSURE, DISCLOSURE, DISCLOSURE.  That is why I work with investors who have put together a comprehensive, proprietary system that is completely transparent to all parties and complies with all regulations and laws.

regina brown: Got a Problem? Resolve it in a Professional Manner - 06/14/09 06:58 PM
Don't you just hate it when someone posts slander or gossip about you in an online public forum?  Well, if they're professionals, they shouldn't.  Why?
Because professionals have the courtesy to approach others directly.  Professionals, like us ActiveRain members, don't back-bite, gossip, slander, act passive/agressive, be a "sissy" by not confronting people, or whatever you want to call it.
So what do you do when you have an issue with an ActiveRain member or a colleague?  How should you vent your complaint?
Go to the person -- phone works best (email is often taken out of context because there's no tone).  State your concerns in … (12 comments)

regina brown: What exactly is a Virtual Office? Isn't that the same as a Virtual Assistant? - 06/14/09 04:57 PM
No.
A Virtual Office? Is NOT the same as a Virtual Assistant.
I'm writing a guide book, even as we speak.  It's called "Virtual Office Guide for Business Professionals:  Work & Prosper from your Home or Mobile Office".
When people hear the title of the book, some ask, "You mean it's a book about how to hire a Virtual Assistant?"  Or some ask, "Does the book teach you how to work as a Virtual Assistant?"
No, my book has nothing to do with Virtual Assistants (VA's).  VA's are professionals who assist other professionals, often from a remote location.  Sort of like … (8 comments)

regina brown: e-Signed docs: DocuSign or Adobe Acrobat Signatures? - 06/14/09 04:56 PM
Both are great ways to sign documents electronically.  Online, that is.  We're talking about paperless transactions.  Working from your virtual office (which can be your home-based business or your mobile office from anywhere in the world).
The great thing about DocuSign is that YOU, the real estate professional, can sign your docs; then put "sticky notes" for your clients to sign; and THEY can read & sign online too!  Without ever printing out a single paper.  On the "down" side, you have to pay a monthly or annual fee to continue using the service.
Here's a sample signature from DocuSign:

regina brown: Excuse me, What's a NEG AM loan? And how does it affect our Economy? - 06/14/09 04:39 PM
My favorite client "Kenton", a young college grad and shopping for a first-time buyer home, and I were discussing types of mortage loans.
I advised him to steer clear of the "Pick a Payment" types of mortage loans.  What's a Pick-a- Payment???  That's one of those real estate "insider" industry terms.
Well, I explained, Countrywide and other mortgage lenders offer some loans in which the borrower can select their payment every month, and choose between:
Full payment of principal + interest, which is fully amortized and will be paid off in 30 years. Full payment of principal + interest + extra … (1 comments)

regina brown: Do you have an "Outlet for Retiring"? My Green Parachute does! - 06/14/09 04:16 PM
My Realtor® friend called to tell me some great news.  She shared that she just passed her Broker's license a few months ago, and now will be opening her own real estate office!
But, she said, there was a problem with her career.  She was depending on her real estate investments as her retirement.  Slowly, over the past few years, she has been buying real estate, tucking away her earnings as big downpayments on rental homes.
Well, we all know what happened to the real estate market these past 2 years.  And real estate investors are feeling the pinch too.  With her income … (9 comments)
